I needed a realtor that could work with me from afar and outsource any necessary updates, repairs, inspections etc. I chose to work with Stephanie Cleason from Duncan Duo Team because their office was just down the street and I figured at some point their close proximity might come in handy. Which ultimately proved true when my electronic lock failed one day and I needed them to let me in. My house was in pretty good shape and but my title situation was not. Stephanie was able to coordinate minor repairs with local contractors and also get me in touch with an affordable lawyer to help settle my title issues. Overall my experience with the Duncan Duo was great and I'd be happy to recommend them to others.

I have bought and sold real estate, over 15 properties, in the last 35 years or so and this is absolutely the worst company I have ever dealt with. They priced my unit and listed it and then did nothing and never brought me ONE offer in 4 months. Definitely a second rate real estate group, small time with big claims and then do nothing to actually sell your property. I always did whatever they recommended, but they did not put any effort into getting it sold. The listing photos were very low quality, I could take better with my cell phone! No wide angle, no filtering, no finesse with photos. Yes, sell low is their cry, they just want their cut of the sale and move on quickly. I will not name the realtor, I don't think it matters, they all sound sucky from the other reviews I read here. Then this, "Oh the market is lower now so you should lower your listing price". It is not funny one bit, they want you to sell low, but you look at other listings that are comps in your same area and they are higher priced for less quality property. I could not ever see going with these people when there are so many more seasoned real estate pro's out there. Do yourself a favor, shop around or get a reference from somebody you know and trust to do the job. Selling your property is one of the most important events for you to entrust to somebody, so be very careful, it is your financial well being at stake and the Duncan Duo just do not care!!!

When the Navy told my husband we were moving to the Tampa Bay Area, I immediately started to research local area real-estate agents. Kris Kennedy got many favorable reviews across my most trusted websites and here on Yelp he's a total rockstar. After our initial conversation I knew he was the agent for us. We just closed on our Tampa Bay Home Area home today and having finished the process, I'm delighted to report Kris Kennedy lives up to every accolade he's received. Kris is a really nice guy (but let's face it ALL real estate agents are charming) Kris sets himself above the other agents starting with his professional demeanor and promptness. He is smart and shrewd a brilliantly, tenacious negotiator and an excellent communicator. He has league of professionals in his network that seemingly bend over backwards for him and thusly bend over backwards for his clients. Certainly if I had a question or a concern Kris had an answer, knew someone that did or found out and reported back quickly. He gave us excellent advice, asked important questions, custom built searches to suit our needs, and secured digital paperless portals to complete paperwork. Kris not only saved us time (his efficiency is miraculous), he saved us money A. LOT. OF. MONEY! 1. We were convinced we wanted a V.A. loan but upon Kris's suggestion we looked into it and discovered in this particular instance, using a conventional saved us about 11K. 2. After running some comps, speaking to the seller, investigating the history of the home we wanted etc. Kris was able to negotiate a savings of 24K from list price. FYI my husband and I would've paid asking price and Kris knew it. He worked his magic and saved us a total of 35K.     I bought a house in Feb and Majesty was the title company…read more A month or so later, one of my new neighbors suggested I recheck the property line along one side of the house. He thought the fenceline was inaccurate. I asked my realtor how to verify and she suggested looking at the survey in my closing packet. However there wasn't a survey in the closing packet. Eventually Majesty did email me a copy and it showed that the actual property line was up to 4+ feet on the opposite side of my fence line, along the entire western border of my lot. Furthermore it appears the neighboring property built an unpermitted addition that goes right up to (possibly crossing) the actual line. Had I known that I was going to have to deal with moving a fence, plus 30+ shrubs and trees I planted along it, not to mention dealing with the neighbor about this and also the encroachment issue, I might not have closed on the house without asking for a remedy. Majesty didn't respond to my complaint. I then asked that they participate in the costs I would now be incurring to rectify things. They were again unresponsive for weeks until I escalated my complaint to senior management. Their reply was: - they don't deal with fences because every fence is off - they don't know if their neighboring addition is encroachment because "they don't know the zoning laws in St. Petersburg" - they later changed this to "it's the survey company's fault for not showing it" - they also suggested that I should be very happy because "now you have more land than I previously thought." That's nice. But not because of them. In fact, if it weren't for that neighbor, I might have been spending the next 20 years paying mortgage and taxes on land being used by someone else. Maybe they are legally clear, but as another reviewer mentioned, their customer service sucks.

We worked with Judith Burnett and she worked through a large IRS lien that threatened to cancel the deal. My client on the transaction priced a tax attorney to resolve the situation and there price was close to 150K to do it. Judith Burnett made it happen, dealt with the IRS through emails and forms that were required along with numerous phone conversations to many contacts within the IRS. She resolved the situation , saved my client over 150K and went above and beyond what other title companies would do. Many thanks to Majesty Title for recognizing the persistence and professionalism of an associate like her. Without her our transaction would have never happened.
