I…read morehad the pleasure of working with both Lily and Kwame--both of whom were incredibly helpful and kind throughout the entire process. On move-in day, I was even greeted with a box of local bagels, which was such a thoughtful touch (especially since I had forgotten to eat!). The community here has been warm and welcoming. My daughter and I have already made friends and connected with some great neighbors. The complex truly feels more like resort living than your typical apartment, which is such a bonus--who wouldn't want that? The pool is fantastic, and I love that there's a lifeguard on duty at all times. I also have to shout out the maintenance team--when I had a minor issue, it was handled quickly and efficiently. All in all, it's been a great start, and I'm so happy to be here.

Kwame Chapman responded but absolutely refused to provide any indication about pricing. So I asked again about pricing and again she refused to disclose any pricing. This went on back and forth numerous times. So I finally asked for the phone number for the leasing office so I could get pricing and Kwame ceased responding all together. Kwame's email signature very unprofessionally does not include a phone number because she clearly does not want to bothered with phone calls. Any other apartment is transparent in their pricing and post pricing right on their website. Here at Modera, there is no pricing on their website and inquiring with Kwame Chapman yields no results. Hence apartment not rented! If Modera is this unhelpful in leasing an apartment to new tenants, I can't imagine how they treat existing tenants.

When I moved in I was asked if I had pets and I said no because at the time I didn't, I signed my contract and stupidly never read it completely. Weeks into living in this places I saw several tenants with animals, dogs of different sizes and cats. I assumed it was allowed because I continued to see people walk there dogs and come in and out of there place. NOT TO MENTION the fact that there is a new litter of kittens born every moth, so there is an abundance of wild cats and pigeons everywhere. My dog does not bark, he is crate trained and doesn't make messes and I've ALWAYS cleaned up after him because he is my responsibility. In the 1 1/2 years that I've had him no one has ever complained because we have been respectful. Funny enough management saw my dog and failed to see everyone else's pet. They want me to get rid of him as if he is a peace of furniture, letting me know that I am violating the contract by having pets. I have him for emotional support and explained to the property manager Eduardo that I was very sorry and that my lease is up in 3 months, I've kept the apartment in great conditions because I'm a clean freak. I expressed that I'm willing to pay extra until my three months are up because I don't want to be homeless and I'm really trying to work with him but he has been rude and has threatened to evict me unless I get rid of my support dog. I've been a perfect tenant always paid on time and never complained for the piles of garbage that accumulate in the apartment complex or the fact that during the winter it's a hazard to get out of your home because of the snow and they don't clean up. Last winter/spring we had a storm and trees were blocking entrances and stairs and it took them 3 MONTHS to have a tree company remove the massive trees. As a human being I am begging to be released from my lease or at least remain here for the last three months of my lease! I haven't slept in days and I almost ended up at the hospital the other day because I had a panick attack due to the thought of being homeless. MANAGEMENT HAS THREATENED TO MAKE ME PAY FOR EVERY MONTH UNTIL MY LEASE IS UP BECAUSE HE REFUSES TO LET ME OUT OF THE CONTRACT AND WILL FOLLOW WITH THE EVICTION NOTICE. I can't handle it anymore and all I ask is for a little compassion, PLEASE BE CAREFUL BEFORE RENTING WITH THEM.

It's narrow, dangerous while backing out because some people drive as if they were filming fast and furious. The materials used to make these apartments must be very cheap. The floor was dirty when we moved in. The top lock doesn't seem to work. The bathroom is very small. And the toilet takes forever to work! Worst of all, we put a few items on the balcony and there is a sanctuary of pigeon poop all over it. The smell is terrible. The sanctuary was made into a pigeon nest as well. So now, there are babies. Do not get me wrong, I'm not for killing animals. But a heads up before moving in would have been nice. Or at least some effort in clean up. My family and I are even a bit disgusted turning on the AC because of all the bird poop around it. Barely a week here, new to the community and we are definetely looking forward for the year to pass quickly to NOT renew the lease!

