    We had a frustrating experience renting a vacation home from this property management company. The…read moreproperty was not properly prepared for our stay, and communication from the management company was unreliable throughout. The pool and outdoor areas had not been cleaned prior to arrival, making a key amenity unusable for the first portion of our trip. There were also issues with bedding that required multiple visits to resolve. Communication was inconsistent--we were told we would receive a call back regarding these issues on the first night, but that never happened and we had to follow up ourselves to get a response. Additionally, important details about the property setup (including a tenant on the property with visibility into the pool area) were not clearly disclosed during booking. While a partial refund was eventually issued, it did not feel proportionate to the disruption. Overall, this experience reflected inconsistent management and a lack of attention to detail.

I understand we are new but they should be following the rules and providing requested documents within 10 days. and should be directing our board to follow the rules. but I get nothing from them. Not a good first month impression so far. They also charge us a $3 fee to EFT dues. no option to write a check. why are we paying a fee for HOA dues we have to pay? I understand a fee for credit cards but EFT should be free or an option to write a check.

Aimee was friendly and professional. She knew the steps we were required to take for us to be approved as renters. Aimee quickly responded to any questions we had during the process. Once our move was successful, Aimee continued to keep in touch. We only had a couple of maintenance issues, which we considered normal, so we notified Aimee. Her response was fantastic! Aimee quickly got the help we needed for the repairs. On more than one occasion, Aimee would say "I appreciate you" as tenants. She helped me with purchasing my second home and made the process so easy and stress-free. Her demeanor is professional, calm and laid back - no high-pressure sales schtick, Nancy was on point with everything we were looking for. I was on vacation in Sarasota and had a limited amount of time to look for houses (I take my beach-time seriously). Nancy took my 'wants, must haves, and would be nice to have' into consideration, she patiently drove me all over hill and yonder to visit several houses. Eventually we got referred to Gulf Income Properties by a good friend and Terrence and Jason quickly swooped in to pick up where the other company left off, they've made repairs and improvements that we wouldn't have thought about, and in short order found tenants for us, and communicated constantly throughout the process!     If they respond to my below review don't let them fool you into thinking they care. They don't!…read moreThey have refused to repair any of the shoddy work. All the issues I reported to them are, in their words, "homeowner responsibility". They are content producing garbage and telling you it's your problem to fix what they couldn't get right. I'm very disappointed in the craftsmanship and finishing. For what their homes cost you would think that they would do top notch work but the longer I live in the home the more disappointed I get. Here's a short list off the top of my head: trim work throughout the house looks like a toddler installed it, the drywall work is the worst I've seen in the six homes I've owned, hollow spots beneath the floor tile can be heard while walking around, our driveway looks like it's been through an earthquake, the cabinets are one notch below ikea, doors don't line up and don't latch properly. Unless you have the time to babysit them throughout the entire build I would find a better builder, one that cares about quality instead of quantity and pays attention to fit and finish.

    I generally do not take the time to write reviews. It has to be something either exceptionally…read moregood or bad to get me to make the effort. In the case of MI Homes in the Bradenton/Sarasota FL area, it is the latter. First, I do understand the difference between production builders and a customer builder. I was in building supply for almost 20 years and I have built new 5 times previously and understand the challenges of finding good subcontractors. With the quality of framing, drywall, and trim carpentry to be expected, the builder needs to spend more money to get a painter that can hide some of those sins, not create more. The overall quality is terrible. I recently hung blinds and every opening was a different size, and none of them were square or level. I just completed rehanging the door in my master bathroom because it would not close or lock because it was so out of square. While hanging a wall mounted TV as I tightened the mount to the wall other screw heads began popping through the drywall as they were evidently not driven in completely when the drywall was hung. I am posting some pics of some examples of the "fine" craftsmanship - tile cut with dull blades, finish trim that looks like it was cut with a chain saw, sloppy painting and caulking, poor drywall finish, cabinets that look like they are 10 years old and we have been in less than 2 months....... The most upsetting part of this whole process was the lack of detail provided in the selection process. The model and design center only display the top-level appliances and bathroom finish selections. The drop in quality on the cooktop and dishwasher from what is shown there to what we received was not acceptable, and we are now replacing these items with upgraded units in a house we have lived in for less than 60 days. Worse yet we had no idea that the $1700 upcharge to put a shower in the power room instead of tub did not include the glass shower door. Sara told us "it is basically the same as the frame-less shower door without the frame". Um, not really.....we received sliding glass doors not a hinged door that I would rate below average apartment grade at best. These sliders were not on display in their design center anywhere and we were shocked when they were installed. I reached out to Kevin Archer the VP of Operations with multiple emails in regards to these complaints I received absolutely no response. We still have an extensive punch list to be completed, but in fairness with the COVID restrictions it has been hard to get anyone to the house to fix, but I will update their progress in the future. On the plus side we loved some of their floor plans and their pricing per square foot was reasonable compared to some of their competition, but if you don't have the skills, patience, or money (to hire a quality contractor) to remedy these issues stay far far away.....
