I lived in one of the biggest 1b1b apartments on the 4th floor for over 1 year, and I just moved out a few days ago. I have stayed in several apartments in SF in the past 6-8 years, and SOMA 788 is my favorite apartment. Besides its location (near my office in SOMA and Whole Foods on the 1st floor), the two leasing office managers, Sandra and Tiffany, definitely try their best to make this a "home" for everyone living there. They always smile and say hi to me whenever they see me, and they can remember my name lol! I had a couple of long chats with both of them in the leasing office, about travel-related topics. I felt sorry that I didn't attend any community event they hosted during my stay, and I felt regret now, perhaps I could have known some neighbors if I attended. The only reason that I moved out was that I wanted to live close to South Bay as most of my friends live in South Bay, and I always drive there during the weekend. If I move back to SF, SOMA 788 is on my top list. For anyone considering finding a new apartment near SOMA, highly recommend to check out SOMA 788 and talk to Sandra and Tiffany! read more

I have been living in this apartment for more than 3 years now and am super happy with my place. Apartments are super spacious, something that's hard to find in SF. The staff is super nice and friendly, there's a sense of community and belonging, unlike other buildings in the area. The building is also super pet friendly, my dog has grown up here and has a gala time interacting with the pets of my neighbours. The location is also priceless, close to BART, Caltrain, and stops of muni buses and trains right across the building. I love it here! read more

So far, so great. I have been at SOMA at 788 for about 2 months. Tiffany and Sandra made the move-in experience easy and comfortable. Both have an energetic and positive attitude that helps get you excited to live here. I've only sent 2 work requests one for the shower and one for my toilet- both were completed within a few hours of sending the request. Teresa was so pleasant and knowledgeable and did a great job at finishing the request. Such a professional. I love exploring the neighborhood and am finding lots of small, local owned shops and cafes that are fabulous. Give SOMA at 788 a look- you won't be disappointed! read more

