My reason for a 2 star rating that despite only "existing" here for 3 months, I've already grown a…read moremajor distaste for this place. On top of once again, Manchester Rd being an issue, there are other issues as well. The walls are almost seemingly, paper thin, giving almost no privacy, the neighbors complain and phone the police for the smallest things, the signs are not at all lit in anyway so if your trying to find the complex and you've never been there, good luck. The heat and air go out very easily, the layout is not at all kid friendly and not fit for families, you have to drive to the mailbox just to check it, the internet is constantly, going out and you have to have Charter or it's nothing because other companies are not allowed. It's also, overpriced, coming in at over $1410.00 for a 2 bedroom apartment which is a little steep even for Ballwin in my opinion. The only good thing about Madison Rockwood is the staff whom are attentive and try to work you the best they can. Please note: I am not telling anyone not to move here, just to review other options if available.

It's like they are hiding and covering up stuff. Its like everything they do is calculated in their favor. Years of experience doing this knowing the laws. I get keys a day late. (Presume to sweat me out of the 3-day clause for canceling) cannot even be in there the first night I get the keys because of the smell. They say oh its chemicals then they change the story to say no we never said it smelt bad in there at all! Literally you have brand new carpet! Then oh you have a severe rodent infestation? and it smells? We had no idea! Your carpet isnt new in there we have it scheduled to get changed tomorrow. Move all of your stuff. Oh you moved all of your stuff but you left 3 furniture items so now we can't get the carpet installed! That's another lie. So now I havent even been fully moved into this smelly rodent infested apartment for weeks because I am trying to get this gross stuff figured out and I have people working right beside me as I live in a apartment that was supposed to not be like this when I moved in. Its like they are acting clueless and lying to me and I am really sick of this bullshit. Not even giving any serious thought to any of my wants. Can you move me? OHH yea i will ask for you!! We will let you know about that!!! OK go screw yourselves. I will just rate my experience online. Stay away from this place.

To update my review: my realtor toured this property on April 18 and reported a natural gas smell…read more The owner claimed the fire department had checked and found no leak, but the fire department later stated they had no record of any such visit. We moved across the country on June 4, six weeks after reporting the issue, and the gas leak was still ongoing. A contractor later told us the levels were severe enough that we were fortunate a major incident had not occurred. The owner's contractor also improperly replaced the gas line with an undersized one, according to Spire, and I was the person contacting Spire throughout the process. They let me know that the pipe the contractor replaced was 1/4th inch too small and could lead to carbon monoxide or gas buildup in the lines. During the nine months we lived there, two additional gas leaks occurred in other areas of the system. After spending over $10,000 to move and paying rent for May while the house sat vacant, Stephanie Olsen told me over the phone that "this isn't working out" and that we would need to find another place if we continued being "ungrateful." We ultimately moved out early after 10 months, and paid April 2026 rent while the property was vacant and we were in a new rental. The house itself had numerous issues: filthy vents filled with years of dust and mold, insect infestations (basement had roaches, beetles and grasshoppers) requiring extermination, and a failing sump pump system with drain flies that contributed to a very strong basement odor. The home was at times uninhabitable due to the gas smell, causing headaches and dizziness for both me and my Mom, and we paid out of pocket for hotel stays. This experience was emotionally and financially exhausting. After being threatened with eviction, do you really think I felt comfortable reporting every issue with the house? Of course not. So we financially covered multiple issues due to fear of retaliation.

The contractor hired by the owner was incompetent and replaced the gas line with too small of a line per spire. And I'm the one who contacted spire every time . We went on to have 2 more gas leaks in the 9 months we lived in this home . At other areas of the gas system. Stephanie Olsen definitely threatened to let me out of my lease in June when we spoke on the phone after I had just spent $8,000 dollars and payed rent for May( while the house was vacant). And no one would be happy with this situation. We left early and payed for April of this year while the house was vacant. This company and the homes owner were awful. Stephanie literally screamed at me and threatened to evict me on the phone until I was in tears. The house was literally inhabitable due to the extremely strong smell of gas, which was causing headaches and dizziness for me and my son. We paid to stay in a hotel. The vents were filthy with dust and mold that had not been cleaned for years. We had to pay for an exterminator due to a hornet and grasshopper infestation, a plumber for a failing sump pit motor infested with drain flies / worms, which also contributed to the basement odor. The list goes on but my point is - this was a nightmare both emotionally and financially for us. Do you really think I'm going to report every issue wrong with the home after I was threatened with eviction? Obviously not.

