I drove 40 minutes to look at that trashy house on 3013 Avery Street in Clayton that is your listing. What a dump! Your pictures in no way protrayed accurately thst nasty, moldy smelling house. If you have had issues with sound mind realty and frusteration with their automated phones system which seems to constantly change their rental pricing and charges application fees where the houses stay unrented for 6-8 months which is unusual. I SUGGEST CONTACTING THE NC RREAL ESTATE COMMISION AND FILING A COMPLAINT AGAINST sound mind realty and possibly even the broker in charge (Rane Gretsch ) who uses an automated system to accept phone calls which suggests he knows people are upset with the way he does business. To file a report against this company go to (ncrec.gov) . or call 919-875-3700 and speak to someone at the ncrec. also you can file a compliant with the nc attorney general. Lets help report issues with real estate brokers that dont answer phones and rent properties . A broker who doesnt answer phone calls knows they are doing something wrong!! read more

Another scammer just taking money from people looking for homes. Madee and my wife pay for an application Xan already knew was rented. Will be posting this with proof to the better business bureau. He said after HE made a "mistake" and "accidentally" put our applications on the wrong house. And after admitting his so called mistake we were told the money was non-refundable. This behavior is criminal. Don't waste your time. Sound mind realty and the trash they call Xan should be prosecuted. I have filed a formal complaint with the better business bureau and I'm told I'm not the only one. Beware and be warned. read more

The house I rented @ $1150/mo from these carpetbaggers had nothing to hang my clothes from inside the closets, no window blinds, no curtain rods, and no fixtures to hang towels or toilet paper on. I could barely open the garage door because the latches were improperly mounted. The porch was rotting and had no steps and challenged quite a few of my guests when they came to visit. One of the closet doors had a washer pinned between the bolt head and another nut for a door handle that ripped my grandmother's arm open when she came to visit me. The shower was so grimy that I scrubbed it for three hours just to make it sanitary enough to use and it still looked wretched when I was done. The vent in the main bathroom was non-functional and possibly even dangerous considering the screech it made. It took me a week to figure out what my neighborhood lot number was because they had no idea, so I had to contact a former resident to get that information, so I had no water for the first week I moved in because Aqua couldn't turn the water on without knowing the lot number. That's just the state of it when I moved in. I filed several maintenance requests while I stayed there, but only one maintenance request was addressed. I pointed out that the floor in the kitchen floor was rotting to the point that it would cause me to lose my balance if I was standing in front of my stove or my sink. They refused to acknowledge this was a problem for the entire last year I stayed there. I also repeatedly asked them to fix the faucets in shower for which I couldn't completely shut off the water. They refused to fix the faucets, insisting that I put some backbone into twisting them shut. So taking their advice, I finally snapped the faucet handles off and ended up having to use a pair of vice grips to take showers for 6 months. Keep in mind that "Sound Mind Realty" is a side business for the owners of SolarHot, a company that supposedly installs and repairs hot tubs. And yet my rent went up $50 for "maintenance costs" when I renewed my lease. When it came to renew my lease a second time, they raised the price $50/mo once again, so I decided to cut my losses and move out. I asked them to reimburse me for the fixtures I installed in the closets, bathrooms, and windows. They said that I shouldn't have installed them but assured me that they would take the improvements into consideration when they calculated how much of my security deposit to take back. As another reviewer indicated, it took them 30 days to calculate my security deposit refund. They charged me to replace 8 LED bulbs @ $5/ea which were all working when I moved out. They charged me for 6 hours of painting @ $50/hr for a 6" x 6" hole the solid wood front door punched through the wall when I opened it on my first day because there wasn't a doorstop. They wouldn't let me stay one more day to remove trash and clean after my target move-out date without paying for a whole month of rent, so I lost $75/bag of trash I left and $75/load to the dump. They never factored in the improvements I made, and returned $450 of the $1150 security deposit I had to put down in the first place. I let them know I would take them to small claims court if they didn't straighten out the charges, but the joke was on me: they knew that I didn't have a case as long as they stole *less* than $5000 from me, so they cut off my access to the resident portal so that I couldn't get anything from them in writing (for legal purposes). This is an extremely *dishonest* and *lazy* company to rent from, and I found them to be very rude to deal with from the very beginning. These people are the definition of slumlords. read more

Very, very nice and patient staff. Very helpful and understanding when there's a problem. I lost my keys after moving into my new place after hours and I was able to get a replacement in less than a hour. The guy at the front desk (I think he wears an NC State hoodie) is insanely knowledgeable, he can answer any question and has a great memory. Beware of this business. They are dishonest and will tell you anything then turn around and deny it. They rented a house with no working AC and took weeks to repair after numerous repairs requests. They said the owner told them to deny it. They wanted tenants to move out quickly so they could rerent the home and promised the security deposit back then said they'll wait 30 days.
