I wish there was a way to give LESS than one star to this company! Being a Realtor for 27 years, I have never let my sellers down as much as I have with this deal. If a lender got handed an accepted offer from a buyer that has Great Credit, who wants to close ASAP and who was buying their home with No Home Inspection, wouldn't you think the appraisal would be ordered right away so that these clients could close on their house even sooner than a month? Well we are now pushing toward the two month mark and the entire time this company was Very Aware that the sellers had Hired Movers to get them to Florida and that the seller had a job he was supposed to start and the kids needed be in school weeks ago? Apparently, the first appraiser waited until the day we were supposed to close to tell this company he can't do it. The next appraiser finally gets in 10 days AFTER the scheduled closing date of the 15th but I was Still Told "Not to Worry" that the buyers loan was good to go, that the underwriters know there is a RUSH on this file and that there would be No Waiting Period - we could close right after the appraisal was turned in showing the value was there. With this being said, I made sure this company knew that the sellers were therefor NOT going to cancel their movers based on what I was being told. The 2nd appraisal was finished and waiting Monday morning, tomorrow is now Friday and we Still do not have a closing date or time! What happened to the "Don't worry the Underwriters know there is a RUSH on this file? What happened to the No Wait Period and being able to turn around and close? My sellers already pushed their movers, their new job and the kids school back 15 days but I made absolute Sure that the other agent and this lending company Knew these sellers had to be in Florida by the 1st. If this lending company was at all worried about pulling this closing off they should have said something because obviously canceling movers last minute that are scheduled to go all the way to Florida isn't going to be cheap, in fact it is costing my sellers $5,000! The sellers job was already pushed back once and this lender is Very Aware that now he will not make his second start date, will he even have a job now? It's hard enough for kids to transfer and start at new schools but now they will have to make up a nearly a month's work? This lending company Knows that My sellers used up all the money they had already purchasing their new home in Florida and that they NEED the money from this sale to pay the movers and their first mortgage payment on the new house. So much for not having "No Wait" on closing after the appraisal is turned in and for telling us "Not to Worry" everyone knows there is a RUSH order on this file, we can turn around right away and close. Tomorrow that appraisal will have been in Five Days and you'd think I would have gotten some kind or call or update today knowing that they promised my sellers would be in Florida by Today. Today my poor sellers had to borrow money to rent their own moving truck. My sellers have to now donate all their furniture so they could affordable a truck to just move their boxes and they have to leave town not even knowing when or if this house is closing. Every day that goes by, something could happen to these buyers. My people will be driving their boxes to Florida tomorrow with a rented smaller Uhaul. Can you imagine making that long drive, not knowing when or if their house is even going to close? My sellers had to give up their furniture, will be sued for $5,000 cancelling movers that were already in route, risking even having a job still, starting school late, and so much more... all because pretty much NOTHING this lending company has said or promised came true. I can't even count the times I was told "Not to Worry". How can I not get a phone call or any kind of an update when we were promised this would close Days Ago? With the way things have gone with this company I would bet the phone call I finally do get isn't going to be saying we are "clear to close" but I'm fearful the next thing I hear is "I'm sorry but the buyer's great credit turned out to be not so great.
