The maintenance department did really good. They were able to put a new microwave in without any issues.

This has been the worst experience I've ever had dealing with a management company. My wife and I toured the property on 1/20. There was a lot that needed to be fixed inside the home and we were assured it would be. We signed our lease a couple of days later. In the lease they tried to add a bunch of nonsense fees that were never discussed and I'm assuming they hoped I wouldn't catch. We were told that we would be able to start moving our things in before our lease even started, which would have been 2/1. -- silence. Finally on 2/4 we get a response of "you didn't get the keys? Somebody was supposed to reach out to you". This never happened. Not only were we unable to move in early, we got the keys late and were not prorated the amount for their lack of organization. Once we started moving things in, we noticed that none of the things that were supposed to be taken care of, were taken care of. Broken door handles, missing light switches/electrical outlets, nails, command strips all over the walls. unclean carpets, dirty fridge/freezer. They tried to charge me for washer/dryer. I said no, I have my own. They are still in the unit as well. The back door is broken and doesn't lock. And a bunch of random junk from the previous tenants left in the backyard. The owner agreed to purchase paint so that we could paint the home, now the property management company wants me to go pick it up and either credit my account or pay for it over the phone. I could go on and on but it seems this property management company doesn't have a clue what they are doing. $2600/month for an outdated house with little to no renovations is asinine to have these kinds of issues. I know reviews are usually done by those who have had a bad experience with a place but I will be one of the few who will take the time to write a review from a good experience. Smoot has been amazing to work with! Even when we moved we went to another Smoot property because they have a designated person over maintenance requests as well as our property manager. They have always kept in contact and even has called us at least once a month if it has been quiet to see how everything is. They do like to do inspections which for us has been great because they usually find things that they want to fix that we weren't even worried about or didn't bother us. If you communicate with them they are always great to move quickly to get things done. We will continue to rent with Smoot and we refer friends as well which benefits us as well with their referral program. read more

Do not rent or work for this company. They don't fix their properties and they don't train their staff. They promise bonuses and repairs that the owner never intends to follow through on. He is a slum lord who doesn't hire competent maintenance workers or provide working appliances. If you are an owner who is using Smoot to manage your properties, you are losing money. Smoot does not inspect the properties and doesn't care what goes on at the properties. He also doesn't collect rents on a timely bases. He will purchase a water heater for one of his own properties and bill another owner for it. This has happened many times. read more

We've live here for almost a year now, very quiet neighborhood and the location is very close to the schools we love it. Our neighbors are super friendly, including the staffs. The property manager Lyman he's super nice and very reasonable when we're behind with our rent. I would definitely recommend Smoot Commercial to anyone! read more

This is a review for Orchard Gardens in Bountiful. Smoot must have most of their properties blocked on Yelp so they cannot receive bad reviews. Matt is super shady as well as the whole Smoot company. If you are not a cookie cutter active Mormon, they will treat you like garbage and make a huge deal over the smallest thing. The witch that lives above us always screams at her kids and makes enough noise at 6am to wake us up. Noise complaints get us nowhere. (She is one of Matt's Mormon friends and has associated immunity.) We say goodbye to someone in the breezeway at a quiet volume after 10pm and we get a noise complaint and a fine. The apartment constantly needs repaired. The lights flicker. The plugs are so old nothing stays plugged in. The washing machine hits over 100db during the spin cycle. (Yes, I actually measured it.) The water in the shower kept turning itself on and leaking. The fridge went out. The dishwasher actually makes the dishes dirtier. They can't even get the sprinklers fixed well enough for the grass to not be brown. Stay away from this place. Actually just stay away from all Smoot properties. You are not treated like a resident. You are treated like a number and someone who is in there way. You will never feel at home. read more

My husband and I love this apartment complex. It's been the best place we've collectively lived. The appliances were new when we moved in. It has granite countertops throughout, and the design really makes it feel more like a small home rather than an apartment. It has a nice washer and dryer, tons of closet space, and spacious rooms. The complex as a whole is also pretty friendly. There are a bunch of families living here. Suprisingly, the walls are so well insulated so we hardly ever hear kids crying next door. The location is convenient, and parking is great. Management is very nice, and easy going about most things. We intend to stay here until we build a house. We love it. read more
