When I read the review of the other Yelper, I knew I was in for a ride. She also made the statement to my husband, "don't be surprised if I list you having a 3 car garage and you have a two..." Really? Following suit and filing a complaint seems to be the best recourse. And cancelling this bogus charge! FYI she was in our home about 15 minutes. How cane you measure and do whatever you're supposed to with an appraisal in less than 15 minutes and charge that kind of money?

TAVA MOUNTAIN APPRAISALS September 09, 2018…read moreLISA LYNN MESSINGER TAVA MOUNTAIN APPRAISALS WOODLAND PARK, CO 80863 SUBJECT: APPRAISAL DONE WITH MISTAKES My ex-wife hired this company to do an appraisal on our home because of pending divorce. I found so many mistakes when Tava Mountain Appraisals did the appraisal for her, that I filed a complaint with the Colorado Department of Regulatory Agency and they investigated them and found them guilty of the mistakes. Case # 2017-997 I could not believe these mistakes that Messinger made, so I hired a local company close to the ranch and got my own appraisal and it came in at $405,000.00 NOT the value of $495,000.00 that Messinger came up with. MISTAKES MADE; 1. Measurements of the garage/barn are not right, to long by 11 feet? How does one not know how to read a tape measure? 2. Barn/garage can house 3 cars or trucks not two like she listed? 3. Did not list the concrete approach to the barn which is 16 feet? 4. Did not list rain gutter that can be seen in their picture of the back of the house? 5. Topography did not list the 45 degree slope down, north of the barn, nor did it list the 61 degree angle up slope north of the barn and it ran from east to west with gradually slope out to the South? They stated that the land was "Mild Sloping", they did not walk the land and see the rock out cropping and deep ditches. 6. Upstairs bedroom measurement is off by 6 feet? 7. On Messinger's quote of "Work in Progress, etc." she did not list the dirt work around the house, the rock that needed to be put on the walls around the exposed basement cement, the building for the emergency generator (The pad for the generator was already poured), the electric line to the transfer switch (Switch is next to the breaker box) for the generator, and the LP line run to the generator? BUT SHE STATED THE COST OF $15,000.00 TO COMPLETE THE BUILDING AND THAT SHE BASED THE COST OFF OF LOCAL BUILDERS AND OWNER? Landscaping alone, would cost over $15,000.00? I estimate the cost of $92,200.00 to finish the house. No local builders came to the house to estimate the finish? In my personal opinion, this was grossly done wrong and their wrong mistakes cost me a many sleepless nights, ulcers, and worry, plus arguments with my ex wife that Tava Appraisals was wrong and not to mention the extra money I had to dish out. I do plan on filing suit
