Whitney was divine. She was very helpful and accommodating. We were very upset that there was a clause for the seller to maintain possession for 2 days after closing that was in the contract but not discussed. We did not see it and we were adamantly opposed to that. This should have been discussed with me and my husband and not added unless it was very clear. We never would have agreed to that and felt this was sneaky and not in our best interest. Ultimately after MUCH displeasure voiced from us the seller vacated at closing. We were made to feel guilty for this request because we paid cash and had a short escrow. HOW RIDICULOUS. We paid cash and the agreement was to get cash which all parties enjoyed and the benefit of millions paid in cash was a short escrow. I do not like airing dirty laundry like this but the Robert Mack company have badgered me endlessly to write a review. So here it is. The whole truth. Also the home was not cleaned well. Every single step outlined below of working with Robert and his group greatly exceeded expectations, which is why I can only give no less than 5 stars. The Interview: We interviewed many realtors before Robert, they were all unsure of themselves and far too eager to make a quick sale. Robert came in clear, concise, and with a strategy that made sense. Selling (Pre-Market): Once we decided to go with Robert's team, they went straight to work. I left a well-earned glowing review for Robert Mack and Kristy when they helped us sell our home in 2019. We were recently in the market to buy a house, went right back to them, and had the same outstanding service. The area we were looking in was a little outside their normal zone, so I initially went to them hoping they might be willing to help us, but really expecting a simple recommendation. Robert insisted on helping us himself. We were up and running with online searches in no time. We had been doing a bit of research so we knew what we wanted in a home. We saw what appeared to be the perfect home for us on the next Friday night. They got us an appointment for Sunday and we were in escrow within the week. The sellers turned out to be great, but the sellers agent was initially very vague and slow in responding to questions after the inspection, which caused concerns, but Robert was very adept at identifying and getting to the bottom of the communication issues so that the transaction could continue. This is my second experience with Ryan Mcmillian, he did an incredible job as my buying agent, and due to some changes in my life (marriage and moving) I ended up deciding to sell my home on a shorter timeline than expected. Ryan has a great understanding of the OC area, and he is my goto realtor for referrals to friends because he is easy to work with, always available for me, and during the process he does a great job listening to me while also providing his professional input. Ryan sold my house in a slowing market only 1.5 years after I had bought it, and suprisingly he managed to sell it for $20k more than I bought it at. In fact before we put it up for the market he came at me with the COMPs and market analysis and basically guessed the sales price. I wanted to go higher on the listing price, but he advised me against it with his knowledge of how the market is behaving and his idea of how to get buyers in the door. It was a hot house and the photographer he picked did a stunning job, I still enjoy looking at the photos today. Open houses had a great turn out and neighbors told me it was a good experience. Still, people are a bit more reluctant to throw down offers, and while I was thinking we'd have 5 offers (we would have two year ago in a different market) within the first week we only had 2. Still Ryan had me in escrow the second week of listing at the price we listed for. During negotiation Ryan did an incredible job with the future buyer getting him up to the listing price we were asking for, and freed up my hands to focus on my upcoming marriage. He even helped manage finer details like patio furniture, and selling certain furniture with the buyer seperate from the house sale.
