We currently use Renters Warehouse for property management. We received a work order and a breakdown for the labor and materials cost, which was far above market rate (OVER 200% above the rate we were able to find in half an hour of research). Renters Warehouse was also not willing to share a receipt with us for the replacement parts, which was very disconcerting and not the proper way to operate with transparency. They could essentially buy any parts and charge us any price. They need to address this in the future. read more

I am leaving 5 stars because I really have had no issues with Renters Wareshouse, there have been a few communications things but they have done what they said they would do. They rented out my house quickly, they did all the work and I get paid every month. That's what they are suppose to do and have done. I recently spoke to Sloane from RW. I let her know about an issue I was having with my mail. She quickly addressed the issue and resolved it all within a couple hours. She was professional, and empathetic to the nature of the issue. This is the most unprofessional and unethical company I have ever experienced. We used RW to list a family property in the EV of Phoenix from day one it has been a nightmare. Our first tenant's were evicted within 9 months of their 2 year lease. (Wondering about fees? It is 1 1/2 months rent for a 2 year lease plus $90 per month.) Renter's Warehouse background check did not pick up their EIGHT bankruptcies filed within the last 10 years. The tenant's actually filed a bankruptcy while living in our rental, we never received notice. A year has passed since the eviction and they have made ZERO attempts to collect on the eviction fees. Our current tenant's put in their 60 day notice and we didn't receive an E-mail informing us until 16 days later. Forget trying to call them, all of their personal lines go straight to voicemail and your calls are never returned. E-mails never receive a response. A representative showed up for our owners end of lease walk-through with no keys to access the property. That's right, our renter's "moved-out" and never returned keys to the property. It has been 7 days and we still don't have keys. I have spoken to VP of Operations, Nick Bursaw, Director of Customer Service, Shawn Daw, Eugene Davis, Manager of Customer Experience, each of them refused to take responsibility for their very obvious mistakes. There are wonderful, classy companies in this world that obviously stress customer service from the top to the bottom. Then there is Renters Warehouse in Phoenix. Never in my life have I encountered a company that has such disregard for basic customer service, much less respect for fellow human beings. Emails and phone calls are rarely returned. When they are, smarmy, rude and demeaning responses are the norm. Might I add that we paid our rent crisply on the first every month and never caused a problem. This was just them responding to normal, regular old tenants. Reading through the reviews, I see that I am not alone. You can tell a lot about the way a company is run when you read how those reviews are responded to as well. Very illuminating, and not at all surprising. read more

This has got to be the worst property management company on earth. They are completely unresponsive to home owners requests. They do not care about your property at all. They make all kinds of promises and do not follow through. Sloane and her supervisor Katie do not return calls or respond to emails. They want to ensure that your property gets trashed by not following up on toilet over flow problems after tenants clog toilets. There is currently mold growing from water damage in my house and They are taking no action what so ever. They should be put out of business because they are that bad. read more

My experience with renters wear house is probably the worst run company I have ever dealt with their manager Joshua lack any skill of any kind. It seems threatening intimidation are the only managed style the agent I worked with did the best they could with the incredible lack support from their company. When I called the office I got no answer when I did get through it was a wast of time. Anyone wanting a property management company could do better with any other company. What a lousy property management company. I would not recommend them for anything. The managed my property for 18 moths as I live out of state. During that time they NEVER went by the property, never spoke with the tenants -- NOTHING, When I finally came back to Phoenix to sell the property I ;learned that the landscape had not been watered in 18 months. 4 large mature trees and a full yard was dead. My experience with Renter's Warehouse was great! The leasing experience was a breeze with a lot of documents being done online. The house was spotless when I moved in. I only had two or so maintenance matters in the 2 1/2 years I lived in my rental, and they were handled extremely promptly and the work was done well. When it was time to move out because of a job opportunity in another state, the process was smooth also. I would definitely recommend them. read more

Finally through with this company! Low and behold, I did receive a call back after my last negative review of RW. After listening to the voicemail, in which a man sounded as though in pure shock that his company had received such negative feedback, when I called him back, he was "in a meeting," so he had someone else talk to me. What I was told: my tenants were contacted in regards to the move out date debacle and what was explained to them was RW was at fault for mis-communicating the move out date with them. Not true. Our tenants called us directly and said they were told we wanted them out because they paid late, which was not the case. However, when I was contacted by the office gal, she was in such disbelief: "I don't know where they got that from, that's not what she had told them?!" Rrrriiiiighhhhht... Then comes the issue with the return of the deposit. Our tenants were wondering where it was. Tenants were told by RW that they were contacting us non-stop, leaving voicemails to get them back their deposit. Not true. Not one phone call. When we did receive a phone call, it was "oh, uhhh, you need to give your tenants their deposit by tomorrow! And it needs to go through RW so we can release it to them then we'll release your last month's rent to you"... Yeah, I don't think so. We just sent the deposit directly to the tenant last month, and just a few days ago, (don't ask why it took over a month to get the funds back to us/nor was their any communication as to what was going on this entire time), we received the funds. Thank you little baby Jesus, we're done with this company!* *well with the exception of our tax forms.... read more

