I loved living here for two years! I was a single woman living alone and I always felt safe. The staff made me feel taken care of. The only reason I'm knocking off a star is because they raised my rent halfway through my lease, which felt like a rip-off because I was paying more money for the same things. My downstairs neighbor was also a nightmare, but the complex didn't have control over that. They did their best to try to keep things calm and peaceful between us. (Long story, short, she complained that my normal daily footsteps were too loud, and she did so for months.) My daughter has not moved in yet or been excepted, but I can tell you by going on the tour that I was genuinely impressed with the maintenance of the building, the apartments, and the grounds. We have applied, and we're waiting to hear with bated breath. We have lived in Vegas for 3 1/2 years now since my husband passed, and we chose to move here from New York. I was greeted by Javeena, Who was delightful, knowledgeable, and made one feel so welcome. If you do get approved for living in San Moritz, you will be fortunate. From what I see from the people I was able to see walking around, it is truly a wonderful place to live. The safety, the security, the upkeep are top-notch. We had some issues uploading some of the documents, and the manager, Judy, actually got on the phone and was very helpful. I genuinely feel confident that everyone who will get to live here will be pleased. I have been looking all over Vegas Summerlin down towards UNLV, and I have to say that pictures that people show for their apartment complex do not look good you get there. However, San Moritz is the opposite. It is gorgeous. After a long hard day at school or work to come home to this Oasis has to be an excellent feeling. The Gated entry you're going in through, as a mother, makes you feel very safe, especially since people coming to look cannot go through the gate. You must make a left before going through the gates to a separate parking area and then enter the leasing office. Lastly, as you usually know, around the pool of the leasing office, the property seems to be unique, but as you go deeper into complex or apartment buildings, everything looks much different; that is not the case here. We lived at San Moritz for five years. The only reason we moved is because we bought a home of our own. A rarity in Vegas, the entire time we were there the office staff and management company remained the same. This made for consistent quality levels our entire time there. No sudden changes of management and staff. We knew who was going to be on the other end of the line we called the office every single time. The office staff is always very friendly and helpful. The maintenance staff is on top of things, friendly and responsive. Highly recommended!! read more

This place gets off on keeping their residents, and all other guests, off of the premise. The pin pad for the gate has been inoperable for as long as I can remember. My key fob doesn't work so there's no way that I can access my own apartment besides waiting for someone to leave the complex so I can speed in through the exit gate. The emergency line can't give a fuxk less when I call them about the issue. The sinks are too shallow to wash anything more than 3 dishes at a time without getting water all over your counter. The stove tops are barely large enough to heat a small pot. Nothing bigger than that, so don't plan on cooking with a medium sized pan or it'll take 30 minutes longer than usual to cook anything because the pan won't be heated through properly. The fire place never works how it was designed so I have to do some cowboy maintenance and a lot of finagling to turn it on. My garage door takes the strength of a superhero to close because every time it's closing something catches and it automatically goes back up. I found out that if you use all of your strength in assisting the door when it's coming down it'll actually close most of the time. The pool is decent at best. The only redeeming feature of this place is it's location. If the housing market wasn't so dogshxt right now I would've been out of here. read more

I lived here for two years. Though the aprtment was a little dated, especially the bathrooms, I found it acceptable for the money. My 2 bedroom apartment was only 835 which was a pretty good deal. Here are the factors that prevented a 5 star rating 1. The grounds- I was excited that there would be BBQ grills, pools, gyms etc. All of these were not very well maintained. There were gas grills, but someone had dumped charcoal in them and it was not cleaned out ever despite me making requests. The pool was often times filthy (children everywhere) with trash from snacks all around. The gym equipment was sparse and often not functional. 2. Repairs- I had to submit a few repair requests repeatedly. The worst was something was wrong with my sink causing it to leak about a week after moving in. After it was allegedly fixed the next day the pipe underneath exploded sending water everywhere- it then took them 2 days to come actually fix it. My oven didn't work- it was very old and the temperature knob would produce a heat about 100 degrees higher than what it indicated. This was never fixed properly. My AC broke, in VEGAS, in the summer- took 3 days to fix. The maintenance staff is all very nice and skilled I just think they are over worked. 3. Parking- this was the ultimate deal breaker for me. My first summer there they reblacktopped the parking lot. So my second summer I was going to be out of town I went to ask if they were doing it again and if so where should I move my car so it would not get towed. They drew me a map. I parked my car there. My car was towed, and since I was out of town it sat at the tow place for over 2 weeks which prompted a heft bill. When I went to the office the person who had told me where to park had been fired over an unrelated manner and the office took no responsibility. read more