Been living here for over a year, and it's great! The biggest advantages are the in-unit laundry and the fully equipped gym--both of which are difficult to (affordably) find in SF. The staff is super friendly and helpful. Both Sandra and Tiffany have helped me out with various logistical tasks--from finding guest parking for my parents, to organizing the 4th floor terrace for brunches and other celebrations that I've hosted. If I were to list one issue with the building, it would be that some of the security guards vary in helpfulness. Guards like Abel are clearly competent, friendly, and capable. Meanwhile, some of the other night guards slightly stray from his level of proficiency at the job. Nevertheless, my neighbors are nice, my mail is always easy to find, all my appliances--from the heater to the oven+stovetop--have always worked perfectly, and my friends often complement how my apartment looks as a whole. Living at Soma at 788 Apartments for the last 3.5 years has truly been an exceptional experience from start to finish. One of the standout aspects of this community is the management team. They are not only highly professional but also incredibly approachable and joyful, always willing to lend a helping hand. Their enthusiasm is evident in the way they manage the property and interact with residents, making everyone feel valued and at home. Tiffany and Sandra are the dream team when it comes to management. Ever since Sandra joined as well it has become 10x better. I'm extremely grateful to both Sandra and Tiffany for everything they do. The management's commitment to creating a vibrant community is also seen through the almost monthly events they organize. These events are suuuper fun and a great way to meet neighbors and enjoy the company of fellow residents in a relaxed setting. Situated in a prime area of SOMA, it offers convenience with Whole Foods. The maintenance staff, Mario and Teresa, is just GREAT!! Not only did they replace the washer and dryer in my unit smoothly, but also they even took the time to show me how to use the new features of the machines. On top of that, they also fixed a minor issue with the dishwasher on the way out. Getting something repaired can be a frustrating situation, but when you know you have people like Mario and Teresa, that situation can be stress free and make your day. I've lived here for 4 months now and it's easily the best apartment complex I've ever lived in. Things I love about it: - The management- Tiffany and Sandra, the leasing staff, are really wonderful. They've been friendly and very responsive any time I've needed help. Move in was very organized and I really appreciated how easy it was and how supportive all of the staff were. Sandra was very helpful throughout my application and move in process, even accommodating me on a last minute building tour. Tiffany sends out most of the building reminder emails and they always make me smile because of how much personality she puts into them (and she helped me get boxes out of my apartment after moving!). She's always a friendly face and really makes the building feel welcoming and like home. I never feel like I'm bothering either of them when I need something. - Maintenance- Mario is by far the best maintenance person I've ever had in an apartment. On top of being very competent, he's also friendly and a pleasure to work with. All of my maintenance requests have been handled within 24 hours, even switching out a fridge that stopped cooling. - Location- There's a Whole Foods in the building which is extremely convenient. Target, Safeway, Trader Joe's, and Walgreens are also all within a couple of blocks. BART, Muni, and Caltrain are both within a ten minute walk. There are lots of restaurants and entertainment options in the area and it really feels like you're conveniently located for most everything. I don't have a car (and you certainly don't need one) but the building is very close to the freeway as well (but doesn't really get freeway noise) - Building Safety- I haven't had any packages stolen or come across anyone wandering the building who wasn't supposed to be there. There's staff onsite (either security or leasing and maintenance staff) all the time. I feel very safe here. - The units themselves- The units are all nicely renovated and quite large for this area. They have a nice selection of floor plans and plenty of storage. I was worried about noise in this building (both from the street and from other units) and can confidently say that my worry was for nothing- my unit stays extremely quiet. I never hear noise from adjacent units and feel like I can have small get togethers without bothering any of my neighbors. There is street noise if the windows are open (which would be true anywhere) but so long as they're closed I have peace and quiet. - Amenities- Including a package locker system, bike storage on most floors, a (small but still nice!) gym that includes a sauna, a dog run, in unit laundry, and a nice outdoor seating area. The building uses ButterflyMX for codes to let delivery drivers and such into the building and it's really convenient. Management also hosts building events pretty regularly. - Cleanliness- The building always feels very clean. If you're looking for anything minor that I don't really love: - Driers vent hot air into the apartment. This still way beats not having in unit laundry and there is a laundry room if you wanted to do laundry outside of your unit (or have a lot of laundry to do at once) - Only up to 100mb internet speed through Google Webpass- the building isn't wired for faster. I've had no problems streaming or working from home with that speed but if you know you need faster it might be an issue. - The gym could be bigger and at times feels crowded, especially right after working hours on weekdays. - This building is still in SF and SOMA. I've lived in the Bay Area for a few years and I feel very safe in this area, but it is close to some rough areas (Civic Center, the Tenderloin). The reality of this area is that there are going to be unhoused people, people with substance abuse disorders, and people struggling with mental illness around to varying degrees. If you're used to navigating cities you won't have any issue, but if you're not I could see it being disconcerting. Street parking in this area can also be difficult. Overall if you're looking for somewhere to live near downtown and Caltrain SOMA 788 is an amazing choice. read more

I lived in Soma 788 for 4 years Pros: + Staff are friendly and helpful. I've only ever had positive experiences with Theresa for maintenance and Tiffany for leasing. Tiffany often hosts events for the building if that's your thing. She doesn't seem to do it out of obligation but genuinely enjoys it + No surprise bills/fees on move-out + The amenities are modern: high efficiency dish washer and washer/dryer + Whole foods, and restaurants are conveniently on the same block. Ditto for Crunch (gym) + Rent is fair for the area in my opinion Cons - the SOMA area can be rough. Within a 3 block radius, you might encounter screaming, mentally ill homeless people. They're usually harmless, but puts you on guard when it happens I moved out because SOMA is an okay place to be when you're younger, but I'd now pay more to live in a more family-friendly part of SF read more

