I never ran into any bug problems either, though that may be because my unit is elevated off the ground. When I screwed up big time during move out, the property owner Tom Cross was flexible and willing to help me out. I was able to stay an extra day and they let me off easy for leaving behind a lot of stuff in my apartment. Had a good time here!

Star Crossed Properties is by far the worst apartment complex management I, or anyone I know, have…read morelived at in Davis, a belief that is seemingly reinforced by all other negative reviews online of the apartment manager Tom Cross as well as the other properties associated with him. This includes repeated mentions of Tom Cross taking significant portions of your security deposit (it happened to me too!) for "required" carpet cleaning and other "required" cleaning expenses which he says he will only waive if you go and spend hundreds on professional carpet cleaners rather than renting the equipment yourself. (Further explained below). A brief list of "amenities" offered by College Street Apartments include, but is not limited to: * Cockroach infestations * Lack of privacy due to shared "yard" space being connected to bedroom window and kitchen door leading to kids knocking on bedroom windows and kitchen door frequently * Drawers that are boxes within holes in cabinets aka no slides or movement for the drawer * Toilets that drain back into themselves when flushing even just for urine aka every time meant flushing twice * Fridge missing multiple shelves and freezer missing all shelves * Countertops not attached securely with inch tall gaps * Peeling carpet/floorboards exposing toxic materials and possible mold infestations (thick, white chunks) * Large gaps between AC unit and outdoors making it very hard and costly to cool/heat apartments as well as bad smells, loud sounds, and frequent dust coming into the apartment. Especially annoying during fire season when my AQI sensor would put the readings just as high indoors as outdoors even when running air purifiers. *Less than 24 hours notice that people will be entering the apartment during the middle of the work day. Then never showing up and saying it will be the next day....and the next day....and so on.... Thomas Cross ensures that he takes the majority of security deposit to be used for cleaning. Despite explaining to Tom that all areas were clean, and Tom himself agreeing to this when seeing it in person, he only returned ~30%. I imagine a portion of this imagined dirt and grime Tom later found once the college students he leases too have left the area and are not there to defend themselves came from he and the associate he brought with him to move-out. This way not only could Tom track grime around the apartment, his associate began moving in equipment and tools while also occasionally hopping into the conversation to speak over me along with Tom. This is especially interesting that he ensures to charge very high rates for cleaning despite having to spend hours cleaning when first moving in due to significant grime covering the apartment. Furthermore, I took videos and photos of the apartment at move-in and the apartment at move-in had significant dirt compared to the clean apartment I left. Another example of Tom Cross employing unethical business practices is misleading potential residents by offering private patios. However, this interpretation of "private" seems to mean a small shared, dirt lot covered in garbage, abandoned toys, etc that is theoretically private to all residents as long as no one walks ten feet off the very busy road. Additionally, this means outside your bedroom window and kitchen door there is frequently people feet away at any time. I often was woken up in the night to kids running around the apartment complex, tapping on windows, knocking on doors, or just generally yelling, etc.

The units are very spacious (especially the living rooms), and the 1BR + Loft was a very cool layout with a ton of open space due to high vaulted ceilings. We don't have any noise issues, and the neighborhood isn't problematic. Even though our bedroom window faces the pool, we have yet to have a noise issue (this was a problem at every other apartment I've lived at). I work at a nearby Fire Department, from which I often come home exhausted, but my quality of sleep has been amazing since I moved to this comfortable setting. It's a part of the green belt, so I can literally step out the door and run to one of probably 15 beautiful nearby parks. Safeway and Savemart are pretty much equidistant, so I always have a choice of walking-distance groceries, and a I've seen few bus lines pick up here if you're a student and need to get to campus. Parking is always available for residents, and street parking is always available for guests (especially on Anderson, North of the Alvarado roundabout). Like almost all Davis apartments, the cabinetry and some appliances are '70s-esque, but everything in our apartment works perfectly and the AC/Heater is extremely efficient (the first apartment where I am never too hot or too cold). I used to live at Chaparral Apartments - where Kerry K. was previously the manager - but when she left, our experience turned pretty miserable with the new manager, Tara. The most pleasant surprise greeted me when I went to tour Chautauqua to find that Kerry had left to become the manager here. She is very friendly and organized, and goes out of her way to help her residents. More than once she has called me on a weekend to help with apartment issues. I'm transferring to a renovated 1BR next year because they look amazing, and she called me late last Sunday to let me know the unit I wanted had become available. No apartment manager I've met has worked all the way through the weekend like that. All of the other staff here are fantastic, as well. The girls at the office are always sweet and accommodating, and the maintenance guys take care of any problem same-day with a smile. If you see them around Chautauqua and have an issue, they'll normally even pause what they are doing to help you. It kind of feels like a big family here. I'd recommend Chautauqua to anyone. All of my friends that have lived here or are currently living here stayed more than one year (which is why I checked it out in the first place).

