I live out of town but my mother stays in these apartments and overall the property is in good shape. I have lived in several properties in this city and others and I will say this with all my chest: The Property manager is incomparable. She is very professional, knowledgeable, patient and empathetic. Whenever my mother has issues, Ms. Domonique is always very helpful with her and makes every accomodation to assist whenever she has issues. During this recent heatwave, there was issues with the HVAC but she instantly provided a window unit for my mother with a clear timeline for completion of repairs. She gives you updates via email and phone to advise of the status of my mothers work orders. My mother refuses to consider moving anywhere else. Ms. Domonique is a pure STAR!!! Please, heed the warnings. These are true slumlords. I have had a hole in my 1 year old son's bedroom for almost TWO WEEKS that resulted from a leak they would not come fix. They refuse to fix anything, and then they lie to you and give excuses, but as soon as you're late on rent they let you know. I've called code enforcement and a lawyer. Dominique is nice and all, but she also lies to make it seem like not their fault, so it doesn't make her any better than the rest of them. I could go into detail of all the problems I have experienced since living here, but the short of it is my apartment was missing doorknobs, blinds, etc. upon move-in, and they only came to fix everything once my dad called and went off on them (about a month). My dishwasher has been broken since March, our air is ALWAYS going out, oh and the GIANT hole in the ceiling. DO NOT MOVE HERE!!! I love the neighborhood but the owners keep jacking up The rent regardless of how long you been here. Memphis is ranked in top 5 of poverty places to live and the owners go up on rent every year and lie about imaginary updates. read more

I am writing this for my Dad because he didn't know how to log on. He moved into Ridgeway Commons about 6 years ago just around the time a new company took over. (Ridgeway Holdings) They were so nice and worked hard to try to get the property back into shape. She worked in the office and he was the maintenance guy, very good too. But then around 3 years ago a new company bought them out. "ATM Group", some invisible LLC that has run the apartments into the ground. The people in the office will not pick up the phone or return a call. My Dad was horrified 3 weeks ago when a SWAT, and SCOC Gang Unit raided the complex. There were over 20 cops with shields, semi automatic long guns and a battering ram. The guy they were after was dealing cocaine, and some purple drink and pot. Dad was so scared there might be gunfire he laid on his floor for 2 hours. The office refused to talk about it to anyone. Any other manager would have sent out a notice to other tenants. Dad used to get a notice to be careful even if someone broke into a car from the former owners. His apartment is in bad shape with upstairs floor boards that feel like they might be ready to collapse, his kitchen floor is linoleum with tree roots growing through it and the spikes hurt his feet. His cabinets will not close all the way and the drawers stick. His refrigerator freezes food if you push it in the back part and it runs all the time making his elect bill so high. His lease will be up in a couple of months and he's coming to live with me. This apartment complex is not safe, there is nobody to help you and no way to contact the owner. Oh forgot to say his rent has been raised so high he could afford to be paying a mortgage on a real house. Wish I could give zero stars. read more

Don't believe the 5 star google reviews, looks like managers wrote them. They R updating some places on the inside but the outside is crumbling away roof rot, gutters falling off. Garbage all over parking lot, and there is no assigned parking like the ads say. The pools have not opened in over 3 years way before the virus problem. There is no security and cars and apts broken into. Very dirty, ants, roaches, spiders and water bugs. Lived there over 3 years and left. Office is kept locked no phone calls returned, mgrs are nasty. Rental prices are way too high for what you get. They say hiking trails, picnic area and playground not true. Pet friendly? Nope they want $450.00 no refund price for a pet! New owner does not care who rents here. Repair peeps are clueless and mean guess they underpaid. Beware before you are sorry. read more

After living here for several years there have been many ups and downs but now with the newest owner ATMGROUPLLC, or ATMREGROUPLLC the apartment complex has fallen down to a zero rating. Many of my neighbors have no working AC, heat indexes in the 100 degrees. A tree fell into a apartment over a month ago and nobody has even tried to remove it or fix the damages. Several apartments have blue tarps on their roofs from the heavy rain last week. No roofers coming to repair anything. These apartments are over 55 years old and they are falling apart inside and outside. The pipes are leaking in bathrooms and kitchens, maintenance people are not qualified or HVAC certified. If they do come to try to fix anything you can be sure they will break something else. They are raising the rent at epic amounts and you get nothing in return. DO NOT MOVE HERE! You will regret it and be stuck in a lease that only means one thing PAY your rent or get evicted! They do not care about the residents only the money. They don't do background checks and some very dangerous people are living here. BEWARE! The 2 swimming pools have not been opened in 5 years, they are both green and slimy. The ads are bogus, no playgrounds, no picnic areas, no amenities at all. The office people are terrible and lie while treating you like animals. read more
