John Smedley should not be business. He is for the corporation he works for and not the individuals that are actually paying him for the appraisal. My property had all utilities and a two door garage when he and his wife did the walk through and on my appraisal he placed the land was vacant with no utilities and improvements which missed up my down value and interest rate. John Smedley took three months to get the appraisal to 21st Mortgage on top of that which interest rates were going up. If you want to waste your money....hire him. He needs to retire and get out of this business. If anyone knows who I can report please let me know. read more

This company is seriously unaccountable to anyone. He's unavailable, takes your money, and does not perform appraisal services. He's told me on seven occasions that he'll provide report "tomorrow", now we're nearly 3 months out. Consumer beware, bad bad bad business. read more

We utilized Smedly's services while purchasing a home in Red River, NM during the summer of 2021. This was the most unbelievable experience I have ever endured. In order to fulfill our loan, the title company posts the job for appraisal. So Mr Smedly accepted the appraisal and was aware of the time frame in which the appraisal had to be done. Like so many people who have left reviews, our experience was very similar. Daily we would receive updates that he was doing the appraisal. But oops, he hadn't even gone out there yet. OR he had gone out there, and we would have it at the end of day. We went around this circus for days, weeks, we had 3 days left when our funding was going to pulled and we were going to lose the house. All because he accepted the appraisal, got his money, and never followed through. We had to call over and over and over and over and email and email and call and email. The offer was accepted and signed by June 30th and the appraisal was to be done by August 24th, we didn't received it until October 18th. It was super stressful as you can imagine. So, if you come across this review and many of the other reviews saying the same thing... be warned. Hopefully he hasn't accepted your appraisal and you can keep it in the queue for someone better. read more

Mr. Smedly was hired to complete an appraisal for a property and home I was going to purchase. It was a requirement by the finance company. Mr. Smedly has had over 60 days and the appraisal has still not been completed. I am about to forfeit the contract and loose the purchase of this home because I am unable to complete the financial process within the allotted time due to the appraisal not being done. Beware!!! Do not hire this person, he will delay and make excuses until he finally won't answer any calls or messages. read more
