We bought an investment property in GA with James in 2018 and sold it in 2022. He was also our…read moreproperty manager during that time. He came recommended to us by a friend who had also bought investment properties with him and our purchase and subsequent sale was smooth. He found us a buyer while it was still tenant occupied. During the 4 years we held the property, and compared with other property managers, we didn't feel that his services were worth his fee. We opted for the hybrid fee model yet we ended up doing most of the communicating with the HOA and the renter ourselves. At the end of the day, his relationships are with the sales people of the builders, and once they transition to the community's HOA, James had no contacts and just told us to handle ourselves. We felt that we should've gotten higher rent for the property and better tenants. The first tenant he found wanted to break the lease and James didn't really know how to handle that other than to talk to the tenant. As a lawyer myself and from experience, I knew how to take legal action and drafted the proper paperwork myself. The second tenant he found was fine except he kept contacting me directly because he said James wasn't handling his concerns. Tenant eventually asked me to just renew his lease without James because it was easier that way. Since neither landlord nor tenant felt properly taken care of, we just decided to offload the property and exit the GA market altogether. Chalk it up to lesson learned and to stick to the market that we know personally. Furthermore, he left my phone # on GA public records even after our sale so I get calls and letters weekly from GA flippers looking to buy the property we no longer own. Fun. Lastly, he kept asking me to write a positive review for him on BiggerPockets while he had only just started managing our property. Didn't make sense to me as his job had only just begun and anything could still happen (and did). So I'm now writing an honest and non-emotional review 5 yrs later to present the full set of facts. I called Candace after I decided to fire my initial agent and I'm so very happy I did. I am a California resident seeking to move across the country, and the agent before didn't seem to navigate that well and dropped the ball a few too many times. Even tried to convince me of bending the things I wanted in my home and I almost did...Not Candace though! As soon as I contacted her, she forwarded me her email to send her my list of what I wanted and the listings of a few houses that I loved, but I lost out on dealing with my prior agent *ugh*. Within a few days, I received emails of homes that actually fit or was close to the profile of what I was looking for. It was so easy to communicate with her and she actually understood what I wanted. I don't think she sent me one house that didn't have elements of the style home I desired. She always made me feel like I was a priority even though I know she's so very busy! Whenever I said I liked a house, she was right on going to tour it within a day and sent me videos. Being in a different state, this was very helpful. When it seemed like we found a few promising houses, I booked my flight to see them. The first time I flew out, my offer wasn't accepted as the primary buyer and she was so bummed along with me. She truly cared about me getting my dream home. During the tours, she would actually listen to some of the little comments I'd say of things I liked and didn't. For example, I like bright houses with open floor plans and windows above my tubs to welcome moonlight. My list was much longer, but hear me out. In Atlanta, many houses are closed off and do not welcome much natural light, so keep in mind that my non-negotiable wants were RARE. I remember her sending me a video and pointing out a perfectly placed bathroom window so I can "bathe under the moon" LMAO. She had me cracking up and I knew that I chose the perfect agent just in that moment. I am now laying blissfully on a air mattress from a local target in my new home we closed on 3 days ago that has the most beautiful layout, huge windows with endless natural light, local to my favorite stores, in a great neighborhood, and perfectly placed window above my muh flipping tub! I don't even want to go back to Cali to pick up my stuff lol! Totally about to push my flight back after this review is done. *Clears throat* Yay! We did it! It was a bumpy underwriting process, but she was always there to listen to me rant as a friend and advocate on my behalf when I didn't want to ruffle feathers. She was always fighting and in my corner. If it wasn't for this woman and her going to bat for me every step of this process, I would've went nuts or given up.
