MIKE FOOR IS ALL YOU NEED IF YOU WANT A DETAILED-ORIENTED PROFESSIONAL TO SELL YOUR HOUSE AND HAVE…read moreA PEACE OF MIND ... YOU ARE IN ABSOLUTELY GOOD HANDS WITH MIKE. YOU TELL MIKE WHAT YOU NEED AND HE WILL MAKE IT HAPPEN. HE WORKS HARD FOR YOU, AND HE CARES ABOUT HIS CLIENT. I live in the East coast and I needed to help my 86 yo mother with very limited English and mobility to sell her house of 50+ years in San Francisco. The property is a 2 unit flat, 50% co-owned by my cousin who also lives outside of California. My cousin was EXTREMELY worried about a closed house sale that might have loose ends that could leave open an opportunity for buyers to later return and request more money, repairs, or sue us for something -- so he did not trust anybody to help sell the property. We discussed hiring a real estate lawyer to help with the process to ensure there were no holes where that could happen. Thankfully my good friend, whose parents' SF house Mike sold, referred me to Mike who happens to have a previous background as a real estate lawyer... perfect! His law background plus the time he took to talk with us over the phone won my cousin's trust. Mike's ability to immediately lay out an action plan and timeline to orchestrate people, services, inspections, paperwork, social media, and showings -- all around keeping my mother "comfortable" and minimally involved -- made it evident he had extensive knowledge and experience in selling all types of homes and conditions, and that he was going to get the job done in a timely manner... all the while he himself making it top priority to keep the process "stress-free" for my mother. Mike cares about his cllients. There were many complicating factors, including: 1) Inability of one of the owners (mother) to perform actions needed to sell the house, 2) Owners living in different states who have limited computer availability and knowledge, 3) Challenging acqusitition of property information: My mother's share of the property changed over the years as other family member owners with varying percentages passed away, with the last family member transferring his share to my mother -- not all this and information about the property prior to my family's ownership was cleanly documented on paper, 4) Multiple difficult and untrusting parties: One former family member owner complicated the situation as he was still tied to the property but not initially cooperative -- he has a rough and untrusting disposition if he does not know you, but Mike was able to win his trust (alongside my cousin's)! There were many issues with the property as it was older and had never been updated, outside of what was necessary repairs such as leaks. Mike wanted to know everything about the house, not just take our word for it, but he ordered typical and atypical inspections so that he could have all the information to disclose to buyers. Despite the lack of maintenance and updates over several decades, Mike saw the potential for what this property could be to others and helped potential buyers see this. Mike found buyers and we sold the house in a declining real estate market. From the time I first met Mike to the time the house closed was 2 months... which I think is fantastic taking all things into consideration. MIKE CONTINUES TO WORK FOR YOU, EVEN AFTER THE CLOSING: Fast forward 8 months later, Mike contacts me about the buyers wanting more money to help with their update of the water drainanage as they were experiencing flooding on the property from the unusual heavy rains. As in typical "Mike" fashion, he took it upon himself to write an understanding yet extensive response that further outlined all the disclosures from the closing paperwork and of the rarity of the unusually heavy rains -- to mitigate the situation. Mike further advised me to contact a realestate lawyer to write a formal letter, for which his company gave me references. The lawyer reviewed the case, and felt all disclosures were properly made and that there was no case. He wrote and sent a letter ... almost a year later I have yet to hear anything, so I am rest assured that the case is closed. MIKE IS A PROFESSIONAL, ABSOLUTELY KNOWS WHAT HE NEEDS TO DO, HAS FORESIGHT, AND CARES ABOUT YOU. HANDS DOWN, I RECOMMEND MIKE FOR ANYONE LOOKING TO SELL OR BUY REALESTATE in SF BAY AREA!

It was a challenging time and definitely a buyers market and the consensus from other agents was my house was overpriced and was worth more like 2.5m. I told Mike I wouldn't budge on the price. He staged many rooms (for free), had some rooms painted, and made some basic changes. The house sold for 3 million !!! I've since used Mike to sell another 3 million dollar home and buy me 2 others. He's also referred me an agent where I have another property back East. Additionally, he sold my neighbors home (and set a price record). That home was demolished. A new home was built. A lot of agents are either not aware or not confident with the data. Vince has a finance background so works well with the data. He kept a spreadsheet for us to track all like assets (sold, on-market, or off-market) and this allowed us to have a very clear sense of what was going on with the market. Ok Yelp, you need to add a 6 star option because that's what Tim deserves!…read more Tim helped us to buy our first house in Peninsula. Not only he was extremely knowledgable of the neighborhood but he knew pretty much all inventory, all agents, all contractors/designers/lawyers, anyone you need to be involved with to get a house of your dreams and used those people effectively to get things done the way we want. He was very patient with us and walked us through every step of buying. In terms of offer strategy, he listened to us but convinced us to play hardball given the economic downturn and oh boy it paid off big time! We were even able to put in contingencies in case our renovation plans won't work out (luckily it did!). So far so good, but you might be wondering "so OK, he did his job". After we bought the house, his services and help didn't end for months! Previous owners broke the door on their way out, Tim got us a door repair guy, and got us refunded by previous owners. We had a leaking roof problem we discovered after we started opening up the walls in the house. The insurance said "there is nothing we can do about it" until Tim took the matter in his own hands and convinced them otherwise! We had challenges with breaking our lease, Tim helped us to strategize, deal with our landlady and even got us legal advice using his network. We needed a gardener, Tim got us a very good gardener. I can't even count the number of occasions he helped us long past due the purchase event. In Tim's case, above and beyond is not enough to describe how helpful he was (and still is). So, Yelp, I need that 6 stars for Tim. Please make that happen.

This is a big shout-out for Tim Foy of Midtown Realty who was the realtor for the sale of our house…read morein Palo Alto in June 2014. I have sold other houses with other very good realtors, but Tim's performance really stood out. The listing and marketing were very good, but what set Tim's performance apart was the real estate consulting and renovation advisory services that he provided, starting more than a year before we listed the house. Tim provided an analysis of the return on investment of various levels of remodeling the year prior to us listing the house. The house had not been remodeled since it was built in 1954. We wondered if it would be best to just sell it as-is, as a scraper. Tim's analysis, using comps of other houses in the area that had sold with various degrees of updating/remodeling, showed us that it would be a good investment to remodel the house. His analysis also gave us insight on just what we should remodel and how much we should invest so as to achieve the "sweet spot" of remodeling and investing not too much and not too little. We invested $135,000 in the remodel and it returned us approximately $600,000 to $700,000 in increased sale price. Furthermore, Tim provided multiple recommendations for the designer, stager, general contractors, painter, roofer, flooring installer, plumber, inspectors , etc. which made the project a success and much easier and faster than if I had to find contractors on my own. Because Tim's projects represent a substantial part of these vendor's workflow, they performed better and were more responsive. Tim frequently visited the house during the renovations to check on the progress and details. When he and/or I were not happy with a detail or when there was a lack of coordination between the vendors, he would call them and get it fixed. Furthermore, based on Tim's deep experience with Palo Alto, he understood who our market was and we reflected that insight in the style of the remodel and in the staging. This very high level of service was all provided within a standard 5% commission. Tim definitely earned his commission. The house sold for about $500,000 more than asking price, which was about $400,000 more than our highest hopes and realistic comps. Hiring Tim was probably the best investment decision I have made in my life.
