I was incredibly excited to work with Excalibur homes in my rental search after hearing great things about them from my bestie. I was on a dedicated home search for months and loved the homes they manage so it was seemingly a no-brainer for me to put all of my eggs in one basket with their group. Excalibur manages and rents homes all across Atlanta, focusing on the starting process to the journey of upkeep in the rental homes. After planning a move that I dreamed of making happen in January, I was excited to go through the process with hopes for the future. Well, it didn't actually happen like that. First I will say, the homes they offer for rent are beautiful. All different kinds, all over the metro-Atlanta and seemingly in great shape, love that! When you speak to members of their team (when they answer), they are all quite friendly and helpful, which is much appreciated. BUT - wow, can they drop the ball on communication and the timing of your journey. Looking for a home to rent and live in isn't something one does for kicks, we all hope to have a place to live at the end of the day. Well, it just felt like Excalibur does not take that into account and moves at their own pace. Calls to realtors (other than Howard Bailey who returned calls and was very kind in person), I submitted an application in March. I actually submitted an application for a home sight unseen just in hopes that it would make things quicker - no go. I saw the home a week later and then three days later, I hear that it has gone to someone else. Okay, it happens, we move on. I called and requested that my application be moved to another home and after an hour on the call, I was told that was done. But for some reason, the website noted it as 'cancelled' from then on, while the Excalibur team told me it was a glitch. A glitch is okay, but when I say I never heard back until I called them 3 weeks later begging for more info so I could go on with my life and find a place to live. I then received a voicemail with the most unconcerned tone letting me know that they heard I had questions... Why wouldn't you keep up with your potential clients and let them know what's happening with the process? As someone who worked in property management for almost a decade and who had high hopes for my Excalibur experience, I was incredibly bummed out and disappointed after putting money and time in my application process. It's now been 3 months and I still haven't received an official word on what happened but have moved into a new home not managed by Excalibur. If I would have continued to wait on an Excalibur home to happen for me, I feel like I would still be calling them every two days desperately trying to make something happen. Super bummed that the experience was not what I was expecting, but hope that the team will make some changes in how they communicate with prospective and current tenants, as they truly have some beautiful homes to offer.

We were genuinely excited and ready to move forward. Once approved, we received the email explaining that multiple applicants could potentially be approved and that the first approved applicant to pay the $2,990 reservation fee would secure the property. We understood the policy. What was incredibly frustrating was how little time we had to actually make that payment. We immediately gathered the $2,990, went to Kroger to send the payment and while we were there, we received a call telling us that another applicant had paid approximately an hour before us and the home was no longer available. I understand that they have a process, but from a customer standpoint, this was incredibly disappointing. We had been approved, had the money ready and were actively in the process of making the required payment. After going through the application process and getting our hopes up about a home we loved, losing it by such a narrow window was extremely upsetting. I strongly believe there should be a reasonable payment window for an approved applicant before opening the property up to another approved applicant. Even a few hours would make a significant difference when you're talking about nearly $3,000 that people may need to transfer, withdraw, or otherwise arrange. We understand the policy. We just don't understand why the process has to be so rushed when applicants are being asked to come up with nearly $3,000 immediately. This was a really disappointing experience during what should have been an exciting time for our family.

I called, texted, and emailed repeatedly and received absolutely no response. The week of my scheduled move-in date, I finally had to go to the property in person just to find out what was happening. That was when I learned that I had, in fact, been approved--something no one had bothered to communicate to me. A staff member gave me a tour and assured me that the apartment being shown had the same finishes as my assigned unit, just a different size and floor plan. I asked to see my actual apartment, even though it was not completely ready. What I saw was deplorable. It looked nothing like the apartment I had been shown. The finishes were completely different, the unit reeked of cigarette smoke, and the overall condition was honestly disgusting. It was below the quality I would expect from a budget motel. Prospective residents should be aware that not all apartments at this property look like the units shown in their advertising or tours. The unrenovated unit I was assigned was in shockingly poor condition. The entire experience felt like a bait and switch. I immediately requested the return of my $200 deposit. Management initially refused. After I pushed back, I was promised a call by noon regarding the refund. That was last week, and I still have not received a call or any further communication. Between the ignored calls and messages, the lack of communication about my approval and move-in, the misleading tour, the unacceptable condition of the apartment, the rude property manager, and the refusal to follow up regarding my deposit, this has been the worst customer-service experience I have ever had with an apartment community. I would not recommend applying here unless you are able to inspect your exact unit before paying any money or making plans to move.

I got the approval to move out a month before from my previous SPM, Ann. But during that time, Ann resigned. Now George is manipulating the email to make it sound like Ann didn't let me out of my lease and is adding extra fees when I didn't stay the whole month. I'll advise no one to move there. Five Oaks overflows the trash bin, the pool is always out of service, they never clean the walk in front of the door, the gate is always broken, which led to a multiple car break-in on 4/13/23. Multiple windows were broken on 9/27/24, the fire sprinklers froze over on 12/25/22 on building 8, which I don't know if Pegasus fixed, and they did let us know about a suicide on 10/18/22, all on building 8. Pegasus corporate won't answer the phone or call you back!

    Honestly I would not have even given them one star and let me begin with saying I'm an Interior…read moreDesigner and my spouse and I have sold 17 homes and we just considered selling the home we were in and we contacted a Redfin agent add had appointment yesterday and he arrived very promptly but within 5 minutes within our door he immediately went to what we needed to change, what we needed to edit and needless to say my spouse and I were in total disbelief because every agent we have ever had first views our home/homes and then goes into more detail about him/her self and goes over the data relative to our home and existing home and comparable homes, etc., but this particular agent could never move pass telling what we needed to do so needless to say I simply told him he wasn't the agent to sell our home because in our past 17 homes we never changed a thing and with every home we broke records in our neighborhoods or condominiums so needless to say for such a young person he was simply VERY VERY old school! So needless to say I would we would never interview an agent from REDFIN ever because undoubtedly they are working on a culture in real estate that no longer exists! Maybe that's why their corporate Redfin has had layoffs!