I had a scheduled showing of a home with this renters warehouse that uses show mojo to book showings. The agent was Jan Favorite. She was late and when showed up asked about my family. I said we have a 7 year old 90 lb St. Bernard and she turned around rudely and opened the door and said no pets that large! Very rudely and didn't even offer to show home or talk to owner about considering our very well behaved dog. It's really sad that her lack of customer service skills is at the bottom of the barrel! She fake shakes our hand, never smiled and didn't even give a second thought of walking us right out the door, without even showing the home! I would tell anyone to never use this realty company! Rented a house north Peoria 8119 W Corrine Dr, moved in tons of things wrong owner and management company refused to fix. A/C went out 5-6 times, RentersWarehous was told unit was to small for house refused to fix. House had mold from roof leak never fixed. We had bad termite probelm, never addressed. all things on move in list that were never addressed, they are now trying to charge us for.. they are trying to keep $1400 of deposits!!! stay away! read more

I have one good thing to say about Renters Warehouse and that is they do make it easy for us to rent our condo. But they sure don't like to get our funds to us. When our last renters left Renters Warehouse did a walk through and deemed it good and returned the deposit less a small amount for cleaning but before our new tenants could move in there were repairs that needed to be done. What happened during the time the unit was empty?? Of course I was stuck either bill when it should have come out of the previous deposit. To make matters worse I have been charged twice and each time I speak to someone there I get no where. Moral to this story: don't trust Renters Warehouse to do a thorough walk through and don't trust them with your money. I would not recommend Renters Warehouse to anyone. Update: After many more calls, calls not being returned, and several different stories from several different people we finally had a resolution yesterday..... But today things are back to where they were, they claim we have been paid (when we have not been) and sent another completely different ledger justifying their position when less then 24 hours ago they agreed with us. I took care of those items and the condo rented in less than a week for a 2 year lease. Gabe was very proffesional, knowledgable and friendly and prompt. I'm not sure how they are with home owners but they aren't very straight with tenants. I've read a couple bad reviews here however and some are from homeowners. Their practices will leave you thinking they really aren't out to service you, they make me feel like an annoyance every time I called. If Renters Warehouse is the retailer and the homeowners are the customers, what are the tenants? The person that helped us find the property was very nice, but that made the entire transaction feel even worse. They send a nice person to help you out so you sign with them, once they have you locked in a contract, things change. I will avoid this company at all cost from now on. read more

I wish I could give zero stars. This company has no code of ethics and if you are the landlord just be prepared for renters warehouse to completely screw you over. I would have to beg and plead for them to do any type of property management. My tenants paid their rent late every month and renters warehouse just collected the late fees, so since they were making money off it it they never had a conversation with the tenants about it. Found out a stranger was living in my house, told RW about it and they also did not do anything about it. I would call almost weekly would get transferred 2-3 times and then would never get a call back. My house is now trashed! I called and talked to a supervisor made a complaint he seemed concerned and wanted to help then told me he would call the following day... guess what he never called back. I am a manager so if I did that I my job I would be in serious trouble. My mission is to make sure that no landlords in my area (Glendale/peoria) use renters warehouse. I called Renters Warehouse today, to inquire about a rental. I spoke to Steve who was extremely rude. He asked me if I was from out of state (due to my out of state number) and I replied "Yes. I moved here in December." Never go with Renters Warehouse, the company takes all your rental money you receive your tenants. Agent says $89 flat but in reality its $170 so double. Company takes first 1 or 2 months rent based on the lease but still you have to pay $89 fee and other taxes, processing fee etc. Never ever go with Renters Warehouse. I'm so pissed off. read more

Bogus charges, so called damage that wasn't there when I left the property. $50 for "damage" to a garage door opener despite the fact that the only thing wrong was the rubber button to push had essentially melted. $400 dollars for "professional cleaning" even though the house was swept daily, mopped twice a week and never left the tubs, sinks or bathrooms unattended. So called screen damage to a door I never used. This is why this company is so poorly thought of. I was going to use my deposit to fly back and see my parents while they are still alive but that has gone out the window. Rented with them for two years. Any and all maintenance requests took forever, even air conditioning service requests in the middle of summer. Eventually withdrew the requests and had to handle it myself even buying portable air conditioning units so I could figure out what was wrong. They sent out service people to fix leaky toilets only to have a 1000 dollar water bill because the service was basically useless. Eventually replaced all the toilet internals on my own dime so I knew it was done correctly. Spoke to the owner of the house and confirmed that the owner was never even notified of the service calls that I was waiting on and ultimately canceled. Only was able to successfully get one service request handled and it took weeks to fix A.C.. Upon move out, I took extra care to make sure the house was in exceptional condition only for the representative to show up and be unprofessional overall. He even admitted that he knew nothing about the house he was there to inspect. By that point I just wanted to be rid of them. I went through the extra steps to buy a house JUST not to have to deal with them again. After speaking with them, dealing with them as well as the homeowner, I can say that all of the negative reviews seem to have a common and familiar theme. Very unimpressed and would rather sleep in my car than rent from them again. Keep in mind this was for a $3000/month house. They have the advertising power, but don't have the service to back it up. I still haven't received my deposit refund three weeks later and don't actually expect to after reading the multitude of reviews saying the same thing. read more

