The Wisconsin administrative code clearly indicates that landlords are responsible for repairing wear and tear and that tenants are responsible for unusual damage caused by tenant abuse. Darcy and the Solidarity team don't know this or choose to ignore it. If after 20 months of using the shower every day the low-quality paint on the ceiling starts to peel a bit, they'll regard that as abuse. That's right: Bathing is abuse. If after 20 months of placing a couch next to a wall there is the slightest little tinge of discoloration on the wall, they'll regard that as abuse. That's right: Sitting is abuse. 2. Hire a competent maintenance staff You won't get a professional. You'll get David, the guy who owns the unit and who wants to save a few bucks. He's pretty good at shuffling around the unit staring shame-faced at the floor as you point out the issues with his "repairs." Actually fixing things? Not so much. 3. Respond to simple maintenance requests. Let's say that they rent you a condo with large windows facing the lake. Now let's say you request that someone wash those windows during the 20 months that you're paying them large sums for this apartment. They will not have someone wash the windows. They will not even respond to your emails. It doesn't matter how many times you contact them. It's not that there isn't a company that cleans windows. There is. An employee of that company will magically appear just as you are moving out. Things Darcy Haber and the Solidarity Realty team DO have time for: 1) Cashing rent checks. They're very good at that! 2) Setting up shell companies. Everyone we dealt with works at Solidarity Realty. They all have Solidarity email addresses. We dropped our checks off at Solidarity's office. But apparently we weren't dealing with Solidarity, but with a company set up by Solidarity's owner for the sole purpose of renting this particular condo. 3) Removing negative reviews Don't ask for competent, timely repairs. Darcy and her team are too busy having accurate reviews taken down.

Dan's team was nothing short of amazing. Everyone we interacted with was friendly, helpful and knew their craft. The stager was so helpful and the photographer was awesome. Our pictures for the listing were phenomenal, people who had been in our house commented on how spectacular it looked. Since we were packing and getting ready to move, we staged & took pictures in waves as we packed and shuffled boxes around. Dan made a coming-soon listing for us and added pictures as they came in. We had an unexpected early closing date on our new home and Dan was extremely helpful in assisting us with some last minute things that needed to be taken care of prior to officially going on the market. Once we were moved, our house went on the market with an ideal sell date of 10 weeks [by the close of the year.] We were under contract in about 4 weeks and closed in 8 of our listing. Dan's market analysis really was a key component in making sure we were priced competitively to get our offer. Dan and his team kept us informed throughout the process and we never felt out of the loop or that we were being ignored, this was especially appreciated because we were out of state during some of this process. We would definitely use Dan as our agent again without hesitation if we needed to purchase or sell property in the Madison area.

Here's the summary: The good: 1) A great first impression during a meeting with Matt. We described what we were looking for and we had an engaging conversation. 2) Paperwork was easy to sign and was ready on time. 3) Matt's team got us in the door of every property we requested to see, and did so quickly. Even his office staff helped out during some home visits (including the home we bought). 4) Gifts, baked good, and event invites from Matt and his team. 5) Hannah was very helpful and was a lot of fun to look at homes with. If she becomes an independent agent, I'd recommend her. The bad: 1) We did most of the work of looking for homes ourselves and found the home we wanted by looking at the MLS ourselves. More often than not, we were trying to track down our agents to let us into the houses we found on our own. We did receive automated emails with properties that supposedly matched our criteria, but this automated system could not (or did not) weed out homes in neighborhoods we didn't want to live in. We were shown a few houses that were recommended by Matt, but I had some reservations about one of these (see point #2). 2) Conflicts of interest with the selling agent. We were shown one foreclosed home that was represented by an affiliate of Matt's parent company, which meant that this parent company was representing both the buyers and the sellers. When I asked Matt about this being a conflict of interest, he simply stated that this was standard practice and it was not, in fact, a conflict of interest. To be fair, this practice is not illegal; however, I felt that he didn't take my concern seriously and I was no longer confident that my best interests were being supported. 3) Some of the staff appeared new to negotiating with seller's agents. In one negotiation, we were assured that a particular bidding tactic would either win us the home or at least open up further negotiation--unfortunately, we lost the home without a chance to counter. To be fair, the buyer's agent seemed more disappointed and shocked than we were--I can only assume it gets dirty in the trenches of real estate. The context: According to every real estate agent we came across, the Spring/Summer of 2015 was exceptionally busy. It was likely that Matt's team had more clients than they could handle, which may have explained the lack of individualized service. At the end of the day, we had mostly positive or neutral experiences with the staff and we got a great home--we only wish we weren't the ones having to work so hard.
