This hotel has so much opportunity for a 5 star hotel.. The location is great! With beautiful views of the lake. At night the street is lite up with tree lights and it's really pretty. The hotel is definitely an older hotel here in Tahoe City & I can assume that running a hotel is costly. However I believe that investing in your business with upgrades, maintenance & curb appeal are essential and since owning a hotel puts you in the hospitality business. The hotel needs to be modernized with a face lift on the outside, the underground parking garage is scary. The graffiti in the stairwell leading to the first floor is ridiculous. Why has it not been taken care of. Very trashy and gives off a bad vibe. I will say the garage has great lighting. Not roomy though. Same with the parking up top, very cramped. The elevator is tiny, not very clean & slow as molasses. They have a laundry room for guests to use, change available at front desk but no washing supplies. Why not???? Ice machine is in the laundry room. I think any room you book will have great views of the lake. The hotel is 7 stories & all rooms face the lake. The room we had was clean, the bed is just a basic bed nothing special & it was hard. Pillows are thin & flat. There is an extra blanket in the closet, I got it down to use & it's not soft it's rough & scratchy. The room itself is dated with peach wallpaper, dark green carpet & the furniture is that simulated oak like looking furniture. Very 80's. There is a refrigerator/freezer, microwave & small coffee maker. The closet is big enough for a suitcase and a few hangers, iron & ironing board. The bathroom is somewhat roomy, very clean, towels, hair dryer & shampoo/conditioner & lotion. They are in small tubes. There is no free breakfast here. They do have something in the lobby from 7am - 2pm. They do not offer daily room cleaning. You can go to the lobby if you need towels, cups or coffee supplies. Door lock was questionable.. oh there is a TV in the room... There is a wall heater & the air conditioning, well every room has a window & a fan. I can only imagine how hot these rooms can get during the summer... ok there are stairs going to every floor but you're risking your life if you use them. They have a sign posted next to the stairs letting you know that the stairs are under construction??????? and red tape wrapped around the railing to right. These stairs are crumbling, cracked & so unsafe. I can't believe they are not blocked, but that would be a safety issue but they are a safety issue as they are now & I don't see any construction happening or even getting ready for any kind of construction. The lady at the front desk, I believe she is owner. Her customer service horrible. Unfriendly, rude, bossy just not someone who should be running a hotel. I arrived late at night, after 10pm, my boyfriend was already here. I parked in the parking lot & the next day when we were leaving, the lady came running up to my car tapping on my window, doesn't even wait the few seconds it takes to roll the power window down & starts rudely asking me if I'm a guest of the hotel, I say yes, then my boyfriend says yes, she is with me. She said I needed to get a parking pass, ok not a problem. The whole time she's rudely doing this she's on the phone. Her demeanor was disgusting & almost hostile. There's nothing special about this hotel nothing fancy. If you want special & upscale I suggest the Hilton Boutique Collection... VERY NICE!

My intention for this review is not to complain but to inform. I will start out with the positive which is location. This motel is right across the street from the lake and walking distance to shops and restaurants. This motel is in need of extensive renovations. We were on the lower level and the beds are VERY OLD! We could actually feel the springs through the mattress. I spoke to the lady in the lobby and she said ALL the beds are the same. Half the outlets next to bed do not work. Bathroom window did not lock. Shower shell is stained and cracked. Outside of shower the Sheetrock is cracked and gauged. There are stains on the top sheet. The outlet next to bed is completely out of the wall. Although the weather was nice outside it was very humid and hot inside. Ceiling fan but no AC. We tried to open front window for airflow but the window was stuck. You can hear every movement from the upstairs neighbors. This motel does NOT provide house keeping during your stay.

It's Clean the most important thing, it has a view of Lake Tahoe, it's warm, quiet, friendly staff. What more could I ask for? Whoever owns this hotel goes above and beyond. There are coffee mugs and maker in the room. It is decorated with cute bears and country theme. There is a microwave and fridge. The bed and pillows were comfy. Although it was in the 20s and 30s outside, we stayed toasty. Breakfast Is included. It differs from other conTinental breakfasts cuz there are frozen burritos and oikos Greek yogurt. Cost: approx $150 for Friday night

Very nice place, across from the lake. We stayed on the 2nd floor could still see the lake. Only downside was the shower, water pressure was bad & hated the bar of soap. Besides that I would stay here again.