The light on the exhaust was not working in our apartment, we never realised that it was an issue until it stopped working. Technician Mario checked it out for us and fixed it in like 2 mins.He had good knowledge about all the utilities in the apartment and gave us some tips too for maintenance. I've lived here for 3 years and now going on year 4. About the building - I moved in without physically seeing the apt, and when I did, I knew instantly. This after searching and touring 10+ apts, that this was perfect for me. The apts are spacious for SF (especially with new construction) and updated/modern with a great open floor plan (I have a 1bd). Convenient 4th floor outside space, great for a short dog walk, quick work out, and place to bbq or sit by the fireplace. About the location - it's above a Whole Foods, but also 3 blocks from either a Safeway or Trader Joes. Public transportation and walk score is 100. I walk a lot and it's very close to the Metreon, downtown, FiDi/work, the water, ballpark, etc. It can be noisy outside, but manage your expectations on city living. I lived in a different part of the city for 10 years and it was just as lively. About the staff - there is a lot of praise for Tiffany and Teresa in these reviews. It is warranted. Tiff has been resident support beyond the call of duty and is just awesome. Teresa has handled maintaince with urgency and accuracy. And with the new property manager, Sandra has upped residence engagement and action when something comes up. They're a great trio. Overall, I'm proud to call this place home. read more

I moved here 6 months before COVID and couldn't be more thankful that I found a good place to be holed up inside for the subsequent month. Management has always been friendly and responsive, the community is cordial and very dog-friendly, and the price is great for the location and quality. In finalizing my renewal lease, the manager Kurt was able to work with me personally to make sure that my need for lease flexibility was met, if such unfortunate circumstances arise. The community and management have really been great here and I look forward to continuing to live here! (Not to mention the nice views from my window and the patio!) read more

Not recommend. Management is lacking at solving issues such as noise control btw units. There is also construction next door constantly generating noise during business hours. If you are a dog owner, be aware! Some people here don't clean up after their dogs so I don't take my dog to the courtyard because I am afraid to be blamed for someone else's mess. Plus there is constant fire alarm which normally people don't even bother to evacuate since this happens so often. If real fire happens in this building I am pretty sure there will be some consequences. Overall not well managed and I am not recommend to anyone. Pros - wholefoods in the building read more

Worst experience with the leasing office. We scheduled a tour and even after clearing explaining which floor plans we were interested in, we were showed some other floor plans. When we asked for the floor plan we were interested in we were told the tenants will vacate the apartment on saturday(2 day from the viewing day) and you can view it then. on checking back on saturday we were told that the apartment was vacated early and also rented out. The leasing agent(Tifanny) was very unprofessional and also forgot our appointment. We had to call back multiple times to finally get the appointment to only be disappointed by the agent again. She cancelled calls on us also din't follow up either. worst apartment hunting experience ever read more

Do not sign with them, don't get pressured if you are qualified as the entire city is vacant and everyone has deals. High pressure sales techniques worse than a 80's used car lot. They have 60% vacancy according to statics online by multiple websites, yet they have no respect for others' time. Make sure you communicate via documents. I did via text. Poor upper management decisions running down the entire building to near full vacancy. Good luck getting decent, respectable and capable folks to move in this place. read more

I recently and reluctantly moved out of SOMA at 788 after almost 2 years. I've wanted to move to another part of the city for a while, but Julie, Ryan and the wonderful community they've built made that very hard to do. The place is pretty flawless. The units and amenities are great. Its very quiet and home-y for an apartment building. The people are lovely, as are all their dogs. In the rare event that a problem does arise, it is swiftly and professionally dealt with. Julie manages the building masterfully. The tremendous care her, Ryan, and all the staff put into the resident experience seeps into every detail. Not to mention how enjoyable they are to be around! I'll miss coming home and popping in to say hey to Ryan, Julie, and Julie's dog, Oliver. If you're looking to move to SOMA, look no further. read more

We asked for the precise amount to pay when we moved out and they told us one number, then kept the majority of our deposit to pay for additional fees, including a very high water bill that they did not tell us when we asked, a paint job even though we had not done anything to the walls, and an additional day of rent even when we moved out on time. The management was unhelpful and argumentative, saying that these costs are justified to "return the apartment back to its original conditions" when in fact the law says that the deposit should only be used if damage exceeds normal wear and tear. During our time at Soma, we also found that the humidity would get trapped in the walls, leading to the growth of mold which we had to clean frequently. I would not recommend living here again. read more

