Last year it increased twice and I just receive notice that it's going to increase again in June. Right now I'm paying 466 a month. Another increase is going to hurt me major. As it is I don't have much left over for food and fuel. I will have to stop using my car and eating in order to continue living here, The office manager is really nasty. It's the first time In 5 years that I have to watch my steps around here. A couple of months ago, I wanted to give one of the employees something I had made. I was told she was in the office,so I called to talk to her. Carolina, the office manager answered the phone, I asked for the employee and she told me that they were not allowed to speak with the tenants. Insisting that I tell her what I needed. I told her it was personal, an she told me that I was not allowed to speak to the help, It's the first time in 5 years that this happens. Also, there was a tenant whom I saw and asked him to come in and calm down, he'd had an argument with Carolina. He'd just had open heart surgery and was very afraid he' have a heart attack, I wanted to call an ambulance, but he said no, that all he needed was to calm down. She had no regard for that person's health. She knew he's ha an open heat surgery.

    I lived at The Avenue at Naranja for one year, and for the most part, my experience was positive…read more The previous property manager was professional, and the community was generally quiet. Unfortunately, the situation changed during the final days of my lease. On the last day of our lease, we returned to our unit to clean and retrieve the last of our belongings, only to find that the apartment had been entered without our knowledge, citing a plumbing emergency. Personal items were missing and had been moved, food was thrown away, and some items were later discovered hidden in a hole above the kitchen cabinets. When we questioned the staff, we received conflicting explanations: one employee claimed the entire maintenance team had entered the unit the night before, while another denied anyone had entered until that morning. We raised our concerns with management and submitted a written report, including photos. However, no one followed up. When I later contacted upper management, I was told they stand by their staff and do not believe our account, stating that we had "no evidence" and that it was simply our word against theirs. Additionally, we were sent a $700 bill for fees within the lease (read it very carefully!) I am sharing this experience to caution future residents. If you choose to live here, be aware that unresolved maintenance access issues, lack of accountability, poor communication, and even blatant theft may arise--especially at the end of your lease. I regret not filing a police report at the time and encourage others to document everything and escalate concerns immediately if something similar occurs.

    Don't let the fact that it's "New" fool you, this place is constantly full of spiders, ants,…read moremosquitos, worms you name it. 1 week after moving here supposedly Brand New appliances, microwave broke, garbage disposal broke after 1 month, lights flicker because this place was made so utterly cheap the electricity and the wall plugs don't work properly. NO one is staying to renew all my neighbors are leaving, it's not gated and it's not in the best area, people gotten their car broken into, there's constantly a group of kids from the neighborhood that don't live here come to vandalize, one security guard got his windshield broken by these "kids" and management didn't care, poor guy quit. There's also a fire alarm that's broken 6 times in a span of 5 months so you can imagine the super loud noises at any time of day, waking people up. The fire department has had to come several times but they're so cheap they won't pay to fix the issue. Furthermore, management sucks they charge you $1,000 for cleaning costs even if you take care of the place and the walls are perfect, they charge everyone that much once you leave. DONT MOVE HERE, there's so much more but I'll be here all day

    I went to look for an apt for my son and his father two month before the end of Sep after i saw and…read moreadd on their page saying that they will have one by Sep 30 when i went they said they will have 2 available at that date i told them he was going to be interested in the second floor , he has knee problems they said ok to bring the money orders for the credit check and the holding fee , when he went they told him that it was going to be on the second floor but for the end of Sep he told them it was percfect because his current lease was going to expire on that date , my son gave the 30 days notice in the apt were they live after they told him he was aproved , they never mention that if the apt was ready before the end of the month he will have to pay 650 dollars more apart from the security deposit on the 14 of Sep and the rent on the 1 of oct, on the 14 they called him to sign papers and asking for the deposit plus 650 more , also when he ask where was the apt it was one on a 3 floor no the one they told him , he said no and they told him he will have to wait until one was available on the second floor because the one they told him on the second floor one was on eviction , thing that they never mention before ,he told them that he does not want a 3 floor and also he could not wait after the 30 because he have to move from his current apt on the 30 and they refused to give him the 250 of the holding fee because they said they were offering him an apt and it did not matter on what floor , thats a scam , what is the holding fee for? is a person cant claim a lot of stairs how can they are going to say he has to get any apt?, the manager was very rude and want to make you look like a fool , he lost 450 for no reason because they were supposed to explain everything in a correct way. They are all a bunch of liers , they tell you one amount to move in and then they said another thing

    DO NOT MOVE HERE -- THIS PLACE IS A COMPLETE NIGHTMARE…read more If I could leave zero stars, I would. Actually, this place doesn't even deserve that. Living at this condominium was a straight-up disaster. The hallways constantly smelled like marijuana, the floors were filthy -- full of cigars, trash, and who knows what else. It was absolutely disgusting. It felt like no one had cleaned the place in months, and management clearly didn't care. And the security? A total joke. None of the doors that were supposed to be locked ever worked, and the security cameras were broken the entire time we lived there. When my boyfriend's car was broken into and items were stolen, we went straight to the front office to ask for footage -- and guess what? They had NOTHING. "The cameras weren't working." What kind of trash excuse is that? People are getting robbed, and they can't even provide basic security. To make things worse, the contract we were given was FAKE. Total lies. And when we tried to bring up these issues, they treated us like WE were the problem. And don't even get me started on the rude girl in the front office. Completely unprofessional. When we came in upset -- rightfully so -- she literally laughed in our faces, rolled her eyes like we were wasting her time (dobló los ojos para arriba y todo), and acted like it was a joke. She made everything worse. This place is unsafe, unclean, unprofessional, and a total scam. If you're thinking about moving in, DON'T DO IT. It's not worth the stress, the danger, or the total lack of respect you'll get from the people running it.