I love finding these cute little hotels that are well kept and such a good value! This snow season has been one for the books, so I HAD to get away one last time to Tahoe for one last snowboarding trip. Instead of going the standard route of SLT and staying near the stateliness, we decided to do a cozier getaway. We went to Boreal & Homewood resorts to snowboard, so we found Pepper Tree Inn as a great options that is close to both resorts. Plus, being right off the lake sealed the deal for us. We booked through Hotels.com, but when we checked in, the manager kindly explained that in the future if we booked through them directly, they will match any online price, plus give us free upgrades! That's a good deal in my opinion. We booked the partial Lake view, so we got the 4th floor. Wow! What a view, I didn't even mind that a few trees were in the way, you can still see all across the lake to the other side! The water sparkled against the bright blue sky, and the lingering snow on top of the mountains gave a great contrast. The room itself is so cute! A [VERY] comfortable King bed with 4 fluffy pillows that supported my sore neck after a long day of boarding. The room came with a small dining table, fridge, microwave, and tv. A desk with a coffeemaker and a closet tucked away in the corner rounded out the main room. The bathroom is nicely renovated and kept its cabin-like charm, but is clean and not outdated. Water gets very hot which I appreciated. Towels are large and soft! I especially appreciated the makeup wipe included with the toiletries, I've never seen that before! Breakfast is served from 7-9am and is pretty decent for continental. They have a waffle station, pastries, bagels, toast, cereal, granola, hard boiled eggs, yogurt, and frozen breakfast burritos. As a vegan, I had enough to eat (the butter was accidentally vegan! nice!). Coffee, tea, juice, and hot cocoa for beverages. We loved how close it is to so many bars and restaurants! We never had to move our car so we got to enjoy our beers during dinner. Overall, we had a very comfortable stay. Only thing is that we thought we would be getting a whirlpool tub, but apparently that's an upgrade you have to pay for. Next time, we will definitely go all in.

The amazing lake view is the reason to stay at this otherwise unremarkable, in-need-of-maintenance two-star motel.

On a recent trip to Tahoe, I stopped in here for a couple of nights. Listen, I *love* hotels and can be pretty forgiving since I can't imagine all of the upkeep involved...but, also, that's part of the gig? Anyway, we check in and are told we'll be staying on the sixth floor. Here's how the chat goes: "You're on the sixth floor. Stairs are over there. You know the elevator is out?" "Excuse me?" "The elevator is out. You know that, right?" "I do now." "Yeah, it's out." I didn't think it was a big deal, until we had to go up and down them a lot. My bad for being too out of shape (a teen ran up and down the stairs, which happened to be outside of our window, thirty times both days), but also, that should be a priority when you have a hotel with seven floors. I watched older people stop and gasp as hard as I was and felt bad. Oh, also, BE CAREFUL on the stairs. They change width and height constantly, so it felt like walking up and down an MC Escher drawing. I tripped twice and am *catlike* in my walking abilities. There's no AC in the room, which they do list, but they also promised a fan. The fan is a very little Honeywell fan which did *not* cool the room at all (I'll include a photo of the fan from Target's website and say the product rating is WAY too high, but the price is right at $15). I would have set the fan in the window to pull air from the outside, but we were scared into locking the windows by the sign in the room that warned of "always asking for ID before opening the door" and being careful with who's outside for our own safety. We ended up sleeping with nothing on the bed to stay cool enough. The wifi didn't really work the first day and worked the second day, so it's not really reliable. Also, you have to watch an ad to connect, which I don't *think* I've ever seen at a hotel. The place, for being so tall, is very small and narrow. You can hear everything in the building. I had two teens in the room next to me scream-laughing all night/morning, so I didn't sleep a lot. The garbage cans were all stuffed full, so I watched people try to find a place for their trash. One possible place would be all of the trash bags that the staff left folded up in front of each room that I had to walk by on the way to my room. If you're cautious about COVID, like most people, bring your own mugs and cups. In our room, the coffee cups were loose and had coffee spilled on them, which did *not* make me feel safe about the cleaning policies here. Price-wise, I have two charges on my card currently: $350 and $400. I'm waiting to see which one I am charged, but that's the ballpark.

The shower was a walk in. Husband needs a handy outlet by the bed for his CPAP and that need was covered. Though located above a busy road, traffic noise is muted. Parking was very close to our unit. The room also has two cable televisions and Wi-Fi. The private lake with pier is a beautiful view to take in. The room provided us with a list of restaurants, beaches, and other amenities that are only a 3 minute drive away. Some critiques about the room are the rack in the dishwasher seemed to be broken. The fireplace's flames are based off the thermostat in the room, so we would have had to turn up the heat to see bigger flames. I would have liked to keep the room's normal temp and just have the fireplace on. Additionally, the bottom part of the shower has a piece missing, which made me worry about all the shower water going into it. I know each room is a little different and have their own quirks.
