From the beginning, getting…read morethese people to communicate in a timely manner during the application process was nearly impossible which was the first red flag. Upon move in, the unit had dead bugs all over the floor by the front door, and tons of bugs popping up around the unit daily. Additionally, there were dry paint splatters everywhere that I had to personally remove myself with a butter knife, the fridge was missing an essential component, the dishwasher hardly worked, the AC went out, and our dryer stopped working. The second week, our ceiling in our children's room started leaking. I called emergency maintenance early in the morning and they showed up promptly. Maintenance told me that they needed to have the property manager, Jessica Hargrove, come inside our unit and look at it before they make any repair decisions. He informed me that she'd be coming to look at it that day, but of course, she was a no-show and didn't have the common courtesy to even let us know she wasn't coming. I contacted the office the following day, as well as emergency maintenance, to let them know Jessica never showed up. After the run-around of excuses, she finally came the following morning. She advised us to keep an eye on the leak, that was dripping into a bucket in our kids room, and if it stopped dripping, the only repair would be to just PAINT OVER THE LEAK. Keep in mind that we have a special needs and severely asthmatic toddler who has ER trips for simple colds, and we were extremely concerned about mold growth without prompt and effective repair of the leak. However, Jessica didn't seem to care. The leak ended up drying up for a day or so, only to start again. When I called maintenance for a third time, they had an older gentleman come in who looked at it and immediately said that it needed to be cut out of the ceiling. I was relieved to finally have someone who gave a s**t come in & address our concerns. In the end, Jessica had told us that she looked at the service records of the unit and that there was never a reported leak documented prior, so cutting into the ceiling was unnecessary and she was just going to paint over it as she was certain that there wouldn't be mold growth.. from a ceiling leak.. in the middle of the humid summer.. in between two floors and a dark space. After days of ignored voicemails and emails, I gave up and requested we move to a different unit as my daughter was starting to show signs of breathing troubles. Jessica advised us that there was another identical unit in the next building over that was available immediately, but considering how dirty our building was, I wasn't about to deal with all of this all over again and requested a unit on the newer side of the property. When I made the request, I was met with a nasty attitude & assumptive and insinuating comments. When she finally agreed to move us to the newer unit, she kept reiterating that she was not going to charge us a transfer fee as a "courtesy" to us. My husband is a plumber, and we were unable to move units for a few days due to his work schedule and the unit not being ready for move in, so I had to take our daughter and stay with family until the new unit was ready as she was having multiple asthmatic episodes It's now October, and we have some disgusting past due balance on our account that has no explanation. I contacted her via email, only to be ignored for a week, resulting in having to send a follow up email explaining my disappointment. When she finally emailed me back with, she informed me that we were being charged for the old unit + 4 days in the new unit. We were being charged for both units when we had to come up with funds to move AGAIN less than a month after moving into our initial unit, due to Jessica's negligence. After multiple emails, we are once again being left hanging with no response. I'd rather live in a box than renew our lease here. Avoid this complex at all costs and save yourself some stress and medical bills.

Management's failure to honor promises made during the leasing process. I was enticed by a promised discount that was meant to sweeten the deal. However, it quickly became apparent that this discount was nothing more than a hollow marketing ploy. Despite repeated inquiries and reminders, including providing them the proof that they demanded thinking that I did not save what they had offered, the promised discount never materialized. and as of today, the manager completely ignored several emails, and it's disheartening to realize that management is more adept at making false promises than fulfilling its obligations. Perhaps the most egregious aspect of this ordeal is the deplorable condition of the unit I was coerced into signing a contract. Had I been given the opportunity to inspect the unit before signing, I would have promptly turned away. The living conditions are abysmal, with shoddy repairs, outdated appliances, and an overall lack of cleanliness. It's evident that the management has no qualms about subjecting tenants to substandard living conditions, all while turning a blind eye to their complaints. In conclusion, my experience with apartment management has been a complete disaster. From the consistent neglect of tenant requests to the failure to honor promised discounts and deplorable living conditions, it's clear that this management team is utterly unfit for the task at hand. Save yourself the trouble and look elsewhere for a place to live - anywhere would be better than subjecting yourself to the abysmal service provided by this incompetent management.

