None of the 7 beds downstairs had any bedding. We had chosen this particular cabin - Little Bear Lodge - because all 12 of us would have beds and because of the dog toilet room we had to double up, 40 year old men had to crawl on to the top bunks and mates weren't with mates. The swimming pool and hot tub were a big draw as they were advertised as heated. The heater did not work. They charged us a $400 cleaning fee but expect us to clean before we leave AND haul trash ourselves! Do not go there. If you have to choose sleeping in your car or this, choose your car. It won't be as big an aggravation.

The home was advertised as a premium property, but what we walked into felt more like someone's neglected second home -- furnished with mismatched items, poorly maintained, and nowhere near worth the price we paid. Here are some of the issues we experienced during our stay: * The oven broke on the first morning, and despite calling at 9:30 AM, no one came until after a second call that evening. * Mattresses were old and uncomfortable * The master bed is not suitable for anyone under 5'4" because it is too high to access safely and no step is provided. The nightstand next to it was about 12" too short to be usable. * Fixtures were grimy and coated in calcium and gunk. * Bath towels were threadbare, closer to dish towels in quality. * Only two thin hot pads in the kitchen -- I actually burned myself using them. * The kitchen was poorly stocked, and many items felt dirty or greasy. There was only one mixing bowl, and we found a bag of rotting avocados in the pantry. * The dishwasher didn't clean, and the instructions said to use vinegar -- which wasn't provided -- so we had to hand-wash everything. * The refrigerator made loud noises one night and kept us awake. * Worst of all, the dryer had no lint trap, with visible internal buildup -- a major fire hazard. * No coffee or side tables in the living room, making it impractical to relax with a drink or play games. * The house was dark and poorly lit, not at all like the bright, welcoming listing photos. * We were not allowed to use the patio heaters, even though they were advertised. When we asked how to turn them on, we got a generic text saying they weren't allowed -- with no explanation. * The yard was completely overgrown and unusable. We had hoped to enjoy the outdoor space but couldn't. We attempted to resolve this directly with Hummingbird Cabins, but their staff told us management could only be contacted by email and offered no timeline or assurance of follow-up. We never received a response to our email. That is not how a professional rental company should operate. We paid for a premium experience and got a substandard one. Until this property is properly cleaned, updated, and made safe, we cannot recommend it -- and we hope the company takes our feedback seriously.

The best qualities of the unit we got were the bed, the pillows, the fireplace and the tile in the bathroom shower. It was dirty to the point I was wishing I had sanitizing wipes to clean with, and I used hand sanitizer to clean the toilet handle, bathroom sink knobs, and bathroom light switch. The floor had dust and dead bugs all around the edges. I washed two bowls to eat breakfast in and got two forks out to wash them (this before we ate) noticed a dirty spoon and knife in the drawer. The furniture was broken down. The "recliner " footrest would not stay elevated. The bedroom dresser drawers were hanging at different angles. There was no heat-February still gets cold nights in NM. I was cold all night under the thin bedding and there was no extra bedding.

Everything we needed was provided in the unit. There is a stove top, microwave, coffee pot w/coffee and a mini fridge that is actually much larger than a typical mini fridge. The stove top and mini fridge are definitely outdated but they work! Great shower with super hot water - be careful! Very comfortable living room to relax and watch TV. CONS: Despite there being wifi, we couldn't access it because we were never given a password. The front office was closed and we knew the person operating the office lived behind it in her own unit but the hours we were there (early morning, late night - we were out exploring the rest of the time) didn't coincide with what we thought were reasonable hours for her. Providing a wifi password should be part of check in. Our check in consisted of picking up an envelope with a key and a map in it. Wouldn't be hard to provide the wifi password in that envelope. Very, very soft mattress that dipped in the middle which led to both my husband and I waking up to an aching back both mornings.