The Suntree homes themselves feel very homey and have a nice community feel to them. Residents there were all super kind and easy to talk to, and all had great things to say about their time living at Suntree. There are (very yummy and free) snacks, candy, drinks, coffee, and printing all at the front desk as well! As a college student that goes a long way! Great location and Alisha and Leslie were super flexible on pricing since my friends and I were working with a tight budget. The Unitrans bus stop is right on the property and getting to and from campus is a breeze. HIGHLY HIGHLY recommend Suntree to all prospective residents, you won't regret it! 5 stars!

The complex is very clean and pretty. Don't wait until the month you are moving out to explore the pathways nearby. The greenbelt is in your backyard! Great for a little break from studying. Also conveniently located next to J (silo), G (MU), and F (MU) bus lines which run very frequently. Savemart is within walking distance which is handy. I often took the bus to the store and walk to the apartment. Safeway is within biking distance. Easy bike ride to campus too. The pool is alright. I used the pool area once; the pool was not heated and the hot tub was dirty/covered in bugs. I did notice that at the end of summer they did drain and scrub the hot tub. It is centrally located and so it can be a little awkward to be swimming right in front of peoples' windows. Yes, there are little bugs. The first year we did have a couple larger beetles in the kitchen and evidence of a mouse in the cabinets but that was taken care of quickly. I used a little home defender from Ace on my windows and door frame and had almost no problems except for little spiders every now and then my second year. This is a pretty quiet complex. There were a few loud events (mostly at the beginning of the year) but the Davis police will come out to quiet or end the event. Finals week breakfast! By far the highlight of my quarter - the doughnuts during finals week. Motivated me to get up early and get to work. Apartment Staff: The office and maintenance staff are all incredible! The staff are all friendly (will stop and say hi when passing) and always happy to help. Maintenance requests are handled quickly. 2 bedroom, 1.5 bathroom Apartment (2014-2015) $1450: The second half bath was a nice addition. It is very spacious, especially the living room which can function as either a living and/or a study space. The upstairs was usually about 5-10 degrees hotter than the downstairs so make sure to clean the ceiling fan and/or invest in small fan. There is an AC/Heater device but it gave me a headache/made my nose stuffy. The walk in closet in the one bedroom was great. The kitchen is fairly spacious with a fair amount of counter space. I personally did not like having stairs where I live because it was a slight inconvenience for me but otherwise shouldn't bother most. 1 bedroom Apartment (2015-20160 $950: The cabinets are up high and slightly difficult to get to but a small step stool or a little climbing does the trick. The living room is very spacious, as is the bedroom. The kitchen took me a while to get used to. The stove and oven are a little awkward to use (more so the oven) as it is right against the wall and the space is tight. There is an AC/Heater unit that I only used for the AC twice. The AC worked very well. The space is perfect for one or two people. Apartments: The apartments are very clean. The bathroom fan must be on and the door must be left open after showers to prevent mold. The appliances are older but function very well. The windows are older and do not block cold/heat well. I put up heavier curtains which seemed to help. You have to clean the windows frequently as mold builds up quickly. Was also fortunate to have a washer and drier in-unit, a major plus! The walkways outside of the apartment are also very, very nice. If you're moving in, take a morning or evening to just go for a walk behind the complex. The trails are as intricate as they are enjoyable. You'll be amazed at where they lead and what they connect to. Then the bad: The condition of my apartment when I moved in was crummy. The bedroom floors were dirty, the floors stained, so much leftover furniture (some of it, like a leftover dining table, was a plus) and belongings, missing blinds, and the sliding door in my room was off the rails. Could never get the apartment looking 100% clean because of the previous tenants and that was a major peeve. And, like at Chautauqua, it was common for neighbors or people in complexes across the street to host loud parties late at night/very early in the morning. Services and amenities were good, though. Maintenance was prompt, nice pool, nice laundromat. The greatest annoyances were the dirtiness of the apartment when I moved in (which never seemed to bother the complex itself, much to my dismay) and the proximity to loud parties. I genuinely hope that you get an apartment unit that's in better condition than mine was.
