Of course it took many emails before Rentinc finally admitted they'd cancelled it even though the tenants are paying for it in their rent. The house from the day they moved in was filthy. Even the cleaners who turned up 2 hrs after the tenants had been given their keys said it was the worse they'd ever seen. As a guarantor of my sons rental payments , I've been banned from ringing the office !!! They've clearly mistaken frustration for abuse. They prefer to speak to the students as they get away with more with them. Theres 7 of them in the property and they've had 1 working oven from Day 1 and its still not fixed , the tenants will probably be charged for it on moving out day. On the surface Rent Inc has everything going for it. This worries me as custom can easily be sucked into it's rocky ride! Aimed at students searching for student property, Rent Inc's offices are appealing. Their location is perfect for custom in the middle of vintage shops, trendy cafe's and restaurants and Hyde park! For those living in the outskirts it is unavoidable. The offices are small however with contemporary, clean and minimalist design! It is a lovely reception to have to fill out papers and have consultations in. The staff however aren't as inviting. One lady that showed me around some properties was out spoken, rude and more interested in talking about pubs and clubs in the city and being hungover. This far from left me with a good impression! I didn't want a hungover young woman dealing with my property payments! Rent Inc's niche is an all inclusive price which is very different to what other businesses offer! Nevertheless with this inclusion I find that you end up paying for things such as insurance, tv license and sky that you wouldn't necessarily want, and this bumps the price up! In addition to this I have bad reports on Rent Inc's staff not dealing with customers complaints about issues such as damp walls and floor and broken showers and toilets! read more

I can't say i'm a fan of Rent Inc...they do have lots of things included in their rent such as rates, tv license and the likes, but the houses are really lacking in quality. i looked here when i was after 1 bed apartment and didn't have much luck at all. I rented from Rent Inc last year, i did not renew my tenancy nor would i ever return there looking for housing. A truly terrible experience, where i had mould on my walls for 5 months and they blamed it on me for putting the shelving unit, they provided and situated next to a wall, next to a wall. Fuck rentinc! They bamboozled us into renting a house by blaming its condition on the current tennants, little did we know that they were the only thing making it even remotely inhabitable. We arrived to literally an unimaginable amount of mould, food had been left everywhere uncleared by the staff and my bedroom contained one particular piece of ex food I was almost certain was a prop from a bad comedy film, with none of the appliances working and one of the rooms LITERALLY inaccessible due to the overwhelming stench we quickly discovered that no amount of hassling will cause them to take any action whatsoever, despite our honest best efforts we are currently literally living in a dive, the fridge is so warm I am literally unable to buy more milk than I can consume in a single day, the washing machine threatens to catch a light, the pathetic Luke warm shower I can only assume isn't dissimilar to a golden shower party (and probably less clean), the lights in the windowless stair corridor have all gone (not just the bulbs) meaning were forced to traverse the already hazardous area in complete darkness, I can't even write a metaphor for the mould without the putrid mental image causing an unparalleled neasea. THERE ARE LITERAL HOLES IN THE FLOOR THAT THEY COVERED UP WITH THE YELLOW PAGES WHEN WE VISITED, these holes LEAD OUTSIDE OF THE HOUSE, the only reason we have not been infested is because even rats can't live in the horrific conditions were subjected to. I'm literally in tears every time I visit home because I know at some point I will have to return to that ramshackle prison! Our door has been kicked in twice leading to the lock being broken so we've had to install seperate locks on our rooms and can't leave anything in any other room of the house for fear of it being stolen, when it rains water literally drips into my room. I've literally got to stop because the more i type the more it hits me that this is really my life, I am not exaggerating for comedic effect, they really subject people in the western world to these conditions. Although select members of the staff are friendly, and the office is quite nice, and our garden looks ok BECAUSE THEY CONTRACTIALLY FORCE US TO MAINTAIN IT. Fuck you rentinc, fuck you! BE CAREFUL! Don't be fooled by the swish office and smooth-talking salesfolk, they will try to take you for every penny! Rent dates for students are between 2-5 weeks BEFORE student loans arrive, so they will charge you between £25-50 for late payments (who has £1200 before loan day?!). Repairs take an AGE to get sorted, the people who do viewings for the next year are RUDE, internet is not included in the rent- it is by discount to the lead tennant which doesn't count as having bills paid for you in my book! On the surface Rentinc is a modern, student friendly company with stylish offices and a wide range of houses. Its only when you put pen to paper that things take a turn for the worse. We are currently with Rentinc and it has been a far from pleasant experience. Our house is literally falling apart, it stinks of sewage and the damp is causing the plastering to peal of the walls. Rentinc tend to ignore these issues and only deal with us when our rent is due. It is currently the middle of winter and our boiler has broken 3 times in the past month, to resurrect this problem it takes a lot of effort. The staff are unfriendly, some intimidating and sorry to put it bluntly but they don't give a shit about their tenants. During a recent house inspection they shouted at my housemate until she was in tears, all because of a bit of mess. It wasn't mess that would cause any damage, not even near dirty, just a few pots and clothes about....but what else do they expect from students. Especially when we moved into our house it was in a serious state. On a recent visit to their offices another tenant from a different house was asking to see the manager. A member of staff replied that he/she wasn't in and that they'd have to leave. The tenant requested to wait in the offices as it was raining outside to which the member of staff replied 'this is my shop and I'm telling you to leave'. It's not like we don't pay enough money to them to be able to sit in their shop to wait for the manager, appalling. We spoke to the tenant who told us that after a house inspection they were made to pay a large triple figure fine and all their deposits were instantly taken off them, all because they're house was unclean which could have easily been dealt with. I am disgusted with the way we've been treated by Rentinc. They're in it purely for the money and once they've got you in a contract they won't give your happiness and wellbeing a second thought. I'm only 3 months into renting my house with friends from RentInc and am far from impressed with them. Currently, we're paying for all inclusive bills which include gas, electric, internet, and contents insurance. However, the last tenants in our home were running on a pay-as-you-go gas, and electric meters, of which haven't yet been changed over.This means we have to keep going to the shop to top up all the time, which yes, granted we get it refunded, but we have to keep topping up quite frequently. The house isn't the best insulated, and now that it's getting cold, the heating needs to be kept on all the time, which is why we're meant to have all inclusive bills. Between us we've collected around £200 in receipts for gas and electric since the start of the year. We've complained to RentInc a number of times to which they reply that it's basicaly not their problem, and that they're waiting for British Gas to come and sort them out, as it's also costing them a lot of money to refund people.Surely they could chase this up for us. Since the beginning of the year after we returned our inventory sheet, we had a few things missing from the house, including the coffee table, tv table, computer chair, and a bedroom curtain. The garden was left in an untidy state, to which they say they will send someone round to cut this because it wasn't tidy by the time we moved in. This hasn't been done yet, after 3 months. I'm still waiting for my bedroom curtain, which is necessary as I work nightshifts. Our bathroom light broke, which took them around 2 weeks to come and fix, which meant we were showering in the dark all the time. The boiler was broke for the first month or so of our tenancy also. My housemate's parent had rang up RentInc and spoke to the manager, and found out that she had no knowledge of these fauts, which we have reported multiple times. I would advise anyone not to choose RentInc, they seem to target students as they know they can be quite vulnerable. read more

