Even a few days later, when I thought of more things to ask, he was quick to respond and made sure I got the info I needed. I asked a lot of off the wall things, but he was patient and made sure I understood the explanation of different types of patios and materials. Before starting the project, he walked me through the plan and introduced me to my project manager, Luis. Luis was great, he kept me updated the whole way, even during the first week when I was out of town. I had no worries and I was able to enjoy my vacation while full on construction was going on at my home. Every crew that came out, roofing, painting, cement, told me what they were there to do and asked if I had any questions before getting started. I also have to mention Blanca in the office, every time I called, she was so friendly and easy to talk to, it was like I'd known her for years. The end result? My patio is beautiful! I was torn between putting money down on a larger home and moving, or building a patio to add square footage for gatherings. I am so happy I went with a new patio instead of the debt of a new home. I had to personally put getting any remodeling and home additions on hold while I cared for my dad for over a year. We talked about my patio dream before he passed in March. He kept telling me -"get that patio done". I'll think of him every time I'm enjoying my new space.

I made sure he understood and saw in-person what was needed and asked him if he still wanted to proceed before work started. Several times after agreeing on the scope of work and payment Eric seemed to want to change what was agreed on. (payment and work) Micro-managing Eric was exhausting. End result was not what I had repeatedly told Eric. I had marked specific broken bricks for him and they did not get replaced. I told Eric to please match the caulking color. I asked him several times if he would have any issues doing any of these things and he repeatedly said he wouldn't. In the end I paid the full $950 for the work done.

He failed to begin the work on time, and when he eventually did, he arrived without the necessary materials. Eric had assured me that he would personally oversee the job and work with his crew; however, there was no crew. Instead, he sent his elderly parents, who worked for only a couple of days before they all left for Mexico without any notice. Throughout the process, Eric consistently failed to show up at the times he committed to. What was originally estimated to be a 4-5 day project ended up dragging on for over a month. During that time, I had to contact Eric repeatedly--at least five to six times--to remind him that the work was still incomplete. Despite the lack of progress, he persistently pressured me for payment. Eventually, out of sheer frustration, I paid him in full, even though the job had not been completed. To make matters worse, the work site was left in a mess. My yard was cluttered with debris, and there was no proper cleanup effort. The entire job was handled in an extremely unprofessional manner and fell far short of basic expectations for quality and accountability. Mumtaz Jesani

This approach may not be for everyone but it worked out being a beyond perfect fit for me!…read more I had recently retired and wanted to build a single story retirement home for my wife and I on a picturesque, lake facing, one plus acre lot that we already owned, in Pinehurst TX. Initially, I partnered with a very reputable small volume custom home builder. I already had a rough draft of the floor plan we'd need/wanted. A fairly well appointed, 3k SF "modern farmhouse" type build. I also had a fairly realistic, semi-agreed to budget during pre-plan. After a year of "design work" I was told that I had added so much to the plans that the actual cost to build was going to be 30% more than my budget ceiling. Shocked to say the least, knowing that wasn't a realistic option and not wanting to change anything relative to our plans, I began the thought of coordinating the build myself if the savings were to make it worthwhile and allow us to proceed as desired. That in-turn, after some searching and discussion with others who had utilized them, brought me to Green Built. Long story short, it was the most rewarding "work type" process of my life. Being involved in every single aspect. Making all decisions. Hiring the subs, executing the contracts... Being on-site virtually every day during the seven month build, only to ultimately be able to move into our "forever home" was, and continues to be, simply fantastic. In the end, I was able to complete the build (June 2020) for less than my original budget and $250k LESS than what my initial builder had quoted. Additionally, I was able to ADD quite a bit along the way such that our home has many more desirable features than it otherwise would have had. As to Green Built's process. I really didn't need or utilize my assigned consultant but it's good to know that safety net is available. No did I utilize their designers as I walked in with our plans in place. What I needed and was happy to pay for, was access to their vendor/trades list. Though I didn't use every trade from their network, every one I did utilize were excellent. That along with the provided "Build Binder" made the process extremely easy and for the most part, smooth/uneventful. If your one who is accustomed to putting together and driving a schedule, have some basic understanding of the home building process and are willing to invest 6-8 months to oversee the process while enjoying a SIGNIFICANT savings along the way.... I'd highly recommend you visit with Charlie and his group at Built Green and allow them to show you their program. If I were to ever need to build again, I'd certainly go this route.

However, with that being said, use caution when selecting vendors from their Vendor List. While many of them do very good work and are true professionals, there are some whose quality of work is lacking, workers are careless, and communications are poor causing building your dream home into a living nightmare. We even went to homes vendors were working at to see their work, prior to selecting them. The problem is we saw one crews work and were sent a different crew whose work was not up to the same quality. We have been in our house for about 5 months now, and here are SOME of the issues we faced or are still working through. The finish work on the outside concrete areas was so bad that the company that poured our slab made 3 attempts to correct, without success. So we reached a financial settlement with them and now I am having to find someone to fix their poor finish work. At times I could not get our home designer and plumber to respond to calls, text, or emails for weeks. So I had to contact our Built Green consultant to contact them and have them call me. They called back promptly when the consultant contacted them. We still have poor caulking work, satin paint touched up over flat paint, wrong color of paint on a few spots on our kitchen cabinets, and poor stained areas. Each time the painter tried to correct issues, they made them worse. I paid him in full to get him out of my house before they messed up more areas. Now I am trying to find a good painter to correct these issues at my cost. We have a damaged porcelain kitchen sink due to poor work practices that I am trying to find someone to correct. Took over 3 months to get the electrician to come back and correct 2 ceiling fans they did not install correctly the first time. I had to get someone to repair/properly install 2 faucets and a tub overflow drain that were not installed correctly the first time since I could not get the plumber to come back out to correct. We have stained concrete floors, and due to poor work practices, the concrete was damaged and could not be stained evenly. We used some vendors we found ourselves, there was one big difference between the vendors from Built Green and the ones we found. The ones from Built Green were quick to want to do the work the way they are used to and had little to zero oversight of the workers. The vendors we found wanted to understand how we wanted things done, provided oversight of their workers, and ensured we were happy with their work. Would we used Built Green again? YES Would we use their vendors? I know which ones I would not use.
