With any type of condo where many people, in this case in 540 apartments over 52 acres, live together there has to be rules some of which are required by state, county laws as well as the condo Declaration and ByLaws registered with the state. Recently the House Rules were revised with owner input and attorney review. There are thousands of trees and the landscaping is getting revitalized to improve views, reduce maintenance and beautify the property. The owners voted on that plan and subsequently it was approved by the county. That plan will take time to achieve and yes, that means workers during the workday and at times some noise. If someone has an issue with living in a condo with close neighbors and projects to maintain and update a property that was built starting in 1979 then this is not the place. A single-family home may be a better choice. The negative reviews are old and appear to be from tenants who do not have the financial investment an owner has to maintain the property and increase property values. read more

Puu Ali'i Community has some of the best views on Oahu's windward side. This 540 unit association includes 52 acres of common area, walking paths, pools with pavilions, tennis courts, pickle ball courts, and a well maintained landscape. If you are considering buying or renting you should review the house rules for the community, there are quiet hours and reasonable expectations for behavior. Most of the residents are friendly and respectful but there are exceptions as with any large group of people. read more

This HOA also runs Poha Kea Point. This review is my opinion and is based upon my circumstances and dealings over the past three years with the owners, tenants, and this HOA. I have been living in apartment complexes for over 14 years and this has been by far the most painful experience. So much so, that coming home was not a relaxing and comfortable experience. Power trips and petty politics are an issue in this HOA and I urge you to talk to some of the current owners/tenants if possible. There are a lot of issues within the community and I'll update over time. Do not expect to have visitors over to your apartment that you pay an exceptional amount of money for every month. Nosy neighbors patrol up and down the street waiting to hear any noise coming from your apartment. This community allows one complaint to equal an occupant receiving a noise violation. Three of those and you get fined. To illustrate, my neighbor said he caught one of the owners who lived two buildings away inching up closer to his apartment to see if he could hear any noise. He knew he was being targeted because he had friends over. Speaking of which, if you have an issue with a neighbor, the HOA requires that you contact 'security' to handle the issue, large or small. This allows for anonymous complaints without any possibility of facing your accuser, especially for false allegations. No due process, especially if you're a tenant. If you have a motorcycle, forget about living here, even if it is a legal motorcycle. This community is exceptionally unfriendly to people exercising their freedom of choice and you will consistently receive harassing complaints and letters from unnamed, improperly addressed persons. Passive-aggressive behavior. Military members, avoid this community. I received racist and discriminatory comments during my time here. It isn't worth it. I deal with juvenile issues from young service members daily as part of my job. It is exceptionally frustrating to come home to deal with those same tendencies from supposedly more mature adults. In closing, this community caters to the lowest common denominator, the entitled squeaky wheel that isn't happy unless everything is the way they want it. Welcome to the People's Republic of Puu Alii. Avoid this place like the plague. read more

My reason for the rating is basically because there are to many nonessential rules that are vigorously enforced by these older geezers with nothing better to do than to make trouble. Out would be a lot more pleasant if people would mind their own business! Also when you have clowns taking pictures of your lanai because you're renovating & your appliances are out there those people ought to leave this island. I find it ridiculous that you can't leave a few items out inn your balcony. What it comes down to is there is no aloha up there at Puu Alii! This apartment has the best views on the island that unfortunately are 100% obstructed by trees unless your a board member and only have your trees cut. It seems the association heads here selfishly let it grow out for everyone else because it makes the views at the top apartments even better but horrible for the 90% not at the top or on a board here. Apparently there are several lawsuits over this and they don't change because of corruption. Every apartment there has a million dollar view that is 100% obstructed by overgrown trees. They then spend FOUR HOURS A DAY cutting down trees that nobody wants in random areas and leaf blow DOOOO LOUDLY FOR HOURS A DAY THE foliage that obstructs everyone's views - and nobody wants these trees except for the selfish people at the top. Many trees are so overgrown they are touching the houses and growing all the way against glass and lanais. The noise is unbearable because they have a staff of 4 or five (paid by residence money) who work full time job is to walk around with leaf blowers and electric saws and just cut and buzz and cut and buzz. But why obstruct every apartment with trees that have clearly been placed and perfectly spaced along the front of every apartment and then spend hours a day trimming the trees that everyone wants cut down. ITS ALL DAY. It is the most annoying sounds and so loud. They workers mess around and just use leaf blowing machines to fight each other with and make noise because they don't live here and honestly don't have enough to do. Nobody can see the ocean and it's across the street and we are all on the side of the hill and should geographically be the perfect place for these views! This kind of mistreatment and selfishness is why entire establishments go bankrupt and end up in perpetual lawsuits because some in power are selfish. The noise of perpetual construction and gardening and landscaping is INTOLERABLE AND INHUMAN!!! I literally get headaches. read more