I've been with Rent Inc now for a year and we haven't had any problems at all! The all inclusive thing worked out like a charm, we spent a fortune last year on bills and had countless arguements about it, but this year its worked out cheaper and we haven't had to worry. The office is great, not so sure about the pink though! The staff have always been really helpful, the only thing i would say is that maintenance issues can take a little while to get fixed but when our boiler stopped working they were round straight away. We're signed up again for next year and fingers crossed it'll be the same again. Definately recommended. read more

Rentinc are awful. They double charged rent for my housemates and I multiple times so we had no money for food or drink, took months to fix the slightest problems so we had to improvise ourselves and did not give us our full deposit back even though we left the house in an acceptable state - claiming that they needed to fit a lightbulb for £40 when we had notified them previously and they had done nothing, and £310 for a deep clean that was just a mtter of wiping the kitchen surfaces. DO NOT RENT WITH THIS COMPANY.. if i could give minus stars i would. i see most reviews are good about signing up! obviously thats the bit they focus on, rather than customer service, yes they were brilliant to sign up with, its then living there you have to deal with. They enter your property without giving any notice, which is highly frustrating to me and my house mates when you are in your bedroom getting changed when they just walk in, no wonder they dont allow locks on bedroom doors!! Matt is absolutely awful to deal with. He is rude and doesnt listen or reason to anyone. Another thing, I had £900 rent taken out of my account as a direct debit without any warning. which i had already told Matt to cancel prior to this as i pay large amounts at a time and have no need for a direct debit, My rent is £461 so to wake up and find £900 gone is quite a shock! this was rent incs fault. apology? no dont be silly. So i cancelled my direct debit to stop this happening again. and called them to make my final payments. The lady i spoke to said i only had one month left to pay! brilliant i even asked her to double check this to make sure (given there track record), paid it there and then over the phone, month later i have late payment charges, because rent incs staff yet again got it wrong and told me the wrong amount, obviously Matt is no help and has just told me £50 will be taken out of my deposit. even though this is ANOTHER one of rent incs mistakes. My one year with Rent Inc was a terrible mistake. As soon as we moved in to our house we had numerous problems such as a filthy oven, mould in the shower, no internet (that was included in the rent) and a dangling flex in my room. It took weeks for Rent Inc to deal with any problems we had throughout the year. Their customer service was appalling, they lied to us, they were rude to us and our parents and most importantly, they did not fulfill the terms of the tenancy agreement. I can't stress enough that they are to be avoided at all costs. Don't be tempted by their flashy office and deals. There is a reason why they are not supporters of the Unipol Code! read more

