Rented an old house that cost us $5000 a month. Installed dishwasher, kitchen island and other…read morestuff outselves. The landlord refused to change a lot of things including kitchen cabinets and stove. We performed professional lead test for $1600 out of pocket after receiving positive result from lead test bought at Amazon. We moved out before the rent expired, they did help us find a new tenants, but surpise surpise charged us $3000 without a proof of work (before & after pictures) essentially to resurface the wooden floor, which we cared for. It suffered abosulely no damage by us except for maybe marker pen by kids, we tried washing some of them off and it was coming off, so it didnt need the whole resurfacing work. We feel lied to and exploited to renovate the super old house. We left behind the dishwasher and kitchen island and Ring doorbell all brand new, and landlord refused to pay even $200 for everything included. The price was symbolic, because the dishwasher cost us $600 from Costco and Kitchen Island $500 from IKEA, Ring Doorbell dont remember. New tenants ended up buying those things. Worst experience I've had with landlords so far, the landlord felt super greedy. UPD: Wanted to clarify couple of points: * The management company was ok, Christopher was responsive * Amanda helped us find new tenants quickly when we wanted to terminate the lease early * There was NO lead problem (conclusion of the environmental report), but problem with who should pay for the evaluation. Owner refused to pay anything even though they were interested in this report as well (their words, not mine) The reason I left this review to the company is because I can't leave this review to the house owner, I just have nowhere to leave it. I wish the company would stop working with landlords like this, and do a better job of protecting the renter's interests as well, not just the landlord's. After all they're the mediators between the two.

They are always very prompt and responsive to any maintenance issues. The small rent increase I experienced when my lease was up for renewal was extremely affordable. They are incredibly professional, kind, and considerate. I even needed to move out before my lease was up, and they were very reasonable in working with me to find someone new to take over part of the lease. Such a positive experience renting from them!

For years, we dealt with a mold problem in our bathroom from a pipe leak that was completely ignored. Since Wilbur Properties took over, the difference has been night and day. I want to give a special thanks to Imelda for being so proactive--she made sure everything got taken care of. Wilbur Properties rebuilt our bathroom and even made repairs in our kitchen, all free of charge. The contracting crew did phenomenal work. The new bathroom is beautiful--every detail, from the colors to the materials, was chosen thoughtfully, and the painters did an incredible job. I couldn't be happier with the result. What stood out most was how kind, diligent, and efficient everyone was throughout the process. They even set up an alternative bathroom for us while construction was happening, which was a huge help. After years of dealing with neglectful management that ignored broken laundry machines, plumbing issues, and mold while constantly raising rent and adding fees, it feels like a privilege to finally be cared for as a renter. Wilbur Properties is by far the best property company we've ever had. Their management and crew are exceptional, and I'd recommend them to anyone without hesitation. 10/10!

I rented a house managed by Property Management Silcon Valley for 8 years. I had to move away…read morerecently (where I experienced a rental home not managed by PMSV, and it was like night and day). I appreciated PMSV before, but now I truly see all they do and how much they take care of their tenants and owners. I am so excited to be moving back into the same house I was in before that's managed by PMSV. I can't wait to get back. They truly take care of their homes. The homes are spotless upon move-in with everything tested and working perfectly. And someone from PMSV comes back to the home every 6 months (at the renter's convenience) to make sure all the smoke detectors and everything else is working. They respond to every question and maintenance request lightening fast. Also my move-out walk-thru was actually fun, and I received a very fair portion of my security deposit back. Also now that I'm moving back in, I'm experiencing all the PMSV magic first hand again. They basically hold one's hand through the entire move-in process. They are a dream come true. Most of my correspondence has been with Steve McCoy who is a PMSV Property Manager, Broker, Realtor. He's a true gem. He and everyone I've encountered at PMSV is extremely professional, knowledgeable, kind, and compassionate. I simply can't recommend them highly enough.

This has been a long time coming. If you are reading other reviews and thinking "should I" take…read morethis as your most recent note of information. DO NOT LIVE IN ANY PROPERTIES OWNED BY PPM. This company has been the absolute worst property management company to be a tenant at. I was living in one of their rental properties in the bay area. The only thing keeping me staying here was the relatively "affordable" price. Otherwise, the cost of hassle, lack of communication, disrespectful attitude and lack of leadership was NOT worth it. A few examples: - We had to do our own maintenance. Although they have a very competent and kind maintenance man, getting them out here was a bother. I would have to send multiple emails, phone calls and texts to get someone to come fix something as simple as a sink. And as life dangerous as a fence that was basically broken down and could have fallen on our neighbors' children. The bigger issue being, when it came down to it, we ended up having to jimmy rig or fix things on our own because they would not bother coming out to help. - Joan Latu is incompetent. Her leadership was and is lacking, there were many moments where I had grace, and thought that she would get better. But 8 years with this situation Joan was consistently and conveniently "losing" my rent check (which is crazy that they have yet to transition to an online payment option), "losing" my contact information although I have transmissions of emails to her back and forth. She would consistently blame myself and roommates for "not answering" when she was calling a nonexistent number and not responding to any email thread we started. - During COVID they shut their doors to any maintenance or help (relatively understandable) given the circumstances, we can deal with a few minor issues. We had put in a work order for our fences since now two sides were caving in. No communication whatsoever, they would send maintenance technicians to our home without notice during working from home hours, without masks. This happened multiple times where they would send someone and not let us know they are coming, sounds like an invasion of privacy but the response was "well you wanted them to come right?" no Joan. I wanted you to communicate a time that wouldn't effect our work days.. **Update, they did not fix the fence until after we moved out. (that would be a total of 6 years of a work order that did not happen) There are many property management companies that work with their tenants and serve them well, this isn't one of them.
