    Our landlord-tenant dispute was unusual. In 2023, after 22 years of leasing property where we…read morelived and operated a top-rated B&B, we and our landlord agreed to cease operations and residency at the end of 2025. Unfortunately, he became ill and died before we could sign the final agreement. His heirs demanded we leave early in 2025. We incurred excess moving costs and lost 2025 guest revenue. When the heirs found a buyer for the property, they discovered their father had filed our long-term lease agreement with the County Clerk. We were asked to sign a Quitclaim Deed to assure the title company we had no continuing interest in the property. We used this leverage to demand compensation for our excess moving expenses and lost revenue. The heirs' lawyer rushed us to sign and tried to intimidate us with BS legalize and threats when we refused. We contacted Brian F. Kram--emailing him a synopsis of the dispute. Brian quickly grasped the details, gave us specific and succinct advice within the first minute of our telephone call and instructed us to send a demand to the heirs' attorney. After a couple of exchanges, the heirs agreed to our demand and we settled. Once the heirs' attorney became cognizant of Brian's reputation and skills in tenant-landlord disputes, the demeanor and tone improved dramatically. Brian's communications are efficient, factual and specific, yet delivered with warmth and friendly professionalism. Brian's expertise not only saves his client money but also enables him to assist the next individual fortunate or discerning enough to hire him.

David Macpherson is an attorney whose…read moreexpertise and knowledge combined with his temperament and well-thought out approach gets the job done efficiently and successfully. In a very short time, David met with me, prepared and filed a lawsuit for me, served the summons and complaint and went to mediation for several hours with both parties and settled my case! He did all of this without accepting anything less than we were willing to walk away with, and we were fully prepared to take it to court if necessary. The other party's intent was to complicate the case with so many irrelevant claims and inaccurate accusations so as to distract from the truth. After about 45 minutes of the other side's arguments, in less than three minutes, David quietly summed up the facts, the law and what the Court would do if the case did not settle. Two hours later, we left mediation with an enforceable agreement that was exactly what we had previously demanded. It gave me a great strength and confidence knowing that I had such an excellent attorney representing me and handling the case. If you are looking for a great attorney, you can trust that you don't have to look any further. I highly recommend hiring David to handle your case.

Her free workshop/seminar was sooo well worth it. Did I mention FREE? Even if you don't decide to use her or get your act together sooner than later with someone else, you will walk away learning something. This attorney rents out the Little Gym in Sausalito/Marin City & hires a sitter if you've got kids, so you can be engaged in her presentation without worrying about the tykes. (There were even yummy sandwiches, fruit & drinks catered. The way to this girl's heart is definitely through her belly!)     We called Len about a contract to handle a real estate issue within our household. He talked to my…read morepartner for about 20 minutes. And after hearing her out and having all of his questions answered, he said this was something he could do and that it would require 3 hours of his time at $700 per hour. Not too bad - we agreed. So we met with him to share more of the details. It was clear he hadn't listened well, but we thought we talked through the issues and our needs. One new point came up that he said he would need to research. At the conclusion, he said this was not so straight forward but that he could do it in 4-5 hours, including the one we just spent. Again we agreed. Len committed to send a legal services agreement and a waiver for representing both sides of our contract. He never sent either. The day we were expecting a draft he sent a note saying he was tied up in court and would be in touch the next day. Okay, that happens. But no word the next day. Three days later we pinged him looking for a draft. He replied in a note with more typos than new pieces of information. It concluded with "This transaction is far beyond my usual simple TIC agreements..." and names of two other attorneys (one of whom also named Rifkind) that might better be able to help. He had fired us as clients. But wait... there's more. He had the temerity to send us a bill for the "work done", including for the intro call (typically on the attorney's dime) and the time required to write us the brush off note. We held our noses and paid the bill. I considered writing a review like this but thought better of it. Today Len sent a collection notice for the bill, two weeks after our check for payment in full cleared our bank. So Len, with all the information he wanted, failed to figure out that he couldn't or wouldn't help us, agreed to the work, wasted three weeks in our time sensitive process, delivered none of what he promised, charged us egregiously, and now harassed us without cause. I wish we had read Janice M.'s review before calling Len. It's in the "not recommended by yelp" section but is exactly our experience.

Just over 2 years ago, we were fortunate enough to retain him as plaintiffs counsel based on a strong recommendation. We could not be happier with our decision! Len deftly navigated numerous challenges, obstacles, and delay tactics set out by the defendants, always seeking to find the shortest path to resolving the case. We always felt that Len really cared about the case, put our interests before his own and tried to limit costs whenever possible. We also appreciated that he set realistic expectations and timelines, and provided helpful guidance throughout the case. Through a successful mediation, the defendants ultimately agreed to fix the problem and compensate us for our damages. Should we require a lawyer in the future, our first call will be to Len!