We have lived in San Moritz for over 2 years now. Sadly we will probably have to move soon because of our growing family. Out of the apartments we have lived in, I have mentioned to my wife more than once that these are by far the best ones we have lived in. We live in the 1200 sq ft. 2 bedroom apartment which currently costs us $975/month although I think the rate is up over $1000 now with a year lease. Both bedrooms have large walk-in closets which is great. When we moved in our fridge was broken but they replaced it the next day. The oven was brand new when we moved in. The microwave was not working like we would have liked it to and they replaced it the same week we called them. Anytime we have needed maintenance they have been there within 24 hours to fix stuff unless we told them it was not a big deal and to take there time. Once when I was leaving the complex the exit gate started to open and opened about halfway so I started to drive through it, one side continued to open and the other side started to close on my car. It hit my car and scratched the side of it. I called the office and they not only had someone fix the paint on the car but also had it cleaned inside and out. Another time our water heater burst and was leaking water, they replaced it quickly and had us back up and running with hot water. After that we had a slab leak which made our gas bill excessively high since the water heater was not shutting off. They not only fixed the slab leak but they had us turn in our gas bills and reimbursed us for the additional cost that we had incurred. The main pool has been clean about 98%+ of the time we go to swim in it. The BBQ grills recently had some parts replaced on them so they work better then they did when we first moved in, the heat is more even on the cooking surface. Everyone at the office is always very nice whenever we have to go in to talk to them about anything. Judy, Emily, Amanda, Brian, and the whole office staff and maintenance staff have always taken great care of anything we have needed. The last thing I want to add is that the location of these apartments is great, its very close to Summerlin Parkway and the 95 and is near the middle of Las Vegas, so if you need to go anywhere in town, it is never a very long drive from this location. read more

My husband and I just signed on for a second year here and we couldn't be happier with our experience. The number one thing that makes this complex so great is the staff. They're friendly, quick to respond when you need something, and they really care about their residents. There's a reason they continue to rank in the top 3 on Best of Las Vegas, and that's because they're really good at what they do. The apartments themselves are very nice and the complex has beautiful landscaping. Going to the pool feels like being at a resort. The location is also great; close to everything we need and safe. I have been a resident at the San Moritz for 3 years and I've lived in two different apartments here, and I've consistently enjoyed living here. For one, it's very safe which is always a top priority. My girlfriend and I have always felt comfortable walking around. There's a security guard walking the grounds, and the neighbors have always been very kind and friendly to us as well. Secondly, the people working at the apartment complex respond quickly to work orders, and they're all very friendly, down-to-earth people. Thirdly, I really like the location such as how it's right off the highway and close to all the major stores. read more

I lived here with my boyfriend and cat for a little over 2 years. When I first moved to Las Vegas, my bf and I spent weeks looking for an apartment. We decided on San Moritz because it was right off the freeway, the office ladies were nice, and we loved how spacey the 1BR1B floor plan was. Best decision we could have made. Maintenance was always on top of it. If you send in a work order, they're usually at your door within the next hour. The only "downside" was that the appliances were older but it didn't really bother us because we never had any issues with anything else. They made it a smooth transition to break our lease once my boyfriend got his military orders. The only reason we moved out was because we were leaving Las Vegas. My advice would be to ignore all the new apartments with the nice stainless steel appliances and just rent here because it will be stress free! The pool and gym are also open 24/7 and the office ladies are always willing to help. We didn't put down a security deposit, only a $200 cleaning fee in the beginning and managed to get half of it back after we moved out(we cleaned our apartment extremely well). First the good news......short of when I have owned my own home this is the best place I have ever lived. The bad news....I had to leave the area for work but I do plan on returning to Vegas in about 20 months and I won't even consider looking at another apartment complex in Vegas when I return. I initially rented here sight unseen. I was moving out to Las Vegas from the East Coast and a friend of mine who works in the carpet business and has seen many apartment complexes in his line of work recommended San Moritz and said he would only recommend San Moritz for the money I wanted to spend. I did my own research and after a while I contacted Judy, filled out the paper work online and committed to a lease. The first time I saw the complex and apartment was the day I moved in. I was pleasantly surprised. My one bedroom apartment was perfect. The area is great, very safe and close to everything Las Vegas has to offer while also being very peaceful The complex itself reminds me of resorts I have stayed at in Mexico and the islands. Three pools, hot tub, 24 hour gym, gas BBQs and the landscaping is beautiful. Judy, Emily, Brian and the entire staff are first class all the way. The entire staff truly want you to be happy there. The other tenants are all very respectful and there was no loud music or other disruptions to the peace and quiet. Not once did I have a problem with anyone parking in my assigned spot. I believe this may be the best value in Las Vegas. I'm a bit hesitant to write this review because I want an apartment to be available when I return but the owners and the management team deserve a pat on the back for all their hard work and I personally want to thank them all for a very pleasant experience while living there. I've been living here for just over four months. So far everything has been great. The office is open until 6pm in the summer so I have no problem coming in to see anyone with any issues. The issues that I have are always minor things. I haven't had any problem with tenants, but I've heard complaints on other sites... so I suppose I could just be lucky. The grounds are kept pretty nice and the apartments are just as described or better. I've only had a few instances where a service call wouldn't get answered, but after living in a few apartment complexes in my life, I've come to expect that and San Moritz is better about it than most. I haven't had to call in for service for about three months (all of my service requests were small things when I first moved in). Since then everything has been great. I would definitely recommend the place to others. read more

