Here's how this went down: Yesterday I contacted the company telling them that I am very interested in their 3BD/2BA home. I got a text from the property manager I sent my ID via text (SUPER INSECURE PRACTICE for a professional property management company) to Tony Westlake the property manager advertised on Zillow. Not hearing anything back after I sent my ID I started to worry and followed up. I was given access to the property via a code for the key box. Before I went inside, I inspected the backyard, which was dirty and generally unkempt but pretty normal for a yard that was pretty unusable. I then went into the house. As soon as I entered I was greeted with a pile of trash in the entryway. Nothing had been cleaned in the house. My first thought was "who gives potential renters access to something like this with 0 warning?" Luckily they hadn't cleaned the property yet because I was able to see the enormous amount of damage and poop from what looks like a fairly serious rat infestation. There was water damage to the floors in both bathrooms one of which was advertised as a full second bathroom but was just a half bath. The stove in the kitchen was not the one pictured. It was older and beat up. There was rat droppings in every room of the house. The full bathroom was missing tiles and the hall closet behind the shower had a poorly cut out hole with a door installed over it to access the plumbing. All of this was alarming so I hit up Tony and asked if we could talk. I said I was interested still but I'd like the property to be cleaned up and the rat problem to be resolved before I moved in. He assured me it would be handled. I asked him when it would be move in ready & he said by Monday of next week. Wait. What? You are going to have this house rat free in less than 5 days? I figured: ok well I won't be able to move till the 30th anyway so it will give them time to do the major repairs. I submitted an application and got a message telling me that I was approved but I needed to put an $850 non-refundable deposit down to take it off the market. I was busy and didn't respond and was having serious doubts about moving. It didn't feel right. Today comes around and I get a message from another number that asks if I'm still interested. I responded yes but before giving them an $850 nonrefundable deposit I'd like it in writing that they will resolve the rat issue and follow up on it and that they resolve other issues around the house before I moved in. A little while later I get a call from this number. An unidentified woman starts telling me where and when to come sign a lease. I express to her that I have concerns that need to be addressed before I give her any money. The woman - who kept talking over me on the other line - straight up said that they will not put in writing that they will resolve the rodent issue because it is a liability for the owner. WHAT?! A liability for the owner to be held responsible in writing for making the property move in ready & livable?! SERIOUSLY?! I said okay I'm not paying a deposit for that then. The woman on the other line (STILL UNIDENTIFIED) starts getting rude while a kid is in the background screaming. She tells me "Well I'll just contact you when the property is ready" then and hangs up on me. Shortly after that I get a message from Tony Westlake telling me they will not be renting to me. HA! I'd rather stay in my small home where my landlords treat me like a person and take care of their properties as well as their tenants. STAY AWAY This company is not worth it. Their reviews say a lot! Glad I didn't give them any money at all. They are scam artists.

This property company is one of the worst in OKC if not the entire state…read more first rented a property about 4 1/2 years ago 3 days after moving in we noticed small bites on my mom. After a professional (Red Dirt Pest Control) informed us that the carpet was infested with bedbugs we had him take care of the problem. Cost us out of our pocket $1000. The privacy fence on the South side of the backyard needed replacing due to the dogs next door chewing through. They reimbursed me for materials but nothing for the labor to have it replaced. A new lease was signed 2 years later the office manager came through for an inspection and the first thing out of her mouth upon entering was "I thought you had pets" she was informed that we did have 2 animals but they were both house broken and were taken to a groomer at least once a month for bath and grooming and bathed at home every other two weeks. Her response was "You can't even tell you have animals ". fast forward 1 year and 10 months I went in to let her know we would be signing a new lease, and was informed that they were selling all of their rentals in that area so we had 2 months to find someplace else to live. Upon preparing for the move out inspection all items on the checklist were completed above and beyond. she arrived for the inspection I gave receipts for the professional shampooing service and receipts for the professionally cleaned house. All they could comment on was how good the carpet looked. Upon having to wait 59 days out of the 60 and a minimum of 10 phone calls we finally got a check back for our deposit. It literally took me sitting in the parking lot from 10:30am to 2:30 pm before I was allowed to get the check. They deducted $25 for a supposed blind that had to be replaced. They went in and basically gutted the house before putting it on the market and replaced everything countertops included. So why we wer charged for something they were replacing anyway is a question for books because of course threw away or reused anything they removed. Here's the kicker they charged us $75 for pet odor there was by her own admission 2 years prior 0% pet odor. We didn't suddenly change the hygiene of our pets and on top of that I painted every single wall in the house and professional s cleaned everything else. Between the paint smell and the carpet shampoo if there had been any pet odor (which there was not) it would not have been noticeable. From the day we moved in things were promised to be fixed such as the gate needed to be replaced never got done. Guttering on the front of the house so our rose bushes didn't get drenched every time it rained never installed. We used to run apartment complex's and know how important an exit inspection is this house was 100% better than when we moved in. They will literally make stuff up to keep parts of your deposit not to mention they charged us a $300 pet deposit when we first moved in. And then on top of that $ 50 a month for a service animal for the first 2 years. I don't know how their math works but according to what I was taught that's still $225 left out of the non refundable pet deposit. Beware they are not just crooks they are lazy crooks. DO NOT RENT FROM THIS COMPANY!!!!!!!!!!!! Any other company in the OKC Metro would be better!

I chose Zach Ryan to rent from due to a recommendation from a friend and I am really glad I did. I…read morerented from them for around 8 years and both Jamie and Maria were easy to work with. At one time I had a medical emergency and times were hard but they worked with me until I got back on my feet. I would use them again if I ever moved back to the Moore area.

My wife and I applied for one of their managed properties. We were approved and told we had to pay…read morethe $1600 deposit. We had not yet seen the lease agreement. Once we received the lease agreement I began to fill it out reading it thoroughly. I noticed that we were not allowed to hang anything on the walls. Weird, but not a deal breaker. Further in it read that the provided and overly promoted included appliances would not be repaired or replaced if they became inoperable. I called to verify and was told only the stove would be repaired or replaced if it became inoperable. All other appliances had no guarantee and were provided as a convenience. We decided to go a different route since the ad for the property made a big deal of the provided appliances. One of the reasons we rent is because we don't want to be saddled with repairing or replacing appliances or anything else that may go wrong with a property. I emailed the company and text the representative who showed us the property. I wanted to know how to go about getting our deposit back. I was told that the deposit was non-refundable. I asked where that was stated. She said it was in the application. This seems like a deceptive practice. I mean, we weren't given the lease agreement until after we paid the deposit. I was told the deposit was being kept because the owner had missed out on a week of advertising and possible renters. I thought it was a security deposit, not an advertising deposit. Anyway, lease at your own risk. I guess I should have looked up the reviews before assuming this was an upstanding business. I have requested a copy of the application I submitted. I will update next week whether I get a response or not.

I've rented from 5 different…read morecompanies since moving out in my own and this is by far the worse one between Muskogee, Tulsa, and OKC. Maintenance is an absolute joke unless they enter your home without warning or permission, the house itself is falling apart barely 3 years into a "remodel". Floor panels cracked, bowing up, foundation cracks have shown up ALL OVER the house. They don't use any licensed people to perform work, we had to have a snake drain because we've had issues since moving in and they tried to charge us almost $200, and then when we had a pipe burst they called thier unlicensed plumber maintenance guy to do a crap fix that is still not 100% and happened months ago. Key will raise your rent every year you re sign no matter what, any "emergency" maintenance is actually through the owner who is a rude snob who has 0 knowledge of maintenance and usually takes about 2 hours to respond to a "emergency" Save your money and headache.
