I reached out to Daniel Sobin to get help for a commercial loan here in New York. He started off very friendly and responsive. I sent him ALL the documents he requested in a timely manner. A day or two after sending him all the requested information I mentioned that my client had an offer (not one that he was going to take, but an offer) as I like to make sure we are all on the same page. He told me within 5 minutes of mentioning that offer to him "that sounds like an offer we cant beat, he should take it". Immediately after that I requested some basic information on what his company could offer because my client was not entertaining the other offer, it was merely just presented to him. I followed up via multiple phone calls and emails to Daniel about what can his company offer or just to even get back to me! I had sent him business tax returns, personal ones, financial statements and after a week of trying to reach him I felt that his fiduciary duty and communication was just atrocious. I feel like I wasted valuable time of my client and mine in trying to get him everything he needed, only to be ghosted by him via email and phone call. I would not recommend going to Daniel because it seems like he is only there to help himself and not the client. read more

I recently spoke to Stephen and he was extremely rude. I had questions to ask and before I could get anything out he was jumping into his questions. When I indicated that I would like to get out my questions he told me he didn't have time and that he needed to go. I do understand that there are some who call for info and perhaps waste his time. However, I was ready to make decisions and just needed a few questions answered. I suppose Stephen only associates with certain types of clients. I would suggest you stay away from this organization if it allows someone with low customer service skills like Stephen to respond to calls. After that poor experience I was able to reach another organization and will be closing soon. 9/18/2017 I reviewed the comment by Stephen and had a good chuckle. He appears to be a revisionist. We never got to the point to discussing a dollar amount. Actually, my need was well over 750k - had he practiced good customer service he would have received all the specifics instead of making assumptions. I am also glad I found another group to work with and was able to close quickly and treated with respect. I am writing this note to thank Stephen Sobin at Select Commercial for all of his help with my recent commercial mortgage loan. I own an office building. My largest tenant defaulted on his lease and had to be evicted from my property. During the eviction process, I was not able to collect the rent that was due. Needless to say, this created a huge cash drain on the property, and caused me to become delinquent with my current lender. My lender required me to pay off my loan in full. I was forced to take out a short term hard money loan in order to satisfy my lender. I subsequently found a new tenant for the space, but when I approached the banks to refinance the hard money loan, they all refused due to my past delinquency (even though they understood the reason). Stephen was very helpful and was able to provide a lender willing to make the new loan. Stephen understood my circumstances and worked very hard to help me out of a serious situation. He was available during many evenings and weekends throughout the process. I recommend him highly. read more

Updated: 1-27-2016 Edited after being contacted by Select Commercial Funding LLC's attorney: The following is our opinion of Select Commercial Funding LLC based on our experience. Our experience was very bad. If zero stars was an option, we would use it. This is a review for any hard working small business family that values great customer service with a company they feel they can trust. 1. We paid a $5,000 deposit to this company in order to attain financing for a family run business. We were apprehensive in paying a deposit and inquired multiple times about the refund policy. Each time, we received the same response, "Trust our BBB rating". As a small business, a good BBB rating does invoke trust. However, we were sorely mistaken. The paperwork we signed stated that the $5,000 deposit we provided would be used to cover third party reports, appraisals, and environmental studies... however, none of these reports or studies were ever ordered. So when we parted ways, we naturally assumed we'd see some sort of reimbursement. Again, we were sorely mistaken. We have yet to receive any reimbursement from this company. They have refused to return our money on the grounds that we knew it was nonrefundable. This is a major difference in opinion, which we feel most any individual would have. 2. We were accused of misrepresenting financials multiple times! Please note, that we are a very successful entrepreneurial family with multiple businesses. How would we have successful businesses if we didn't tell the truth about our finances to lending institutions? It's impossible! Any business owner knows a loan only gets approved with accurate financial information. This silly accusation from Select Commercial Funding LLC was, in our opinion, insulting in its own right. Also, we were very clear on the terms of the loan, however, Select Commercial Funding LLC seemed confused about the loan. They appeared, to us, to go around in circles for weeks on end asking for information which was not relevant. Once all the "information" was collected, we were told it was not sufficient, so we were ready to walk away. When we formally notified Select Commercial Funding LLC that we were ready to end the process with them, they miraculously stated they were able to find a way to "make it happen". We felt that this sort of inconsistent behavior was odd and made us uneasy. When we made a decision not to do business with this company, they repeatedly alleged we misrepresented our financials. We took the time to slowly, and thoroughly explain our loan and finances and the structure we wanted set up. How many of you know mortgage brokers who, if you gave them bad information, would still claim to be able to "make it happen?" Select Commercial Funding LLC, we feel, should know that in order to obtain correct information, one must ask the right questions. The mortgage brokers should be experts on what information they need, in our opinion. 3. Being in the hospitality industry, we understand the power of ratings and reviews on trusted third party platforms, and its impact on a consumer's decision. We believe this and live by it to the extent that in just 2 years, our business has been recognized by reputable third parties. We earned this award from our clients because we value their business and their decision in doing business with us as well as the mutual respect we give to each other. During the loan process, the lack of customer service we received, in our opinion, was less than mediocre. Any verbal contact seemed draining and combative to the extent we had to talk about ways to communicate better. This alone should have been our warning sign to find another company to do business with. Lesson learned! read more

My experience with Stephen Sobin of Select Commercial was less than pleasant. I received a Letter of Intent from his company on 8/5/13 to refinance a single tenant freestanding retail building and occupied by a major international credit tenant. The LOI had the following basic terms: 5 year term, 20 year amortization and an interest rate of 4.5 - 4.75%. On August 20th I sent in the signed LOI along with a $5,000.00 good faith deposit. On 8/21/13, Mr. Sobin inquired if I had sent in the deposit. On 9/18/13 Mr. Sobin emailed that " The original lender that approved your file decided not to move forward based on their due diligence. I have another lender that has proposed the following terms:" 25 year term and amortization fixed for 10 years at 5.875%. I immediately emailed him my displeasure, the whole experience felt like a "Bait and Switch". Mr. Sobin told me that no one from the original lender would talk to me and he would not disclose who the lender was so that I could contact them. On 9/19/13 I requested that my $5,000. 00 deposit be returned. On 9/22/13 Mr. Sobin emailed me that "The lender has already ordered the third party reports (appraisal and environmental.) They will not be in a position to issue a refund." Up to that time, I was not informed that any reports had been ordered and I had not consented to any fees for the appraisal or environmental reports. Again, on 9/22/13, Mr. Sobin sent me an email informing me "The first lender (an insurance company) rejected the loan and will not reconsider. The new lender has offered the loan at 5.875%. What should I tell them?" Since I did not accept the new loan terms, Mr. Sobin apparently continued an attempt to place the loan request with other lenders. To his surprise, he was informed by a commercial loan broker that I had been given an LOI from an insurance company for 25 years and amortization fixed for 10 years at 5.0%. He asked if he offered the same terms would I use him as a co-broker? I agreed to his request but on the contingency that the $5,000 original good faith money deposit be deducted from his brokerage fee as this was the only way I could be assured that I would get my good faith money back. All further communication was done through the co-broker in Arizona, not through Mr. Sobin, without any problems in a businesslike manner. read more