If I ever need anything or even submit a maintenance request through the building's convenient app, I get taken care of right away. We just moved to SOMA at 788 and we love it! The leasing consultant Tiffany was super helpful from the very beginning. She helped us find the perfect unit for us in the residence and made sure to tell us about all the specials and incentives currently going on. Whenever we had a question she was super responsive, helpful and going the extra mile. Our move-in was a breeze thanks to the management, and neighbors have been super welcoming. (If you have a pet, THIS is the place to live, so many dogs!). The units are very large, upgraded/updated and very well designed. Our experience with this building and company have been really exceptional, from our first experience with leasing (pre-COVID) to our eventual move-in in August. We sought a larger rental community and for the soma area this building has the nicest units we toured. The finishes, the window coverings, the LVT flooring, the appliances are all first rate. There is virtually no sound transfer between units, a good thing since I don't want to pretend there isn't any road noise --when it is hot and the windows are open we are one with the highway. For us this is minor compared to way the building staff responds to residents--from Tiffany-the world's friendliest, helpful, and good-natured leasing agent, to Theresa--maintenance wizard, so quick to fix what's broken, to the security staff who are always responsive. Even the delivery people from USPS, UPS, FedEx go above and beyond, not sure how SOMA at 788 makes that happen! And I must mention this community is Dog Paradise, our pup has never been so happy. This is a renter's market and there are lots of deals to consider. If you seek a well managed building with nice units and very favorable rents south of Market right now, schedule a tour. read more

My boyfriend and I stayed at 788 for one year and had an overall good experience living here. +Tiffany and Malinda are both very kind and helpful whenever we needed anything or had questions/concerns. +I noticed that the people moving next door to us were smoking indoors making my whole unit smell like a cigarette. I immediately talked to Malinda about it and she took immediate action, sternly reiterating to all residents that 788 is a smoke FREE building and thankfully, the smell decreased significantly (so grateful for you Malinda)! +Maintenance was on top of everything when we needed something fixed or looked at. If I sent a request at night, they would come the next day. +The building is constantly being cleaned and managed which was very nice. +My unit was spacious, with updated appliances, and clean. +Tiffany, thank you thank you for all your help and support in moving in and moving out (super easy and efficient)! +Very nice that we were under a Whole foods, it made grocery shopping so much easier! Things that could be updated: -There have been a few fire alarms at random times during the night and day but the office has been very good at managing and reiterating to the residents on fire policy and the fire alarms has significantly decreased. -Our fire alarms in my specific unit have rang sporadically at 3 in the morning for a full week, apparently both were "malfunctioning" randomly but thankfully I was able to silence it till maintenance came and replaced them. -The water for taking a shower is hot enough but something happened with the pipes and our water temperature would go from warm to super burning hot so we never go to shower in the temperature we wanted to shower in. You change it a little cooler when it was super hot and the water would turn super cold. I'm not sure if it was just my unit but hopefully maintenance can fix this. -The most disappointing part of my experience at 788 was probably the security guards. There are many I would say 90% that are courteous to everyone, helped direct door dashers when they arrived, and actually did their job to protect residents. The other 10% ignored anyone walking in and I mean ANYONE. The area can be dangerous at times and having homeless people trying to follow residents into the apartment with no support from the security guard is quite upsetting. I don't mind them watching something on their phone/tablet but completely ignoring everybody walking in/out with headphones is not who I want providing safety to myself and others. I probably would have stayed longer if it was not a move for work. Thanks for everything 788! read more

