I'm writing this review to caution others from doing business with OC signature Properties…read more.. Especially for Managing Rentals. I've dealt with Ron Accornero and Team for a little under 3 years. They managed a duplex I have in Orange. At first, they seem pretty decent and I thought their service Fee was great ($100. I guess you get what you pay for). Ron boasted about the success of his company and showed me a spiral-bound notebook of all the properties he managed... No Excel spreadsheets or Management Portals, a tattered-spiral notebook. Every transaction was done on paper! This should have been a RED FLAG from the start. Anyhow, they managed an existing tenant that was on the property for about 2 years and the communication between tenant and property management was subpar. Ron's stern approach didn't resonate well with these millennial tenants and so ultimately they left. In closing, I was told to compile a damage report for OC Signature Property. Something, I now know management companies provide as part of their service. They didn't. And so the property went back on the market for lease and two months went by before they could fill a tenant. I will have to admit, It took me 3 - 4 weeks to fix repairs and clean up the unit, but still... Welcome to the NIGHTMARE TENANT... YES. I often question their selection process. Their vetting methods... Home OWNERS, this is my WARNING to you... I can't stress how you can't go by "Here Say". OC Signature Property touted how excited they lined me up with the proper fit for my unit. THEY WERE SO WRONG! Their fine candidate Sold Drugs out of my unit. I had people stopping by at all odd hours of the night and had hundreds of plants throughout the unit... They had created a Jungle of palm trees to hide the property from the street view. Probably to conceal it from all the wrongdoings going on in there. I reached out to Ron like 5 times to express my concerns and even stopped by his place to illustrate how in danger I felt living next to a Club Med their tenant created as a DRUG riddled, air b-n-b... where the tenant created all these custom upgrades to my unit without my consent. Long story short, the unit was trashed... when the tenant had left. They used kerosene lamps throughout the house to cook drugs, I'm guessing... The walls and ceilings were seriously damaged. I was out of pocket with over 4K in damages and repair expenses. I also was appointed to create the damage report which they did nothing about having the former tenant PAY. In the end, I often asked myself, "Who's working for who?" Please protect yourself when doing business with OC Signature Properties. They will make many broken promises, so make sure you get everything in writing.

Honestly, as an investor who started out wholesaling and doing my own deals, I usually fly solo and don't see the necessity for having an agent. But however, encountering Zach has absolutely been the real deal and has completely changed my mind! (Just because I had already built a preconceived notion about the integrity of how agents operated from my experiences in the past!) If you're looking for someone who actually understands the Covina, West Covina, Walnut, and other surrounding cities, he's definitely your go to guy. Zach is also not afraid to tap into the surrounding San Gabriel Valley - definitely goes above and beyond into the markets! He doesn't just 'show houses'; he speaks the language of a real estate investor. He gets the nuances of rental property ROI, cash flow, and being able to identify distressed properties that have actual potential. Whether you're hunting for multi-family units or looking for off-market deals in the surrounding San Gabriel Valley, he'll get back to you with speed. His sense of urgency is like none other that I have encountered, since I do not have that much time on my hands to constantly do everything on my own. The quality in which he delivers exceptional customer service and understanding of my needs is extremely valuable, not to me alone but for everyone else that decides to go with him furthermore. What I appreciate the most is his vibe--he's super laid back and easy to talk to, but a highly revered professional when it comes to the technical side of the deal. He's incredibly amicable and serious, making the headache of escrow and paperwork feel like a breeze. He's never pushy, which is rare in this industry, and he actually genuinely listens to your long-term goals rather than just trying to close a quick sale. He definitely operates from a high standard of servitude and wears it on his sleeve, it is a shining characteristic that depicts his sense of morality. Even if you're a 'do-it-yourself' investor like me, having a partner like Zach in the Covina or San Gabriel Valley area is a massive asset. He's a solid dude who knows how to get results. Do yourself a favor and hit him up if you want to grow your portfolio the right way.
