I went here to look at a mobile home and was disappointed with the fact that at the last second Kim decided to add(write in a ) 200 cleaning fee on top of the 650 deposit.This fee was not advertised in their ads or on their printed list of charges, I was written by hand at the VERY LAST MINUTE OF OUR MEETING.. If you like a manager that wants to control what you do then this is the place for you. I lived there almost 8 years. My husband died of cancer in December of 2021. In May of 2022, I was given notice to move. I was never late on my rent. Kim wanted to tell me when my yards needed to be mowed and mind my business. I told her no my yards didn't need doing and even seen pictures. She got mad because I told her no the yards didn't need doing. I had a small patch of grass in my yard. Yes Kim seems nice to start with but don't let her fool you. Yes roaches are bad in the park because they never spray. I took care of my trailer and didn't have a problem. Oh, no maintenance on the property on a monthly or yearly basis. Kim said I broke my lease. Which was a lie. Then called the resident Police officers to make my daughter leave my trailer. Management cares ab tenants and it is nice safe place to live. It is very clean as well. I'm blessed to have found it.

Great area to live as far as neighbors and peace. Some glaring issues that I feel need bringing up. I had a leak inside of the wall in the bedroom. I told them multiple times... for 2 months, no one ever showed up. Someone finally came and looked inside to find (unsurprisingly) mold and a ton of it. I was told I could live here with the mold, and my 3 year old at the time, or they could move me... we chose to move down the street, though I told them I'd like to move back in after it was fixed. Once fixed I was told I can move back in but only if I paid an additional 100 a month. I was not happy about this but couldn't continue to live in the shoe box I was temporarily living in so I went with it. The dishwasher then broke shortly after, I was told they will not fix or replace it as they just wanted to get rid of it. Again, not happy but what am I going to do about it? Ceiling fan also broke and was told the same. Currently have been without AC for 8 days and counting (middle of summer) and have no one but front desk to inquire as to when it will be fixed, I was told, in a very annoyed tone, I'm on a list and they will get to it when they can. Also, must constantly spray mold killer in the 2nd bathroom because they didn't insulate (nor do they intend to) in that area and the musty heat that lingers in it causes mold to grow constantly. We were told to just leave the door open at all times, which we do but doesn't work. Also, should note they do constant checks of the property sometimes not even knocking first, so you can never really get too comfortable in the place you pay for as at anytime someone can kick your door in to make sure it's not messy or something, honestly I don't know what they look for. Everything you will be told that will upset you is told to you by a lady who had nothing to do with the decision. So you just live with it and can't even be upset with the lady because all of this is decided by some spooky figure that you wonder even exist at a certain point. I've lived here for 5 years now and have been scared of posting this review as I'm sure the "spooky" figure will not take kindly to it and force me out. Just know you will be messed with a lot living here and they look for ANY reason to squeeze an extra dollar or in my case 100 dollars a month out of you. read more

I was totally new to Alabama relocating after divorce. A friend was with me and we went to PS. Kim was so kind. She actually urged me to stay there indicating it is safe and quiet. I have 2 small dogs whom she welcomed with love. I hadn't rented in 40 years and did my best to take care of my little home. I walked that park at least 5 times daily with my dogs. Kind as she is, Kim enforced the leash law on me frequently as I had a tendency to be non compliant. Rules like that must be enforced. I was never unknowingly inspected as housekeeping that I know of and I got my deposit back in a timely manner when I bought a home. I have often referred people to the park when they're looking for a rental. Mostly with assurance of safety, quiet yet friendly, and convenience of washer & dryer. In fact I miss my walk. I recently came to Florida to help the community get their lives back together after Hurricane Micheal. Housing is very hard to find, so I found a month to month rental ( new) in Pointe South Mobile Home Park in Dothan Alabama. Mrs Kim seemed so sweet but that didn't last long. I actually moved there expecting to have my small dog with me but with my position change.. I had to bring her back to La. However, the second day of moving in... I've noticed a lot of roaches , I didn't have but a hand full of belongings I brought and bought everything new so I knew it wasn't from me. Kim says they sprayed before I moved in??? She never gave me a copy of my lease AND when I was at work one day.... I come home and find a letter taped to my wall that reads...... the manager/owner-repair guy entered my home to CHANGE A LIGHT BULB!!!!! I was not aware that this would take place‼ So of course, any woman living alone would be scared to continue to stay never knowing when they will enter again!! With that, I moved shortly after. I only lived there for 2 months and cleaned the home and of course there were no damages ( pictures and proof of everything) and Kim refuses to give my deposit of $650.00. ‼It's against the law to enter a home of a tenant without notification of 24-48 hours and against the law to hold a deposit after 30 if there's no damages‼Due to not able to fine other housing....
