This is a 2 Part review, 1 for her Property Management and 2 for her Agent services. I've been with Ruston Properties since 2020, their property management has been an absolute gem! I've been with much larger PM's in the past in other cities, where they nickel and dime you at every corner for simple things and I even have been scammed out of huge sums of money, but not with Ruston Properties. Their entire team and Michelle herself has been attentive, fair, and quick when it came to managing the property. She would also be ahead of the curve, offering maintenance on HVAC, smoke alarms, and other things as a way to 'get ahead' and prevent bigger, larger, disasters or repair bills! I absolutely enjoyed having her as a PM and would recommend her to any real estate investor looking for a stellar property manager. If the tenant ever had issues, Ruston Properties was quick to address it in a timely fashion, I never got texts or calls from Tenants. I can't speak highly of her and the team at Ruston Properties for their property management! In 2025, I decided to sell my property through Michelle Ruston of Ruston properties. The sale took a long time, at NO FAULT of Michelle, as a matter of fact, she constantly looked for new buyers and kept me informed of the process. Buyer after buyer kept dropping out for one reason or another (insurance costs, loan disqualifications, property sale pricing, etc), she was able to work with a buyer and get this property over the finish line after months of work. She stayed engaged, and knew that the sale of my property was a big deal for me. She made sure to solve that problem, and have a smooth sale. I appreciate all the hard work she put in, and her professionalism throughout the whole process, again, I can't speak highly enough about Michelle and her Property Management. When viewing the property for the first time, the refrigerator was outside full of cobb webs and spiders. I had to ask up until the week prior that it be cleaned and moved back inside. The grass was not cut and groomed. The carpet smelled like animal urine and was not cleaned. The molding in the kitchen was not attached. The painting was spotty and didn't match the exact color of the previous paint. Blind strings were broken and had animal bites on them. When moving into the residence, a move in checklist was completed with what was visibly seen at the time. Pictures were taken and sent to the property manager which are attached. The carpet still smelled like animal urine and not vacuumed. The blinds were still in the same condition. The washer was rusty. (Which the property manager accused me of damaging), but I already reported it on the move in check list.) The molding was still not attached. The home system screen was damaged. The ceiling fan in one of the bedrooms did not work. The house was filled with sanded paint on the floor although I sent a text to the property manager a week prior that it needed to be cleaned. The dishwasher was melted at the bottom and nonfunctioning which was reported to the property manager. Midsummer the A/C went completely out. It was reported to the property manager who said that someone would be coming out that day. I was told it wouldn't be fixed until the next day and to buy a portable A/C unit that I would be reimbursed for but would need to remain at the property. I have 2 small children, and the house was 90 degrees. I refused to stay in the house with a portable unit that only cooled one room. I then said I would be going to a hotel and would remain there until the a/c was fixed. The Property Manager argued with me that I should have just bought the portable A/C unit, and she didn't want to pay for the hotel. She then told me I could break my lease without being penalized but would need to move out immediately. Obviously, I wouldn't be able to find a place to live that quickly and felt helpless in that moment as a single mother with 2 children. She then agreed to reimburse me for the hotel stay, which was an entire week (Monday - Friday), even though I was told every day that it would be fixed that day or the next. I had to reach out to her every day for an update. The Manager fired 3 A/C companies who told her what needed to be fixed and could have it fixed that day. One of the companies told me to contact her because she refused to answer the phone. The last person hired told her he could also fix the A/C and waited for her reply; his text went unanswered. Our A/C was fixed but she texted me angrily that I should not have hired my own maintenance person to fix anything at the residence. I didn't hire him, she did. The Manager refused to pay for the a/c labor of the 4th company who fixed the problem which was a bad compressor under warranty. In return the A/C company threatened to put a lien on the house until paid for his service, which she finally obliged. I then inquired about doing a walk through prior to vacating the premises in which I was told needed to be scheduled a week in advance. I inquired about setting the walk through up a week and half before. I was texted by the property manager on Easter Sunday to make sure I had gotten the move out list along with making sure no personal items or trash needed to be removed from the inside or outside, mow the yard right before moving out, weed free flower beds, shampoo and vacuum the carpets. All those things were done prior to us leaving. We were also told that we needed to keep the utilities in our name a week after moving out so that the cleaners can get stuff done with them still on. I responded that all my utilities were to be transferred and needed to be cut off by May 1st, 2025, the day after lease end. I called the electrical company for a transfer and was told that Ruston properties had already put an order in to have it transferred back to them by May 8th. I was charged $870 for painting and said it was because there were 3 command strips left in the entire house. Charged me $375 for shampooing and vacuuming the carpets even though I did that already and provided proof. Charged $155 for lawn care service even though we cut the grass before we left. Charged $125 to change the toilet seats even though they were clean and in good condition. Charged $55 for attic pull repair although I hadn't been in the attic. Charged $75 to remove trash in the attic that was not mine. She says that takes up your entire deposit but I'm willing to give you back half out of my own pocket. If you plan on getting professionalism or your full rightful deposit back, I suggest renting with someone else. It's been 30 days and I have no deposit back and she argued that she would send me to collections for not paying debt to the property, although she's never given me my deposit back. read more
