I've lived here since 2021 and the neighborhood is what you make it and your experience will depend on you as a person and what you value. The cost and location have been the competing factors that have kept me here so long. I've never had any major issues in all my years of living here. The property has been through several property managers and leasing agents but overall still a great experience when needing assistance in office. Ms. Donna is my absolute favorite and she's always my first go to when I'm in need. The maintenance crew has always handled my request for the most part in a timely manner. There have been a few times where I've had to reach out more than once but overall great service. I'd like to especially give a shoutout to Jai, Roberto, Fred, and Keith. The leasing office does host events from time to time for different holidays & those are always fun. The property allows dogs but unfortunately doesn't do a good job at enforcing that owners clean up after their dogs. The property is filled with dog poop. The most they do is send out an email which is useless because not only is it not enforced but I don't think they care enough to figure out who the culprits are to enforce their emails. The neighborhood has a lot of children & the pool is always crowded when open and there isn't an attendant from what I've seen. The children are often rowdy and unsupervised. The gym is only open during business hours so if you work a 9-5 you won't have access to use it, the equipments is also limited. I have been living at Regency Park Apartments for 5 years!!! it is a great place to live it's safe quiet kept clean, maintenance comes when you send email to office about anything needed done it will be done the next day!!! Mrs. Donna Patrick is the best she cares about the tenants at Regency Park!! She is great at what she does and does not play when it comes to turning in that rent!!! There would always be alot of stray cats around and ppl would feed them. Trash would be all on the ground near the dumpsters. Management would always cut the water off to service the plumbing for hours every two months and the water would come out brown. Maintenance would be slow to respond to any issues or not show up at all. Celina Mayo would never respond to calls about issues in the property. Most of the staff were rude. The property was also very noisy. There was always bugs no matter how much I sprayed to get rid of them. I don't recommend you move here. read more

HORRIBLE EXPERIENCE. I signed a 15 month lease with them and was never late on rent, the maintenance team was horrible my AC probably worked 4 out of the 15 months I was there I moved out on the 29th July but my lease ended on the second of September I rented out a washer and dryer from appliance warehouse, which is a place they recommended me. I told one of the leasing office lady's upon turning my keys that appliance warehouse will be coming on the third to pick up the washer and dryer and if they were able to open the door for them once they arrived, she agreed then went and told them to throw everything in the apartment away which is the only thing that was left behind was the washer and dryer. They acted like I never explained that they were coming and made it seem like she never agreed now I have a $30k appliance bill on my credit because of their poor communication read more

There is a sink hole that is at least 5feet deep in the parking lot right outside of my unit. It has been there for months. Not only does the property refuse to fix it but they refuse to send notification to the community to tell them of the dangers on the property. Kids ride bikes and kick balls daily right in front of the hole unknowingly because the hole is covered with a piece of plywood. This is ridiculous and extremely dangerous! read more

The reviews on this complex are dismal. I hope the property owners take advisement from the tenants and those that visit their property. This review is based solely on the viewing the complex as someone riding through the facility. I decided to post pics of the property because often times when you are looking for a place to live and searching in the internet, the pictures are either vague or they just show you the bare minimum from the perspective of the owner. The pictures posted are from the perspective of a potential tenant. This property is located in East Point Georgia. The first thing I noticed riding through is that everything has changed. This complex used to be abandoned and completely run down. It is nice to see that they have remodeled these units for the most part. The curb appeal is nice. Nice trees and shrubs. The apartments wind and wrap around the property. The property was clean. There was no loitering, loud noise or other issues that I could spot as I was passing through. I did not see anything out of the ordinary. The grounds are well kept. Do the research but it looks fine from the outside but it could be a different story on the inside. It would be nice to see someone who actually lives here to post a few pics so that potential tenants can see what they are really getting and not just the model pictures that are up on the page. Hopefully all the issues that were in other reviews have been resolved. read more

I've lived here for about 6 months and I love it. My central air stopped working and I had to put in a maintenance request they were here first thing in the morning the very next day. Jonas on the maintenance team was able to diagnose the problem and fix it within 2 hours. The staff is great the property is kept well and it's very quiet. I have every intention I'm renewing my lease. Management also does a great job of keeping in touch with residents. I love it here! read more

