Maintenance does the bare minimum. One of our bedrooms had a dead light switch, and rather than rewiring it to one of the outlets, we had to just deal with it. Snow removal is a joke also. They are either out at 5am when it barely snows an inch or don't show up until 4or5pm when it stopped snowing by 9am. Residents end up shoveling the sidewalks more than maintenance. Only advantage to living here is the rent, hard to find anything cheaper in Valparaiso.

I researched the statue and no where does it indicate the reserve should be 100% of our reserve fund. The reply back was management companies state the reserve should be funded at 100% of the reserve. Reserve funds are not operational daily funds. They are to be used for future expenditures such as maintaining a roof on a structure. Replacing pumps for a pool. Our 45 home community has a grass field, 45 trees and a sign for the subdivision. I was told if a storm came through and destroyed all of the trees and the sign we would need money to replace those item, which is correct. However the community would have larger issues than replacing a sign and trees. I read where a community should have a reserve fund study done every 3 years. To the best of my knowledge we have no had one. The subdivision might be 8 years old and the trees. are not large. I was told it would cost over $900 to remove each tree. The trees are maybe 9 ft tall. I am not trying to cause problems but a rush to fund a reserve fund at 100% of our operation fund without a study or common sense is a disservice to the HOA members.

I have had over 50 problems with my unit since moving in…read more They rushed me into signing the lease by insisting I had only 72 hours to sign and pay the security deposit. When I moved in, I discovered a filthy house littered with sawdust, construction materials, and muddy floors. There were over 30 issues with the property--evidence of rushed, incomplete construction--yet they insisted on having me move in anyway. Problems ranged from windows that wouldn't fully close or lock, to holes in the ceiling with exposed wiring, leaks in the basement, septic backup and overflow, basement flooding, and more! I was also told by the city that they had multiple code violations here in the past, and that it looked like they didn't make any fixes before moving me in. Just three days after moving in, a pipe burst and flooded the basement with sewage. While maintenance fixed the pipe right away, they left the sewage to dry for four days, which led to a severe respiratory infection for me and eye infections for my dog. It was disgusting and unacceptable that they didn't clean up immediately. One of the maintenance guys that they sent out sexually harassed me. Additional problems/edits: My monthly electric bill at this house is $300 which is INSANE for 1 person. NIPSCO is offering free home energy assessments and PMI denied the request and won't give me a reason. Based on the fact that PMI denied this free & helpful request so adamantly, I imagine the audit will uncover additional problems with the house; I can't think of any other reason as to why this would be denied. If more problems are found, I will be reporting them to the city (again) since they refuse to do things the right way. Situations like this are why landlords get such a bad wrap - a free resource could help the tenant, but they denied it anyways because it MIGHT end up with your team finding additional problems thus spending more money on this house. My doctor linked them to mold and water contamination. Issues on top of issues for my whole lease, and now I'm told that the apartment was left so dirty that I have to pay $90 on top of them keeping my deposit. I left that apartment much cleaner than I found it. Please, no matter how much you need a place to stay, do not rent from them. It will ruin your physical and mental health.
