DO NOT USE SOUTHPORT REALTY OR KATHERINE WOOTEN FOR REAL ESTATE TRANSACTIONS!!!!! I bought one of…read moretheir listings and was told that as part of the deal the listing agent, Katherine Wooten would pay $500.00 to remove debris from the home.  This was actually in the agent notes section of the listing. She set this appointment up with College Hunks Hauling Junk and then unbelievably cancelled it on the day I closed.  College Hunks told me that Kathleen Wooten specifically said that she was no longer responsible for the debris removal because the property was sold even though she agreed to pay for it. Clearly she had no intention of paying for it from the beginning and outright lied to my face. Because there was a short delay to close ( the sellers had to provide some additional paperwork ) I was given permission by the sellers to enter the house a few days early to start cleaning it out. Therefore, there was  a tremendous amount of debris in the front, side and back of the home. When Kathleen Wooten came to get the lockbox she actually stood in front of me and would not address the question of the junk removal when I asked her three times about it. All she did was avoid the question and in a completely disingenuous way asked "what could she do for me today". All the while knowing she CANCELLED the junk removal while we were waiting for them to come. The brokers in charge, Kim Anne Russ and Pamela Frandano did nothing as well to rectify this situation. In all my years of buying in excess of 25 homes ( including one in the St James Plantation )I have never experienced such unprofessional, sneaky and downright dirty behavior. My agent, John Langley, of Southport Oak Island Realty could not apologize enough for Kathleen Wooten's unethical and dishonest behavior. He actually stepped up and made it right by paying the $500 out of his own pocket. John Langley is true professional who is honest and caring and went above and beyond what was expected of him. I will be purchasing more property in the area and plan to do many more transactions with him in the future. If you need to buy or sell a home, and want to deal with an ethical professional I highly recommend John Langley and Southport Oak Island Realty.

I love how animal friendly Hawthorne properties are and I feel like they are always doing things to improve the community. The layout of my townhome sold me on this property, especially having two stories with a half bath on the first floor and the washer/dryer upstairs. Also, there is a nice open walking trail around the community, and it also loops around a public lap pool and tennis courts! As a single lady, I love that I feel safe walking on these trails alone. Along the trail are also a few pretty ponds, which do attract quite a few geese/birds and unfortunately their poo, but that hasn't bothered me too much, especially as every resident appears to be responsible with picking up their pups poo. I really appreciate this, as I've lived at another Hawthorne property where that was not the case and they actually had to hire someone to pick up dog poo several times a week. My only gripe is I do wish they had more pet waste stations.

After reading the many positive reviews, researching and spending time on their aesthetically pleasing website, we decided to give Swanson Realty a call. Immediately, we were offered a congratulations, a "We can't wait to have you here!", and my favorite "Miss Tammy is here today and she's going to do you one good!" The office staff punched us through to Miss Tammy and we hit the ground running. Tammy offered us contact information for a great mortgage lender, and many insights to the areas we were interested in. Back in Ohio, our house listed for sale the same weekend we decided to go house hunting with our realtor in North Carolina. Miss Tammy walked us through each and every house we were interested in- even the more unsightly houses and against her better judgment- though she'd never say it- at least until we agreed it was terrible. Ha! She was encouraging and supportive throughout the entire hunting process. Our last day in North Carolina, we toured what would become our home. While it was not complete, and was the shell of what it is now, Tammy was confident in the builder, the area, and how much we loved it. After many set backs with our Ohio home, Miss Tammy remained encouraging and completely engaged in our selling and buying process. She truly cared and wanted what was best for us. Tammy was able to navigate our home inspections and new home walk through with our builder while we were tending to things in Ohio. We closed on our North Carolina home just two days after closing in Ohio. We could not have moved as confidently as we did without Miss Tammy's ever present encouragement and support. Thank you for setting us up right and "doing us a good one!"

Why did we choose to work with Mike Lardieri of Homes for Sale in Wilmington NC Inc.? 33 days!…read moreThat's what it took. 33 days from the day the listing hit the market to closing. Even in these current market conditions, this is outstanding! This is the third time my husband and I worked with Mike over a 15 year period. Mike has represented us as buyers and twice as sellers; from the very first time we met Mike, back in 2006, he had our best interests in mind. He was not just trying to get a commission; he took the time to understand our needs and concerns and provided excellent value and services each time. This time, we were selling our 127 year old, luxury, historical home in downtown Wilmington. Regardless of the market conditions, we knew it would be a challenge selling an older home on the high end of the market. Because of the current market, many friends insisted we should sell the house ourselves, but my husband works for a local non-profit, and I am Director of Sales for a Fortune 500 Information Technology company. We did not have the time, nor the expertise to sell our home. We interviewed several Real Estate Brokers in the area, and we chose Mike (again), because of his great knowledge of the greater Wilmington area, his outstanding track record, trustworthiness, and the plan he outlined for us during the interview process. Mike's approach is that of an Advisor or Consultant, and he prides himself on the "white glove" service he provides. We did not have to deal with a "team" agents under Mike who would get the ball passed to them mid-sale and not know what was going on. His dedicated, hands-on approach adds extra value, and he guided us through a very complicated process with ease. Mike does not just give up and give in and cut the price of the house just to get the deal done. He negotiates and does it brilliantly. When we finally met in February to discuss the market conditions and strategy, Mike listened to our thoughts on the listing for the house. He provided great advisement for the listing price, and although we were listing at the high end of the market and higher price per square foot than other comps in our area ($700,000 range), Mike felt confident his strategy and tactics would result in a sale at or above the listed price. Trust the process: Every step of the way, Mike had, as I like to say, "A method to his madness," and before he did anything, he would consult with me and my husband. We trusted his process and did not try to lead the sale. From his pricing and staging strategies; repairs guidance, digital marketing, and negotiations, Mike handled the process with professionalism and ease. He kept the process easy and calm (very important for me) which can be tricky selling a luxury, historic home. He had different approaches for the various aspects of the selling process such as staging approaches during the sale, repair negotiations and pre-listing strategies. There were many times when Mike was doing the "heavy lifting" on the back-end, and he would not stress us out with details of the negotiations until he had next steps for us. Working in a fast-paced sales environment, I appreciated this, because he did not upset or distract me with ancillary things and I could focus on my own work. Mike's digital marketing strategy was brilliant and attracted qualified, prospective buyers within 24 hours of the house going on the market. His photographer did an excellent job, and Mike was on hand, during the photo shoot, to ensure the photographer captured the essence of the home. Mike did not use gimmicks like drone shots (you can use Google Earth to see the top of houses), but he used very targeted digital assets to push the message to the right buyers. With our input, Mike took the time to write up a very thoughtful and thorough description of the house, and within 24 hours, we had several offers at or above list price. Whether you are buying or selling a home, I encourage you to contact Mike; he provides amazing results - Mike Lardieri, Homes for Sale in Wilmington NC Inc., (910) 538-7767, He has first-hand knowledge of the entire Wilmington area.