AVOID SIGNING ANYTHING!!!!! ZERO STARS! SCAM!…read more This company is a complete and utter joke. I first began speaking with Pamela, the property manager (when I was able to get ahold of her- her voicemail has been full the entire time I have dealt with her and takes several days to return text messages) back in September about upcoming availability and viewed several properties. In October I selected one and I was set to move in to this "newly refinished" condo after an existing tenant moved out on 12/31/2025. Initially I was told that the condo would take a couple of weeks to turn around, and to expect it to be available close to the end of January. On Jan 5th she confirmed via text that the condo was in the process of having new cabinets, flooring, paint, appliances... "everything in here will be brand new!" she said. January 19th I reached out and was told it was still in progress and hopefully would be done by the end of the week. Jan 29th I reached out and received no response. And as always, no options to leave voicemails whatsoever. Jan 30th (Friday) I reached out and asked if it would be done by the following weekend. I did not receive any response still until Feb 2nd, where Pamela told me that it would be done "Friday" (Feb 6th). On Feb 6th I reached out to see if the unit had in fact been completed and received a text from Pamela saying she didn't know, was on vacation, and would look Monday to see. Well, Monday came and went, and finally on Feb 12th (Thursday) Pamela told me that the unit was finished and just waiting for an inspection "next week" and asked when I wanted to move in. Mind you, I had been waiting on this since October and was told that it would be available end of January so at this point we are packed and beyond ready to move ASAP. I asked if we could walk through the unit to see it completed and her response was "absolutely!". I asked when and received no response. I reached out again on Feb 19th and asked again when we could view the unit and if it had been inspected. No response. Feb 20th I reached out again and asked when I could view it- No response. Feb 23rd I reached out and asked if we could view the unit the following. day, Feb 24th. Pamela finally responded "My Boss decided he's going to start selling them instead of renting them." And THAT WAS IT. I asked if her boss would be willing to reconsider renting this one still as I has been waiting 5 months and as a single mother who needs to settle and plan carefully, this is not only completely unprofessional but an especially terrible position to be placed in. NOTHING. When I called her and she finally answered, she rudely told me "HE IS SELLING THEM" as soon as she answered. Informed me that mine "was the first to sell, actually!". SPEECHLESS!!! This company is an utter disgrace and this woman should retire immediately. Do not waste your time with these folks!

My husband and I have been living at Sandalwood Creek Apartments in Wildwood, MO which is owned by…read morePlantation Properties, for the past four years. We've had an overall positive experience at this apartment. Space: You get a lot of space for your money. We have a two bedroom two bathroom apartment with an outside storage unit. We have loved the amount of space this apartment provides. You get a lot for your money. Including a separate dining room area. Only downfall is the living room is a tad small, but the fireplace adds a nice touch. There is a separate laundry area too that has washer and dryer hookups in the apartment. So, set money aside for your own washer and dryer. Area: It's located in a beautiful wooded area away from a lot of noise pollution with easy access to local grocery stores and restaurants. The area is also very safe and provides plenty of parking with several parking lots provided for residents. They have walking trails nearby and beautiful neighborhoods with sidewalks. Friendly staff: We've had timely responses from the management and maintenance staff whenever we've had an issue. They are available Mondays, Wednesdays and Fridays and we get timely responses even with limited hours. They are polite and friendly. Some not so positives are that we've observed residents leave bikes and other equipment in the common areas which tends to bring down the aestetics of the apartment. We also had an issue with neighbors smoke getting into our apartment which we had to seal certain areas to prevent. The apartments themselves are a little bit older and the air conditioning and water heaters should probably be replaced. Ours tends to leak. Not good for those with allergies. We also have very loud upstairs neighbors who have numerous children. The noise can become too much at times but our neighbors to the side and below are very quiet. For the most part is a quiet apartment complex. Overall we've really enjoyed living here and would recommend it to others.