They charged me several times with late fees until finally they admitted to being at fault because their horrible secretary lost my checks. They waive late fees for renters and lost the renters payment. Took three weeks to send out a 10 day notice and never sent an update or even let us know the renter is late. Made an appointment on Wednesday to see a property on Friday. The "agent" sent two emails to confirm the appointment which I felt signified an agreement to meet and show me and my family a property. We arrived 5 minutes early. No agent arrived at the appointed time. I called Renters Warehouse but got voice mail. I left a message on the agent's phone. 30 minutes after the appointed time, still no agent. I called the agent's number again and he picked up. "Gee," he says, "I thought I canceled our appointment because the owner has 2 other files he's considering." I said, "I did not receive any message from you today except for an automated email confirming our appointment 2 hours prior to the appointment." The agent then said, "Well, I can come down there and show you the property but the owner already has two applications." This guy gives all realtors a bad name. He wasted an hour and a half of my time, my husband's time, and my daughter's time. If you're going to schedule appointments, keep them or call and talk to the person instead of letting them sit, waiting for you. If the property isn't available, take it offline. I have never been so utterly turned off from a company by shady practices so fast before in my life. Let me explain. I own a home in Dobson Ranch that we purchased over a year ago. My cousin lives in a smaller town several hours outside of the city and decided to move to Phoenix. I mentioned to her after she secured employment that I noticed a house right down the street from mine (4 houses down approximately) that had been available for at least a month or more, and it was worth driving by to call the company. We drove by the home for rent and my cousin called. The home was still for sale and we were directed to the website. We both searched several times and could not find the home listed on the Renter's Warehouse website. We tried to call several times, and it was very difficult for her to get a hold of someone, during business hours and after (either times). My cousin was able to get a hold of someone and we tried for several days to arrange to look at the home. My cousin finally got a confirmation that a woman would be showing me the home tonight at 6pm. At approximately 5:30 I was concerned because it was starting to get dark already and if there was no electricity in the home we would not be able to take pictures to send to my cousin, let alone even see our phones in front of our faces. When I walked a few houses down to the front of the property, there was what seemed to be a family standing out front. I assumed maybe this was who I was meeting and started a conversation only to learn that it was two other separate families also waiting to see the home. The woman that pulled up to show us the house, by the name of Rae, first of all, was late. I was polite but mentioned to her it would have been nice to know other people were interested in the rental. What was interesting is my cousin said if the walk through was good she was applying immediately and wanted to know if anyone else was interested in the house. Whomever my cousin spoke to assured her no one else wanted this place? She said that she "Always shows her homes this way" and that I looked familiar to her. I responded I couldn't possibly be familiar in the slightest, I had never talked to her and I was viewing the home for my cousin. She said "I'm sorry if you feel uncomfortable" - with her tone of voice it was a little off-putting and I explained it was not about being uncomfortable at all, it was simply the fact of being knowledgeable about a situation I was walking into, and I liked to be prepared. Walking into the home I asked about electricity due to it being dark. SURPRISE, no electricity in the house. She ran around frantically and opened the blinds, explaining that "Oh I opened the blinds so YOU CAN SEE." If she could have been any more facetious I would be shocked. She was downright rude. After the three separate parties including myself looked around IN THE DARK I tried to take a few pictures and tried calling my cousin to let her know my concerns. The woman (who did hand me a business card, which I guess was the only positive thing) started rambling off fees and how the process is first come first serve. Basically making us feel like the whole process was a competition so whomever put in their application fee (non-refundable) would be the first person to get the home for rent as long as they had credit scores over 600. Regardless of credit scores, she said if your score was less than this, they can still work with you, but only if you are honest. She rambles on about a previous customer who had a Harley Davidson repossessed, blah blah blah. I still can't get over how rude this woman was. Because we are renters and it's a good market she felt the need to say AGAIN as I was walking out the door loud enough for all the other prospective renters to hear "I'm so sorry you felt UNCOMFORTABLE!!!!!" I don't know if this woman realized I was also checking this company out so that I could possibly rent my home out to them next month, but it doesn't matter. I called my cousin immediately to tell her to NOT PUT IN an application with this company. Especially after reading their reviews I can be sure of two things happening: 1. If she put an application in for this home, she probably wouldn't get the home and would have lost out on at least 50$ if not $100 for her and her husband both to apply. 2. Once I type this review on Yelp, KEVIN O will be responding on behalf of the company, because he literally argues with other customers regarding their yelp review. 3. I will never, ever, recommend this company to any fellow homeowners or anyone prospectively looking to rent a home in the Phoenix area. I've been a renter for 15 years and a homeowner for almost 2 years, and I've never received worse customer services, from the very first impression. TERRIBLE. read more