One of the doors in my grandmother's unit was damaged while moving out! So they deducted $150.00 from my deposit for ONE CARD BOARD DOOR!!!! This place is only out to rob you!!!! Week 3 of having gnats and a mildew/moldy/old smell in my apartment. The leasing office took 2 weeks to address my concerns and it took me to have to go up there and act a fool to get a response. After 2 long weeks of deep cleaning and bombing my apartment because I was told by maintenance staff that I wasn't cleaning good enough (my apartment is NEVER DIRTY or smelly and I've been here a year and a half) they finally went next door to find the vacant apartment was filthy, had bugs and a terrible smell. I was told the fridge was shot with food still left inside and that they would deal with the apartment and follow up. They took the fridge out, the gnats simmered down some but I'm still left with a smell. Oh, also no follow up. I'm a clean person so you cannot imagine how much this is driving me crazy. I run a business outside my home and I'm missing out on money because it smells bad and I cannot have my clients coming in thinking I'm a filthy person. $2400 to transfer and $3360 to terminate my lease for a issue someone else caused. I lived here Jan 2017 to Jan 2018 while in school at GSU. Pros: - Good Location. Close to Market Place/285/Airport/Marta Station (College Park) - Price. At the time my 408sqft studio was $581. Which was great because I was working part time and going to school full time - Plenty of dumpsters around the community. Still occasional trash but some people are just lazy - Rico. Very nice maintenance man who lives in the complex. Very reliable. - Women in leasing office were generally pretty friendly Cons: - Roach Infestation. I was raised a very clean person but in this community it all depends on your neighbors. I had to bomb when I moved in and I put traps in every corner. I only saw pest control once the whole year. Eventually, it was under control. - Spiders coming out of unused vents because there isn't central air. Again, eventually under control - Occasional gunshots at night. I mean it is what it is . Apparently it's a little better but I haven't been there since I moved out. - Kitchen. On the older side of the complex where I was, you can tell that they literally just paint over the cabinets. It's just multiple layers of brown paint . One was literally painted shut and I couldn't open it. Overall, I never had any issues with my neighbors. I was gone most of the time anyways. I've seen other reviews where people have had their apartments broken into. I personally never felt uncomfortable leaving the house for work/school all day or leaving for the weekend. This was my first apartment and a definite learning experience. Oh! Also, renters insurance is well above average due to crime in area. This place has management that lacks customer service skills. Do not move here the security is ridiculous. Securing your garbage is taken to the dumpster but not ya mail being stolen or opened. There is an infestation or roaches oh and you have to pay for the pest control . There are dogs that should not be allowed there on the premises. The maintenance people are always being called. And they suck. There is pee in The hallways. Laundromat is hot as hell no ac and the machines are small n dirty. The gym is only open when the rent office is 9-6pm when ppl work at those times mon-fri Sunday it's closed smh. This used to be s great place new management sucks read more

Moved in a year ago...Just wish some things were better for the money per month. I have had NO trouble and the staff has always been nice and respectable to me. Some improvements needed. My carpet, Laundry & Equipment, Gym Hours (for working people and weekends) Adult pool hours needed. Pool cleaning often.. But I like it and renewed my least Like I said, Its okay and it can be a lot worst; but they have security and a good systematic way of doing things. But they can only do what budget/upper management allows. That's how business'es is run. But it been a respectable place for me and very convenient to everything. Today I called in to get repairs done. Mr Rico came by and fixed a problem that I have been complaining about and was told could not be fixed . not only did he fix it but he wad quick about it . I also had 2 other work orders that O called in. I asked him if he had the other two orders and he didn't but he did not leave until all my repairs we're done. Thank you very much mr. If you are looking for a pleasant and reliable place to live, avoid Regency Park Apartments, 3200 Desert Dr, Atlanta, GA 30344. Do all you can to find another complex and if this is a last resort only then should you settle with such a poorly run location. I have lived here for some time now and I am eager for my lease to end so I can move to a place that is better run. There is so much that needs fixing with this complex. Firstly the office staff seem to like to play the role of being oblivious and they may very well be, but if that's the case they need another job. They act like they never know what's going on when there are inquiries or requests made whether for maintenance or for amenity availability. The office staff carry around bad attitudes and are very unprofessional. They do not know how to communicate with tact or respect and it makes you wonder how they can be the ones in the office, left to take care of their residents let alone be professional or polite in their encounters. The pool is so low-grade. It looks unclean not just inside of the pool but the surrounding area where you would lounge along the poolside. It is muddy and looks very unsanitary and nerving. The pool is occasionally open in the summer even though it is supposed to be open all summer long, when you speak to the office about it, they give you a lousy nonsensical excuse such as the "lifeguard is not in today therefore it cannot be open." Never have I heard of a complex insisting to have a lifeguard on duty and to add to it, he's hardly a lifeguard. If a lifeguard is required then it should be required that he's there or his replacement is there every day that the pool is supposed to be open. It's baffling that this is how they operate. On the few days that the pool is open when it should be, it often opens 3-4 hours later than the sign says. The gym is broken down, once you go inside to actually use the equipment, you realize that their lifting equipment, weight equipment, treadmills, etc. DO NOT work. I believe out of the few (5-7) equipment stations they have in the gym, only 2 work. They list these amenities as if they are worthy when they are very poor. The fact that we are paying for these amenities that are rarely available and frequently faulty is disgusting. I do not know how they still are holding up as a leasing office. Not only are they poor at giving good service but they don't even provide good, proper amenities to make up for their unprofessional and unkind slack. The maintenance team is also not good. I have witnessed them go into my neighbors apartment when she was not in and leave WITH HER DOOR UNLOCKED AND WIDE OPEN. You could literally see the inside of her apartment from the street, me and my spouse were shocked and of course we closed the door behind them to keep her privacy in tact (by that time it was already left open for at least an hour). They do not tell you about any maintenance until a day before they are scheduled to come into your townhouse or apartment and do whatever they are saying they need to do, giving you hardly any fair warning to be home or cage your pet before they arrive. You can call the office to request a maintenance issue to be resolved and they only sometimes follow up and show up ready to fix the problem. As if they don't want to help when it's nothing you're at fault for. I have had to call time after time just to make sure a single request was maintenanced. And this had to be done on numerous occasions. They also have business leasing office open hours listed on their website and they definitely don't follow these hours. Their website information most certainly needs updating. They have roaches, rats, bugs etc and do not care to truly rid them. I have an infestation of ants and my apartment is tidy and clean, they swarm in and are unbearable. This is not a place anyone should live. read more