My daughter and her friends have rented a flat from Rent Inc. for their last year at University. I would certainly not recommend this company to any prospective tenants for the following reasons.... Their response time to issues that arise is very slow and met with the attitude of 'if we don't respond, the problem might go away or the customer might give up trying to ask for assistance' I also get the impression that they think that they can ride roughshod over their tenants because most are young students and perhaps don't kick up as much of a fuss as an older and more experienced tenant would, which is a very disrespectful approach. Mind you, when I contacted them, being a concerned parent, I was met with a similar response, so I can only presume that the the disinterested way in which they deal with their customers has become endemic amongst their staff. As we speak, my daughter is about to complain for the third time about the damp in her room. They have changed the curtains once because they had gone black with mould, but never once have they addressed the actual damp problem. I have had to supply her with a dehumidifier to try to help the situation. I wonder if they will do anything this time? The ground floor flat has also been burgled several times (as has the flat above) and the effort it took to sort out insurance and additional locks and security lighting was a joke. The front garden was so overgrown that it was the perfect hiding spot of an opportunist burglar, but it took them 2 months to cut it back. One of her flatmates dad had to put a frosted coating on the windows to stop people from being able to look into the house because Rent Inc. failed to do tackle the security issues that the flatmates kept raising, mostly on advice of the police after each incident. All in all, not a very good experience, and taking into account the other negative reviews on here, I can only presume that there are definite customer service issues within this company. Please don't rent a place from this company. We rented a four bedroomed house in 2009 / 2010 for students at Leeds Uni and the place on handover day was disgusting and the electrical appliances were subsequently found to not be compliant with pats tests and therefore were a safety issue, The landlords were not interested in providing a clean safe environment for students to live in they just wanted their rent. They had the cheek to claim for a clean when we vacated the property at £150 too that we refused to pay and they are taking us to court. Look elsewhere we had a nightmare experience and we were not alone!! read more

This company is an absolute farce. Only rent with them if you want to be sending in "maintenance requests" to a system that completely ignores you, live in shoddy flats, and be reliant on people who have absolutely no respect for the tenancy agreement. My flat had a serious leak in the roof for 3 months, and their idea of "furnished" doesn't even include a hoover, or any cutlery. They enter the property without permission. I have never been notified of a viewing on my property, but if I happen to be home, some dodgy looking geezer turns up to the door with a poor unsuspecting viewer. They repeatedly ignore complaints and have a poor messaging system within the office. You can be ignored for weeks on end. Problems they promised to fix when we moved in are still ongoing 6 months down the line. Absolute nightmare of an estate agents. Unluckily for me, I have 6 months left of living in this hell hole, paying rent for absolutely bollocks all. No doubt at the end of the tenancy they will thieve my deposit. Don't you ever believe any single photos they put up on their ads. What we discovered when we left the property on the second day of rental was the decorations, lamps and those fancy stuffs were taken away leaving dirt and dust on the floor, as they said the decorations were for ad purposes only (???). We have agreed earlier on that all payment be made via direct debit, but they didn't inform me that the transaction wasn't successful, by which I personally went to the bank and the official said there were no request from Rentinc. I was charged £55 for that. Nearly a month now, after leaving the house finally, they told me they'd return £261 out of £600 of my deposit after a deduction of £39 to clean the property, and after numerous emails (their preference communication), I still wondering where my deposit goes and what happen to their maths. I am now taking another hassle to report to TDS for this dispute. What a waste of time, money and energy!! read more

Awful accommodation I wouldn't put a dog in. They tried to impress my son and his mates with a 52 inch tv and the place stunk of damp. The agents promised to get back to me time and again but I had to phone them 4 times.Still they fobbed us off and refused to relocate the lads....Students are being ripped off and agents like this and landlords are raking it in! Looks like it would be a good company to rent with but in reality its not. Rented for a less than a year before moving into a new property. Customer service was terrible, staff rude and would not solve problems for ages. Didn't even have a smoke alarm fitted in the living room for around 6 months! Would only email about viewings a few hours before they even showed up. Asking for items to be removed from the property to them actually removing the items took months as well. Trying to get the deposit back at the end of the tenancy took the mick as well, charging a quarter of the deposit for a small amount of cleaning. read more

Rent inc are TERRIBLE!!!! They seem all nice until they get you to sign their ridiculous money making contract!! Their broadband supplement of £15 per month is not enough for basic broadband in most of their properties areas. if one person does not pay the rent and disappears, yes its YOU, YOUR guarentor YOU WHO HAS PAID THE RENT who will have to cough up the rest YOU ON YOUR STUDENT BUDGET who will get all of those lovely interest fees, £25 fees per letter they send out. They say they will clean your house before you move in, they wont. They say everything will be working and great, it wont. We had a broken dishwasher, microwave, heating and washing machine and its not like they didn't have time to fix it, we moved in 3 weeks late! Also if one tenant misses their payment and wont pay, they will send them one letter, they will send their guarentor one letter then it all goes back to you and your parents. This company has no compassion if anything goes wrong they will charge you through the roof and take a good 3 weeks to fix your washing machine and 4 to fix the heating! WORST RENT COMPANY FOR STUDENTS!!! AVOID! AVOID! AVOID! read more