Sure, it takes a little while for the new management to get its footing. But that's truly something that you come to expect when a new company takes over a building. This being said, Danielle and Armand have done a great job in trying their very best in their new positions, and they really care about their tenants. Are there a couple of amenities that would be nice? Sure, but for the location and the price, I'm not expecting to be in the St. Regis or Four Seasons either. We lived in the top floor unit with a very large balcony. We had some issues early on in our move in and they were taken care of right away. We've gotten to know all of the maintenance workers and they are very thorough and immediate in all of our needs. The unit itself was a 1BR/1BA, the closet and storage space is a little small but it also helped us really minimize our junk and was very refreshing. Danielle and Armand, the building management team, are super nice and don't feel as much as management as they do just as friends. They are very accommodating and do their very best to make sure residence needs are met. But as they say, 'location location location.' For the price, in comparison to say... SOMA near financial district, you can't complain about the location. Do you not want to go the wrong direction past 4th street? Sure. But stick on 4th street and there are a ton of places to eat, union street / westfield / metreon / CalTrain, BART, target is a stone's throw away, and... btw, you live ONTOP of a Whole Foods. There are tons of zipcar locations everywhere, and tons of car rental agencies just blocks away. Again, this isn't the Rincon Center, but then again, you're not paying $5,000/month for a one bedroom either. I see a lot of complaints about parking costs. Er... it's SF. You can live in Nob Hill and have to pay $2-300 to rent a parking spot in a place that isn't even in your building, but in someone else's garage, and tandem. Plus, unless you commute to San Jose for work every day, why in God's name do you have a car in SF to begin with?! Zipcar, MUNI, BART, Budget rental car agency. And avoid the 'high anywhere' parking costs. Is the gym small? Sure. But it's not packed and usually is pretty empty. I run outdoors and make my way to the ball park, down the embarcadero, and back through the financial district so as a runner, you really can't beat the view. At any rate, my 2 years here were fantastic, and we were sad to leave. But alas, the burbs have called us. So thank you 788, we will miss you so. Going downstairs to whole foods for our daily shopping needs has spoiled us greatly and we'll have to adjust... #firstworldproblems read more

This is a great place to live- the location is so convenient for everything you need, and in my case where work was just a few blocks away (as many startups/ tech companies are), then you really almost have no reason to leave the soma area but for social reasons. Besides being on top of Wholefoods, Within walking distance (a few blocks) you have: -Metreon with the AMC Movie theater, Target, Starbucks and food -Safeway -Westfield shopping center -Union Square -CalTrain -Lots of specialty coffee- Sightglass, Epicenter cafe (good place to work), Philz, Creamery, etc. -A carousel and ice skating rink (yes) -Moscone center The only potential downside is there isn't much going on at night. I would avoid the clubs in the area, and in SF in general. The units are large for San Francisco standards, and in this particular building 1 bedrooms come with an office cove which is great for working, or in my case where it was a dark corner, for whatever you need to use a dark corner for. (e.g. I threw a party and used it as the bar) Yes it's expensive but it's on par with everywhere in the area, there's parking (extra) but if you're looking for location, can't be beat. It's even right next to the freeway onramp. Everyone that works there is very friendly. I enjoyed my year there and only didn't renew because I'm moving to Asia. read more

This 5-star review starts with a special shout-out to Ryan and Mike. Those dudes are solid, extremely helpful, and very responsive. I haven't lived in an apartment for over 10 years so I was not looking forward to this reassignment to San Francisco. However, my apartment was freshly remodeled, very quiet, and honestly, not much has happened in the 18 months I've lived here...which is a good thing. I have a 4th floor level apartment with a private patio leading to the courtyard so it's a pet owners dream. The place is dog friendly, with minor reminders from management to those people with big dogs who keep f*****g up the plants. The only noise I hear is in the shower, where I can hear my neighbors music playing in their bathroom as well. I suspect this started after they were tired of listening to my music every time I shower. Now it's a music battle. Big deal, right? The rent is fair for the area and Whole Foods is like, waaayyyy too convenient that it starts getting expensive. The cleaning staff is also really good and super friendly. Honestly, I'd rather live here than trek 5-6 blocks down towards Mission Bay. Don't let all the gimmicky crap the other places offer fool you. You can't beat walking 2 blocks to Target, 4 blocks to Bart, and 1 block to Cockscomb. read more