I have recently moved into one of their apartments in TN where it is illegal to smoke marijuana, not only in the complex but in the state, and there is a tenant around us that smokes regularly. When that tenant starts smoking weed it makes its way into my apartment and stinks up the whole place. We have tried to talk to the property manager multiple times but every time they say the tenant will be out the weed smell begins again. They have been negligent in removing this tenant, in helping us move to a new safe apartment, and by providing a habitable space for their residents. I would love to know how ECI Group LLC is getting around Tennessee Statues code 66-28-514 which provides safety for the tenant from price increases due to management's lack of enforcement of the lease, i.e. Crime/drug-free Housing (Section 4/6)and No-Smoking (Section 7)Addendums? The Crime/drug-free Housing Addendum (sections 4 & 6) of the lease contract is not being enforced and the No-Smoking Addendum (Section 7) offers remedies for the management company to assist other residents with economic damages. DO NOT RENT AT ANY APARTMENT COMPLEX OWNED BY ECI GROUPS. It is not worth the trouble of bad management, communication, and an inhabitable living space.

My AC has cut on and off more than it needs to well come time to replace thermostat that wasn't even only problem my whole unit was needed to be replaced . I'm a mom of 2 my youngest being 15 months and the day my air went out was on Tuesday or Wednesday they couldn't come till the following week to replace entire unit so they left me with 3 window air units which did not cool off anything but bedrooms and there was a heat advisory . Now if anyone knows what MS is then they'd know heat and MS don't mix, nor does it help having a humid apartment with children and with the heat the way it was. Then to put back in same old thermostat! I got rude with office and others due to the lack of carelessness they show here. It's just a paycheck and they don't care about the people. This has only stressed me more and my MS is in remission. So living there only caused more health issues. Not to mention they don't mention on website to use game room and gym you need to purchase a key fob because that shouldn't be included in the amount of rent . As well as you HAVE to keep renters insurance and if you don't pay that you CANT pay rent. They'll lure you in with move in specials only to show why they have to do those. These apartments weren't worth my mental and physical health. The times they come to your door don't care to let you know ahead even by minutes so my 15 mth old nap time don't matter . Everything is just when convenient for them that's it. I have spent money I need to put towards rent on the AC Issue but waiving late fee on rent is what they thinks solve the problem . It didn't. There were other apts with better amenities for the price you pay . There's 39 buildings here 12 doors to each and one pool to make it better. Moving in I had to reclean my apartment as well if everything else ain't enough. But got ignored to the cleaning position. Don't move here especially if you have kids. I've never dealt with this much stress trying to have a home .

We have been long time residents and expect consideration as such, but have not gotten any. We have tried to schedule maintenance requests, only to be told it would take 3-4 weeks. When our lease comes up we will be looking to leave.

EVERYTHING is covered in webs, cobwebs, and wasp nests! Your apartment will be infested with either spiders, roaches, stink bugs or wasps, or all of the above. HUGE COCKROACHES RUN AROUND THE SIDEWALKS AND OUTSIDE YOUR DOOR AT NIGHT! WATCH YOUR STEP. 2. You will pay extra money, every month, for the "amenities" that are completely trashed or just out of order (the pool and on site laundry machines). The pool is ALWAYS shut down or disgusting- never cleaned properly. The on site washer and dryer's are always disgusting, and broken down. Don't get me started on how TRASHED the room is. UGH. 3. The doors of the apartments are extremely cheap (especially the walls & windows), and each and every one of them will not close properly. Allowing the weather and all critters to enter. 4. The garbage is always overflowing. They allow non-residents to come here and dump their stuff. 5. The A/C has problems 24/7. And it occasionally emits a strong sewage smell. I will be back to edit this review with a few photos, to prove. I will not be silenced. Please take this as a warning to *not* rent here!!! Just know that I was only there for one day because the apartment was and I wouldn't even want anyone to move into an apartment like that I was trying to move somewhere to help out with the cost because everything was so high but to move into someplace like that, I have really learned my lesson again do not move into this location. You have people in that apartment complex who complain about the management and also maintenance who really don't care about fixing anything in the apartment complex
