we lived here for two years it was perfect in the beginning until the issues began. Ceiling leaks, window leaks, water damaged baseboards, ceiling fan leaking, leaks around the light fixtures. I mean it was terrible, not to mention any kids toys in your yard your receiving an eviction letter because of a kids toy Meanwhile Karen down the way has a yard full of JUNK. Horrible management the have no respect for residents the try to take all the money from your deposit and charge you for things even though there maintenance can't even do his job a destroy the flooring. I tried to make a payment. I accidentally hit the wrong button and they are still going to charge me the return check fee!!! Really!!!! It takes forever to get anything done out here. They are more worried about the appearance of the front office then the rest of the park. People have water buildup on the roads by their houses because there isn't a proper draining system. Takes forever to get through to them. Not happy at all!!!! If you are thinking about moving here do not!!! It's a black hole of death that you won't get out of!!!! read more

Finally had to e-mail the corporate office and even then it took a few more days for someone to respond. One lousy e-mail was all we got. Never followed up, never called us back. Terrible! If i could give Yes Community Management no stars I would. They never answer their phones! The district manager and field manager are the worst. All you get is a message that they are in a meeting 24/7. They do not care about their residents. Corporate only cares about sales. Once you purchase or rent a home its all bad service. They do not send notices with enough time. They just add on things to your rent and they tell you they cannot and will not do anything to help you and if you don't pay it they will evict you! They do not tell you that there is no good cable or internet service! The only option for internet is dial up or satellite and they are both terrible and expensive. Do your research before moving here. read more

If you have a choice, don't move to SouthFork, or any other Yes Community. Management sucks, they never answer the office phone, they do not return phone calls to residents. Maintaince is never done unless you call the emergency after hours phone number and speak directly to one of the gentlemen on maintaince crew. Our home (double wide) has settled so much that I fear it's going to just split down the middle and fall apart. My back sliding glass door frame is so torked and twisted, that maintaince has it jerri-rigged to shut. It no longer is able to be opened. The so called neighbors are not really any better. This past spring, a group of 10-12, teen and pre-teen girls were having a fist fight in front of our home as a couple of the mothers took cell phone video of it and encouraged it to continue. The neighbors, including most, if not all the kids have no sense of borders,or staying off of what would be considered someone's lawn. The only way we have been able to get any maintenance accomplished is by calling/e-mailing the corporate office. After sending no less than 40 photos of things needing to be fixed to corporate, a few things were finally fixed. This is the second Yes Community I have lived in. No more, never again. When our lease is up, we will be moving. And if you ever have to "deal" with Vanessa, don't expect her to follow through with anything she tells you. Management is BIG on making sure all the visual/external aspects of this community are taken care of when corporate is expected to make a visit. Corporate really needs to have a community meeting with residents, they need to hear from the tenants how things really are in their communities. I don't recommend a Yes community, especially SouthFork to anyone. read more

My family and I have lived here for about two years and are home owners. From day one we have had nothing but professional and courteous service from the staff here at Southfork. The grounds are always clean, neat and serviced. I personally think the maintenance crew is under staffed but does very well despite the issue. The community is secluded but not cut off from the world, which we love. We enjoy living here and plan on staying for quite some time. Keep up the good work and strive to always improve. read more

I just found this on my door. It is an eviction notice for 85 cents. Are you kidding me?? First of all Jasmine Ramirez put two different bills on my door. I am so tired of this crap. I have been renting a lot since 2011. Last year I got hurt and just a lot of bad luck. Well instead of being helpful Jasmine Ramirez did nothing but terrorize me with eviction notices.She would talk to me like I am a piece of crap. Well having problems with paying your rent is business but degrading someone and treating them horrible is NOT!!!! We have by the 5th to pay.. I start getting notices on the 2nd. She is very rude and degrading to me. I know it is because I am white and pretty much the minority here. Jasmines credentials for doing this job is lead counter at every fast food place you can think of. She blames her rudeness on Yes communities but I don't think they tell you to degrade people. There is NO reason to treat anyone like ..I know Karma will repay her. I hope she remembers this when stuff is bad for her.. Life has a way of evening things out. I totally believe this is racist. Great community. The staff was just great. We rented a home for a year and then decided to buy it. The pool is just wonderful for your kids and the location is amazing. I had a few maintenance problems and they came the same day and made it right. Me and my wife walk the paths around all of the lakes several nights a week. Highly recommend this place. Been a long time resident at the community. They said we could purchase the home so we decided to give it a shot, I was really busy with my kids being in school but Vanessa made it an ease for us!
