After closing on our New London NH home, I have that feeling. When we started considering relocating in the Lake Sunapee/Mount Sunapee area, we planned an initial visit back in May. I had researched the real estate concerns in the area and after seeing Yelp and other reviews, I chose Dan and gave him a call. His knowledge and professionalism were evident from the first conversation. Once we visited, he made a thorough assessment of our likes and dislikes, got inside our heads to see what we wanted, and visited many condos and homes on the high and low side of preferences and budgets to begin to narrow down the choices. A second and a third visit followed, his expert advise and unflappable demeanor being constantly evident. Dan has an encyclopedic knowledge of the area and its amenities. We made a first offer on a house and Dan's input was quite valuable in our standing firm on our offer, and although we passed on this first house, it was for the better. A month later we closed on an awesome deal in a second house. We're ecstatic. Responsive. Professional. Courteous. Knowledgeable. And a great person to wit. That makes him one of the very, very best realtors with whom I've ever dealt. Blue Chip all the way.

He was very professional but also low pressure which made the process much easier and less stressful. I was impressed with his knowledge of house structures, land and Real Estate laws; it helped with a few hard decisions. I also liked his theory on telling him what we didn't like which helped him as much as telling him what we did. Dan was also very responsive to our communications no matter how we contacted him whether it was a phone call, text or email. Not that you have to be able to text or email him but we used all methods and he was very responsive. We visited twice and he worked very hard to line up over 15 houses each visit, coordinating the route to be the most efficient and working with the showing agent. Once my wife and I made our decision from California Dan had the technology to sign and make most of the legal paperwork happen online. He was also able to recommend a good bank, home inspectors and insurance companies. We ended up with not just a house but a home. Once in the house Dan continued to help us by recommending an electrician to install a generator hook up! Thanks Dan! Tim

Through these experiences, we have learned that selection of the right realtor is critical for success. Our most recent purchase was our most successful yet. We spent time researching, interviewing and selecting our realtor. Nicole Watkins of Berkshire Hathaway/Verani Realtors, Center Harbor, NH was the sole reason that we secured our home for the right price in a competitive environment. She determined our requirements and was able to identify the perfect home and property and helped us engage the best strategies for securing the sale. The sellers were the most challenging we have ever encountered. Ms. Watkins was astute in her advice for handling every issue. She is resourceful, communicative, sensitive to cues, highly experienced, and deeply familiar with the Lakes Region market. We highly recommend Nicole Watkins if you are interested in finding and securing your ideal property.

She represented my company in the sale of unit numbers A-1, A-3, A-4, A-5, B-7, B-8, B-9, B-12, and B-13 at 11 Redding Lane. She also represented a company of mine in the sale of commercial properties in Gilford. Part of the appeal of our Moultonborough project has been Nicole's reputation. Her marketing for our Moultonborough project included many full page ads in multiple magazines and periodicals, targeted digital marketing in high end zip codes, reaching out personally to past waterfront clients, and hiring multiple photographers...including very high end magazine photographers who rarely shoot local real estate projects. She is very analytical in determining what is best for a particular client's situation. I can trust Nicole to be 100% honest with me. In multiple phone conferences with investors she's always given advice that looked out for my company's long term best interest. She often could have answered questions in a way that led to easier commissions, but she never did. People who were pleased with her work on the commercial project have also been pleased enough to do repeat real estate transactions with her, including those on some of the most beautiful properties in the Lakes Region. Nicole is continually educating herself to become a better real estate agent. I can't recommend Nicole highly enough for her intelligence, dedication, generosity, and kind and empathic nature.

What was supposed to take 8-10 weeks took a bit longer - due to COVID, our fabric was back-ordered. Eric sent us occasional updates while we waited. It arrived mid-October and we scheduled the install right before Veterans Day. The A Team comprised of Eric, Mike and Steve arrived, worked like a well-oiled machine, and in no time at all our new awning was up and running. This crew was professional, extremely knowledgeable and went above and beyond to make sure we were happy with the install. We highly recommend Image Awnings!

They seemed to be professional or so we thought. Not quite a year later our awnings failed. It was very clear that they were not installed properly, we also had damage to the siding of our home. Although concerned we were shocked to be treated in such a disrespectful and rude manner. They actually refused to stand behind their work and tried to get additional funds from us. These awnings are expensive, were reported to be some of the best in the area. Our advice is to look elsewhere... they have the sale psychology down... how they stand behind their product and installation including the materials they use. Don't fall for it. Other installations near us have encountered the same experience. Poor installation practice and failures... only to be treated in a disrespectful manner with an outrageous estimate to fix the issue... And we thought they could be trusted and stood behind their work. They sadly do not... it is how they choose to do business. You will notice a 5 star review which is not accurate ... ours sadly is. The company cannot be trusted.