I am writing this to express my disappointment and frustration regarding my family's recent stay at…read morethis hotel. We traveled from out of state for a family vacation and specifically chose to stay at this hotel to support a local business rather than a large franchise. One of the reasons we selected this property was because it openly promotes itself as a pet-friendly hotel. We also paid the required pet fee for our dogs, with the understanding that they would be welcomed as long as we followed your policies. which we have. Throughout our stay, we were repeatedly told that complaints were being made about our dogs being noisy in our hotel room. This was very concerning, as we have never had issues with our dogs at any hotel in the past. They are well-behaved, quiet, and sleep in their kennels when we are away from the room. Our dogs were also with us for the majority of the day and were not left unattended for extended periods of time. The only incident that occurred was when a room cleaner knocked on our door, which caused our dog to growl, which is a natural response to an unexpected knock. Our dog did not bark, and the situation was quickly resolved. This isolated moment does not justify repeated complaints or accusations of ongoing noise disturbances. Despite paying a pet fee and following proper procedures, we were made to feel as though our dogs were not actually welcome. We were effectively made to feel that our dogs should not be left alone in the room at all, even while properly kenneled, which is unreasonable for a hotel that actively advertises itself as pet-friendly. What is even more troubling is the unprofessional conduct displayed by the manager, Michael Lopez. He instructed one of his employees to notify someone from our room yet again about these alleged complaints, and that person happened to be my 15-year-old son. Addressing a minor regarding a guest complaint is completely inappropriate and unacceptable. Any communication regarding concerns should have been directed to an adult.Because of the repeated accusations, the inconsistent treatment regarding your pet-friendly policy, and the stress this situation caused our family, we have decided to end our stay early and will be leaving one day ahead of our scheduled departure. This is not how we expected our family vacation to end, and it is extremely disappointing. We made a conscious decision to support a local hotel, expecting better customer service and professionalism. Instead, we were met with repeated accusations and poor judgment from management. I am beyond disappointed and disgusted by how this situation was handled. I hope this complaint is taken seriously and that appropriate steps are taken to address the unprofessional behavior and inconsistent enforcement of policies so future guests are not treated the same way.

We have a 33 foot motor home in perfect condition. We checked in around 3 pm and all was fine. We didn't park but would return to set up at around 7 pm. My daughter, son in law and their 3 kids where with us in the motor home & we had no tow vehicle. The guy from the counter soon arrived at our spot and asked if we were OK. We told him yes & he then said ( again ) that the price was for only 2 people, I told him we understood and the kids were staying right down the road at the Ruidoso Inn. He looked at me like I was lying! anyway it gets worse! The Uber arrived at 10 pm and took the kids to the Hotel and I secured the area and hooked up the water, but there was no water so we had no water to the home. In the morning we unhooked and were leaving to pick up the kids but stopped at the front office to tell them about the water situation, and they promptly through it in my face and said why didn't I check the hydrant which I had no clue what the f... he was talking about! I don't work there! He started to blame the problem on me, then said that we had all the family staying with us which really upset me. Then some old lady that was sitting in the corner started blaming the problem on my RIG which is total BS. So, I was so upset and left we picked up the kids and had a great time in Ruidoso. But we had to return in the evening to turn in for the night. We drove up the hill and that guy from the office was in his golf cart and flagged us down, I told my wife to talk to him because I couldn't anymore! He told my wife we would have to move because there wasn't any water ( DUH ) thats what I told him!! She asked if we could have the spot next door as there was no one there. He said we would have to go back down to the office to re-do the reservations, made no sense. I sucked it in and we went back down the hill. My wife and daughter went to the office but he meet them out front. Next thing I know he was waving his arms frantically like he was on fire and started to yell and headed toward our RV. I then got out and met him half way, it was a big pissing match!! he said my wife told him I was really unhappy, I told him yes I was because he again said we had the whole family staying even after showing him the receipt from Ruidoso Inn. He then told me to leave and i I said fine just give me my money back! He yelled there are no refunds! I told him I wasn't leaving and give us a spot he again said no your upset and have to leave. That's when I lost it and said so I'm very upset but I'm staying because I already paid he again said no refunds, then another guy should and said if he gave me my money back if I would leave. I said that's all I want. He started to walk toward the office, when the same old lady should up in the back of a golf cart yelling at us and recorded us arguing. She then said that the guy driving the golf cart was a judge ( SO WHAT ) Didn't know if I should start dancing so he could judge me. Anyway they were at fault with the water problem, but like some of the other reviews I read the other people were treated the same way. The other guy showed up with my refund and we left. We went a little way down the street and saw a nice RV park Ruidoso Village RV park so we called the number and a very nice lady answered and said she had one opening that we could have so we took it for the remaining 2 nights, the best moved we could have done. I really think they are burnt out sitting in that little office and just looking at the walls all day!! I would have left a DOUBLE 0 if I could have. NEVER AGAIN AT THAT TWIN SPRUCE PARK

The prices are very reasonable and amenities are plentiful. Besides the basic, water electricity and sewage, twin spruce offers cable, full sized picnic table, wooden deck, standing charcoal grill, and acceptable views. They have literally hundreds of different parking spots, and the property is kept very clean. The bathroom facilities at twin spruce are not updated and desperately need many repairs. In the summer months they offer a swimming pool and even continental breakfast. The staff was very friendly and offered to help every step of the way. This establishment is also very conveniently located near many of the Ruidoso attractions.