    If you or someone you know is thinking of leasing an apartment within this community, I must advise…read moreagainst that decision! If you are white or Hispanic the "Community Manager", Denise Fisher, will not give you the time of day. I had two very negative, recent interactions with her (8/15/19, 8/20/19 respectively) and by the end of each my cousin, my friends, and myself were all completely offended by her very unprofessional conduct. To boot, the way she carries herself implies she has no interest in speaking with you which makes actually doing business very difficult and it only gets worse. At one point she actually stopped the "interview" to scold and lecture me about the quality of person she believes me to be as well as who they allow to reside within their complex. However, it was not until one of my friend's spoke up in my defense that she even snapped at her with the air that she did not want a white woman speaking in her presence. My second interaction with Denise Fisher was the icing on the cake. I had gone back with my cousin to do further business and not 10 minutes later Denise was practically chasing us out of the leasing office with a smile on her face as she threatened to call police on us. However, it was her assumption that my cousin was or would be homeless considering her "bad attitude" that finally made me explode and I told her that her customer service attitude was trash. To conclude these negative interactions, my cousin and myself reached out to the parent company of the Leland Gardens Apartments, Conifer, who equally did not seem to care about the poor manner in which Denise Fisher treated us. Heed mine and the warnings of others and stay away! It would seem that Conifer shares the very seem mislead values and beliefs which drive Denise Fischer's discrimatory hate of other cultures.

    This was only suppose to be a transitional place for me since I separated, but I have signed on for…read moremy third year. Somehow it went very fast. First off, it's a convenient location and had apartments available immediately. Since I came from a larger house it took a little time to adjust, but I made it home for now. Here are my pros and cons of Greenbrook Gardens: PROS: - Private Entrance - No additional costs - Nothing worse when they say rent is X, + this, + that + this. The rent here starts cheap, goes up 5% per year. - Heat, which is gas is included in the rent. - Central Air (My must have) - Gas stove (I'm not a fan of electric stoves) - Hard Wood Floors (Mine are very nice, old thick wood style they used to use years ago, in good condition) - Not bad closet space for the size of a large one bedroom (I'm only 1 person) - Largest balconies I have seen anywhere (mine is 20 x 4, approx), there not all this big. - Depending on where you are in the development. it's quiet. - I have an awesome garage in my building for a nominal fee of $70/month - Never had an issue with service calls. Always taken care of within a couple/few hours. - New laundry rooms in most buildings (wash for 45 minutes!) - They have renovated apartments with dishwashers, SS Appliances, new floors, painted, etc. which are very nice and rent for a fair price. CONS: - Landscaping around buildings could be taken care of better and would make the development much nicer (You can plant some stuff yourself if you plan on staying longer) - No dishwasher or laundry in unit (dishwasher in the renovated units) - If your sensitive to smoke, you might want to inquire about your potential neighbors as far as smokers, especially pot, it wreaks and comes through your windows. Luckily I do not have that problem - At some areas of the complex, parking is an issue if you plan on having guests over, specially overnight. For the most part, I found my neighbors to be very nice, quiet, travelers or recently divorced. So, yes I would recommend.

Majority of the maintenance staff is helpful when it is convenient to Barbara. If she has an issue with you (or she doesn't like you for whatever reason), the problem will be addressed with the least amount of care. Please proceed with caution if you decide to rent here!

The first fourteen years or so were fine, as my neighbor was fine. A new couple moved in, and they were the neighbors from hell. Whenever I complained to her about their cigarette smoke wafting through the walls or their loud music being played at all hours, Lori would just dismiss my concerns as being "apartment living." But what was really abhorrent is what just happened. After Hurricane Ida, my car and phone were totalled. I went to the office hoping that someone could give me a lift to the Verizon store. Lori refused, claiming that it was a liability issue. As a lawyer, I'm confident that the liability is microscopic at most. But when I asked for a few numbers of cabs, she gave me a couple, and when those didn't work, she told me that she was too busy to find more. Now keep in mind that I lived there for a decade and a half, which translates to having spent HUNDREDS AND HUNDREDS OF THOUSANDS OF DOLLARS there. This witch with a capital B suggested that I walk the two miles to the store, mere hours after barely surviving a deadly storm. Left with no alternative, I did that. And now I've left the apartment complex. Just something to keep in mind when considering moving in here. Afterall, if this is how they treat someone who's lived here for a decade and a half, how are they going to treat someone whom they barely know? If you do decide to move here, GOOD LUCK.
