He tested every single outlet, lightswitch, door, explored the attic and roof (via ladder), took the cover off the circuit breaker to see the wiring and lots of other things. He made lots of suggestions about things to keep an eye on and other things that need to be fixed. He even came up with ways for us to do his suggestions on the cheap (without having to open walls for instance). He even took pictures (at least 100) of everything and the report he emailed us is 62 pages long! He's a member of the Quebec Association of Building Inspectors and he did everything "by the book". He was a home contractor and he has a bachelor of electrical engineering so he knows more than the average home inspector. If you're looking for a home inspector; use him. You wont be disappointed.

The inspection itself was okay--competent but not "Above and beyond." Unfortunately, I was unimpressed with their level of professionalism. They were 25 minutes late (and never called to say they were stuck in traffic) and showed up WITHOUT A LADDER. Who does that? After the promised deadline for the report came and went, I phoned to ask why no one had notified me of the delay and when I could expect the report; the owner simply said "I don't know." I persisted and eventually got the report that night. So, overall, they were okay--competent, and the report was well-organized--but I wouldn't recommend them to a friend.

I hired this company for a commercial building that I was about to buy and boy am I glad I did…read more Their report is super organised clear and concise and they found that the roof of the building was almost done. They took the time to collect some quotes from a few contractors and even included the quotes in the report so that I could negotiate the final price of the building which I did by almost 25 000$ ! But that's not the only thing, I called them back two months later for some engineering advice because I wanted to demolish a wall in the basement and destroy half of a concrete slab to make another room so the contractors said that I needed an engineer to be sure that it was safe to be done. Well not only did they come and explained everything I could do and what I couldn't very clearly and quickly but all of that free of charge ! I would most definitely recommend this company to anyone that needs a pre-purchase inspection and as a bonus rather than calling a certified inspector they are engineers so they could give you structural advice.

They do not check for mold other than what can be seen with the eye, and they don`t know much about flat roofs. In the end we discovered the building was infested with mold and because of the contradictory report we were not covered with insurance nor could we sue the sellers. Basically the worst case scenario. Go with someone else.