I have lived here for several years. (Not renters) Although it offers million dollar views and luckily some great neighbors. Yesterday I received a violation from Sandy the resident manager. Apparently from the seat of her golf cart three stories down, she made the determination that my grill that was only half visible from her vantage point and covered was in violation of the house rules. She claimed she could tell it was a propane grill. This grill has been on our lanai for SEVEN YEARS. I called the next day and explained that my grill was not in violation of any rules house or otherwise. The kicker is this is not the first time we have gone down this road with these people. Several years ago we ended up in mediation over this very thing. The determination was that we were not in violation of any rules or state laws. Our grill is electric. I explained this to her but she stated she would not remove the violation until I provided proof. She wanted photos and dates of the settlement. I don't believe after this has already been settled that I should have to provide them with all this all over again. Anyways she was extremely rude and hung up on me when I explained it wasn't my responsibility to educate her. Got home today with a apology letter waiting for me on email. Apologizing for any inconvenience this caused, but no apology for extremely rude, disrespectful tone and hanging up on me. Obviously someone in her organization had brought her up to speed. Dealt with this Sandy several times over the past several years and this is what I've come to expect from her. Someone in her position should maintain a certain level of professionalism when dealing with the residents whose HOA fees pay her salary read more

Sandy is the star of this shit show of a place. She is rude, lacks management skills, and is unfit for her position. Management cares more about superficial things rather than safety of the tenants. Also the pool has been down for almost a year now, instead of using their resources to fix it, they hassle tenants and nitpick on anything they can find. The only plus about this place is the view. The location is nice and quiet. But management and the harrassing of nitpicky things is overboard. Neighbors are close.. and very nosy. Doesn't matter if you're quiet and pay rent on time. Like a review before.. we recieved a citation because a visiting friend had an expired safety check IN OUR DRIVEWAY. This was the first among the hassles. Don't bother talking to management.. if you have something you need it will take a long time for them to get back to you. Also.. they take pictures and will "watch" you if they think youre doing something. Makes you feel uneasy.. and like youre in the dorms following house rules. Creepy. The buildings are decent but the interior is older. The moist air makes the wood doors expand and the mold to set in closets easily. I guess this is due to poor ventilation? Spend your money on something newer with a more pleasant staff. One star because the security is good and the view of the bay is pretty. read more

I've been renting an apartment here for less than a year. While the interior of the apartment looks great and is spacious, dealing with the association can become frustrating. They have a lot of house rules that they will constantly bother you about. Some of the most irritating rules are in regards to the vehicles. For example, our registration expired and within a week we had a ticket,a letter, and an email telling us to register the vehicle within 3 days or they would tow it off the property. I don't think dealing with an association that is constantly referencing house rules is worth the steep rent to live here. read more

I am a tenant here for over a year now and have had a few neighbors come to our door a few times when we'd have guests over and tell us they can hear us all the way in their unit. They have over zealous security guards with attitudes. Just last evening my unit was full of with my family doing their own thing, homework, video games etc...and I had to take a call from overseas. I went outside to the curb by my garage for a few minutes for the conversation so I could hear better during the call. After a few minutes I decided I'd better walk on up the path towards the tennis courts and as soon as I arrived I was met by security grilling me on the spot telling me he'd had several noise complaints from residents and was told exactly where to find me and that my voice carried apparently. I explained to him I was on a very important call and needed to exclude myself away in order to hear better and that is why I moved toward the tennis courts. He countered saying " Well if I get one more call about you it's Over" unquote. With a horizontal hand motion to the throat. I was appalled at the lack of general courtesy and respect I was given. I am a 54 year old white law abiding female and for this guard to speak to me in this manner was highly offensive. I normally don't let things bother me, but I do feel I was violated here. I was disrespected and the matter was not handled with professionalism on his part. I did not reciprocate the lude manner which he initiated and resumed to say I would move in further towards the courts and continue my call. This same guard is a Nazi when it comes to pool lights as well. Once we were up there at night and the pavilion lights were on with no one under there entertaining, and we thought we'd save on electricity and they would appreciate it so we turned them off since the surrounding lights at the poolside were still illuminated and provided ample ambiance evening light. Wrong. He promptly showed his verbal muscle by a sassy tone and barked orders that they were to remain on. My guests were appalled. I'm on to this guard and I will do everything I can to encounter him in future and when I do I will confront him respectfully with his demeanor and tact and his lack of professionalism. read more

DO NOT MOVE HERE. Lived here almost 3 years and it has had its ups and downs. Complex is run by quite a few nice in-house security people that make regular rounds, good to know at night for car security. Earlier this year one of the pools was down for a substantial period of time, not good when you don't have AC or a cool breeze in your unit. Lower units rarely if ever do NOT have the cool breeze that upper units do but this is due to the excessive tree growth that block any wind that could get through. Board members run the place like a mafia, residents aren't supposed to park in 'guest' parking so anyone caught parking there will get cited with fines to follow. The catch? Board members don't get cited. If there is a rule in place, ALL residents regardless of affiliation... not the case. You'd probably be better off using your BAH on a house in the local community since HOA's here are $750+ but that should be rolled into your rent anyway. read more