I have lived here for several years and will not be renewing my lease. The grounds are beautiful- at night. The once well kept complex as seen better days. The gardeners love to mow the lawn put have shown a healthy dislike for trimming the shrubs. The shrubs by one of the smaller pools have not been trimmed in over 6 weeks. They are obviously unwilling to blow leaves, trash and, needles. from the walkways, ( I guess the residents should clean up these areas), and the shrubbery. Why should they do these tasks anyway, complaints to the management team about these oversights are ignored. The gym and the pool area can be summed up in one word, FILTHY. Yes we have brought the unhealthy state of these areas to the management of the complex and have been ignored. On a positive note, they are friendly and willing to repair problems to the unit promptly.Yes the cost of the apartments are increasing steadily and steeply. Better deals can be add in the same neighborhood for the same and a lower cost. I know I have been looking around so as not to renew my lease in a few months. read more

We tried to apply on this apartment through phone and online, they said the unit will be available by 7/15/17. They gave us their website and said go ahead and apply online. They gave us a quote for a 2 bedroom 2 bath and a garage add on. When we tried to apply online, it says that the apartment won't be ready no later than 7/24/17. We are relocating coming from a different state due to our job. They don't take responsibility for the words they say to their "future tenants". So the next day, we called again and we asked about the application form not letting us move in on 7/17/17. Then they said oh the apartment won't be ready till the first week of August. I was like every time we call and communicate with you, it's always a different story. Take note they already gave me the apartment number, they took my information as well. Don't go here, the place is nice don't get me wrong, but the people in the office doesn't seem like they want to get tenants for their apartment. read more

If you're looking to move in quickly, this is not the place to do so! We applied and more than a week later, we still had no response. We called multiple times with no answers and no call backs, we also went in and was so rudely asked by a male who didn't have a name tag, or anything what we wanted. My folder with my personal information was just lying out in the open where ANYBODY could have snatched it. Was told multiple things by the person at the counter, first that our file was being prepped to get sent to corporate, and then that on her end, it looked like we were denied. After a week of endless calls, email's, and going in, I ended up having to login online through my profile to find out what their decision was, which they decided to never call me and let me know! Not only that but their key system is a joke. Depending on how many people live in the complex, they give out that amount of keys, and they don't even work. When you go to the office, all they do is say "Oh we're having problems with that one". They claim they're always busy, yet, I drive past their office EVERY SINGLE DAY, and I only see one car, the receptionist's! They're very snobby and high priced for very average apartments. These aren't luxurious, they're just there. I'd definitely go somewhere else, rather than paying $1200 a month for rude people. read more

I have lived here since August of 2003. This place only gets better with each additional year. The location is perfect for getting anywhere in the Valley, near 95 and Summerlin Pkwy. The apartments are spacious and very well designed, better designed in fact, than many of the newer apartments available today at a higher rent. The grounds are beautiful and are well kept. The maintenance staff is probably the BEST in the Valley with timely, friendly, professional service. The office staff are friendly and very accommodating. There's a real community feeling here. The only improvement I would suggest might be to update the kitchen and laundry appliances. Otherwise, San Moritz is a wonderful apartment community. read more

NO PARKING...ANYWHERE. Just drove completely around complex, not one empty unassigned parking spot. Only 1 handicap parking space for every four buildings all used by cars without lifts. See 2 FED EX trucks taking up spots been there at least two days, and several trailers taking up parking spots. management shrugs shoulders and says there is nothing they can do. Guests need to park outside of complex and walk back. My guest and I are handicap, walking not an option. Won't renew my lease here. also appliances are super cheap. microwave no turntable, oven no light, dishwasher only one spray, washer dryer small appliance size, can't use large load feature it over flows on floor...when asked to have it fixed i was told "don't use that setting it always overflows.....faux painted counters look make-do. not luxury like they advertise. neighbors loud and might as well live with me. employees nice doing the best they can..but not good enough... read more

I've lived in San Moritz Apartments for 5 years and i love it here. Friendly staff,and quality maintenance services.My 1 bdrm is well worth the rent i'm paying, it's much larger and less rent than my last apartment resident. And the grounds and upkeep is so much better looking,, Beautiful Looking!! grounds, 3 lovely pools and great weight and exercise room. read more