This company was terrible.... Getting them to call you back was much like pulling teeth. I had little to no communication given to me when my tenant failed to pay rent. I asked SEVERAL times for a home inspection - none were done. The other thing they fail to mention is, when your tenant fails to pay rent on time, RW charges them a $50 late payment. RW then takes this payment instead of giving it to the owner because "It costs RW more money to collect your rent"... To me, that's business. I pay you $80 a month to "manage" the property why are you then taking my late fee? Maybe you should charge $130 to manage instead. I have also yet to receive any move in/move out videos as requested. When I call and speak with Nick to express my dissatisfaction, his response is "well, that's your opinion". Very unhappy with RW. After 2 years of renting from them we were contacted about the renewal of our lease. The terms were to stay the same as the prior leases. I did not read every line of the lease as it should have been just an extension of time. So shame on me. However, they did miss represent the terms. They added an additional 2.5% increase in fees to the lease to cover administration fees. And then proceeded to charge the extra $40+ a whole month early. After nearly a whole day to get to the bottom of the charge I now get to wait for a check for money they should not have charged this month to begin with. I took them as a company that would have integrity and when they state they would renew at the same terms that meant the SAME TERMS not a hidden increase. Am I now paying for all the ads I hear on the radio? I am sad to say that the honesty of the staff is now in question for me. I have a hard time doing business with a company that hides in the gray areas of the law. I miss my original leasing agent. Sad to hear that they had left the company. Be careful and read EVERY LINE of your lease and renewals. Make sure that you do not find yourself like me with an unexpected increase. Protect yourself and read all the fine print. read more

Beware!!!! This has to be the worst company to do business with! As the property owner, we started our nightmare with Dave Meiners, he found us a "qualified" tenant who had an arrest history and poor credit due to non payment of rent! Communication was awful the only time I got a response back from this office was when I requested the corporate number, At that point someone was willing to take my call! It seemed like every Friday at 5PM we would receive a phone call letting us a repair was needed at the property. When I asked when the tenant called in the issue they would tell me Tuesday. They were trying to charge us the after hours rate. Our tenant thought we were not doing the repairs when it was actually Renters Warehouse not notifying us of the need for the repair. At one point there was a plumbing issue and we asked them to send their plumber out. The genius went to the wrong house and camered the wrong pipes. They sent an inspector out at my request who reported no issues at the house and a day later I received a notice of repairs needed. How can you inspect and find everything perfect and the next day have several repairs you want me to make? Maria never returned calls, I sent an email stating I did not want them collecting partial rent from my tenant at their recommendation, but I guess they can't communicate within their office and did accept the partial payment and we were stuck for another month and they had the nerve to keep the late fees!!! Katie decided that a repair that was clearly caused by the tenant needed to be split between us and the tenant. She just arbitrary makes decisions. Shawn tried to make things right but there was no making it right when your staff is incompetent! Also beware of their accounting something fishy about it. read more

Our house was broken into yesterday. I called these people and the landlord directly. They made us pay for the lock replacement and new garage door openers since that was open. I was blamed for an incident that was not my fault and a garage door clicker that was stolen (long story!) Because of that, Renters Warehouse told our land lord he was not responsible for the charges which were over $100 to have a locksmith re-key everything and new openers. They flat out placed the blame on me for a situation that was far out of my control. DO NOT RENT FROM THESE PEOPLE!! It takes forever for repairs, if they even come out at all. We have a refrigerator that currently works but is about to go out. They told us to wait until it breaks. Scam artist would be a nice term! read more

If you are in need of rental property management services, DO NOT consider this company! They are amazingly incompetent! We made many attempts to get maintenance/repair job completed by calling numerous times, emailing numerous times and texting the agent we signed with, and two different individuals who were in charge of maintenance department. Repairs never happened! We requested to receive receipts for other repairs they did and never received them. Follow through is not a strength and they don't seem to understand the concept of customer service. I would strongly recommend having NOTHING to do with this company or you would most likely deeply regret it as we do...they are good at taking their monthly fee and any other fee they can come up with. read more
