Awful experience. One of the worst experiences of my life renting through Parks. This company does not represent the interest of tenants. It's been a month since I moved out and I'm still waiting for my deposit to be returned. No contact or information from Parks. My landlord was a nightmare. The flat had perpetual problems that Antony of Parks was aware of but convinced me that the problems had been dealt with. Lauren failed to verify my residency status via the straightforward letter of confirmation from the home office. I felt discriminated against and marginalised throughout the process of letting the flat. After signing my lease I was sent a legal document that I needed to disclose where the origins of the £8500 that I paid upfront (after being promised that my salary was sufficient to pay monthly). The problem is that before signing the lease I was presented with the same document that said that this disclosure was only necessary if the sum was in excess of €10000 (which is the actual threshold for disclosure). The document that I was sent had been amended to show that this figure was £8000. Not only was this unscrupulous and illegal but I believe that it was discriminatory and prejudicial. I don't know what else to say. After six months I moved out and I'm currently in a dispute with the landlord for the return of monies paid upfront for the flat. The plumbing didn't work in the kitchen for the majority of my tenancy. The entire bedroom wall was covered in corrosion after a month and a half. The landlord hired contractors who I caught going through my things while I was away on holiday. My experience with Parks has been shocking. There was no accountability after I pointed out that they altered a document after I'd already entered into a contract for the property. No explanation as to how or why this happened. No word on the return of my deposit even though I ended the tenancy a month ago. I feel discriminated against and greatly aggrieved. My next steps are to explore my legal options. read more

I received fantastic service and help from Parks Lettings whilst looking for a new flat to rent. Their communication was second to none and so much better than from any of the other agents that I had registered with. I have to give Daniel Johnson a special mention as he was my main contact and dealt with me. Superb service all round. read more

Parks Letting were initially frosty until the money came out. Then they were ingratiating until it was time to move out of my flat. Then they gave me hell for four months. From what I've heard from friends this is pretty much the treatment anyone can expect from these people. They seem to judge by appearance as soon as you walk in the door, and expect miles of paperwork (more than any other letting agent I've encountered) to assure them that you have money, and will continue to have money. Oh well, you think, as you hand over every piece of identification you own, they're just protecting their interests. But when you move out of your flat that you painstakingly cleaned (according to the rules set out by their fastidious little checklist, which they helpfully deliver in triplicate) only to be told that you have broken things you didn't break and left things you didn't leave, things begin to get nasty. Aside from unpleasant court battles, there is a serious point to be made here. Although my flat looked lovely, as do most of their properties judging by the photos, it was wired unsafely and the electrics in general were so bad as to be illegal. If you choose to let with these guys (assuming you can get over their intrusiveness and frequent downright rudeness) have your place checked over first, or you could get a nasty surprise. read more

It's difficult to feel any kind of love for a letting agent, perhaps if personified into a friendly landlord but not a letting agent. Any opportunity to weasel a little bit more money out of you and they're on it! I have always just had unfortunate luck with letting agencies like Parks always letting me down. I was left freezing in my house over Christmas when my boiler exploded and for three months this issue went unresolved whilst I shuffled around my house like a neglected pensioner without any heating. Then they have the down right cheek to sneak expenses for this out of our deposits. It's very underhanded, we don't hear from them all year then when it's time to pay up you can't get rid of them. read more

Although I have never actually let a house through Parks, many years of renting in Brighton has led me to have had many a house viewing with them. Strangely, the same guy has shown me around every single house. You may have come across him yourself. He is short with a beard and I have always found him to be friendly, if a little pushy. He was always punctual to our meetings and seemed well informed about the properties, but he ALWAYS with out fail put pressure on us to take the house immediately, due to another (most likely fictional) group, who were 99% sure they wanted it too. A classic trick of the trade and although it was totally transparent, it became a bit irritating. I like people to be straight-up with me, but sadly it seems that letting agents rarely are! It's as if they're totting up the admin fees in their head before you've even stepped through the door. Despite this I have a certain fondness for the Parks man. During a house viewing in the London Rd area a few years back, my friend and I discovered two beautiful bird cages that had been discarded in the shed. Although we didn't take the house he let us keep the bird cages and I will be forever grateful! read more

Sharks'n'Cretins would be a more appropriate name for this agency who are willing to continue to collude with some of Brighton's worst landlords on the premise that they "only deal with the financial side not the maintenance" thus denying all responsibility. IMO any reputable agency would not deal with such landlords, especially when they've had multiple complaints about unhealthy mice infestations, boilers which aren't replaced for months after failing gas safety checks, mould growing in common areas, dodgy flickering electrics and general maintenance jobs which take sometimes months to fix then are fixed badly and never finished. My mistake was to not leave the place earlier, I always had the hope that things would improve ~ more fool me. Avoid at all cost. read more

"Sharks,the despicable way to net" £££s... DO NOT use Parks Letting unless you wish to be policed by a self styled authority and have hidden and unfair charges imposed at the conclusion of your let with them. You WILL NOT be able to resolve any dispute with them and will be left wasting your time with the likes of the Ombudsman or ARLA. 1.Parks let a property which we subsequently had to vacate for 8 days, due to a serious Electrical Hazard; ( we were awoken by mains charge arcing from our bedroom wall to the ceiling light ), the electrics were condemned by a professional electrician and shut down. There was a Black Mould infestation all around the cold header tank, housed within the "airing" cupboard in the bathroom.This spawned incessant mould outbreaks around the flat, a health hazard. There was no shower pressure above waist level. The landlord, realizing that there would be considerable disruption involved in correcting the faults within the flat, gave notice to terminate the let after the initial 6 months lease, so we suffered furher inconvenience due to Park's incompetence, but of course their only interest was to try to gain more money from the situation. 2. Parks attempted to have us steam clean the carpets which they knew had not been cleaned at commencement. BE WARNED; Parks actually provide spaces on the original inventory for your observations and comments, to be returned within 3 days, but they determined to ignore everything we stated there, and then proceeded to deny that they had signed these ! It's worth remembering here that the Inventory, is all a part of a "professional" service for which they charge a £200 finder's fee. 3. Parks attempted to deduct from the deposit for a cracked cheap plastic concertina type sliding screen, damage which we had photographed at the beginning of the let. Since Parks have stated that they don't accept time and date stamped photos as evidence, and also denied that they had signed our observations, on these we were only spared their voracity when the landlord signed for return of the deposit, but Parks proceeded to deny that he had, in their zeal to impose any penalty they thought they could scantly justify. 4. Parks imposed and are upholding a rent penalty when we were prevented from returning the keys during their advertised opening hours ! but they were closed. They said they don't accept time and date stamped photos as evidence of this. 5. A Male Parks agent entered a female tenant's bedroom while she had been asleep and then specifically forbidden him to enter, all without proper and reasonable notice of a viewing. 6. Parks accepted the intial deposit in two cheques from co-tenants but impose a charge for settling any deposit return by more than one cheque. In summary Parks will do or say anything to get you in the door, then will do anything to get as much of your deposit as possible on the back end. Very unhappy with the service provided. Nice enough flat but issues prior to moving in not addressed. Asked to leave without any explanation. Asked to leave earlier than my notice period but to continue paying rent as landlord wanted to redecorate before new tenant moved in. Charged for cracked kitchen tiles which were cracked at the time of the check-in by a Parks' Representative as they were poorly fitted - only way to avoid cracking was to not use the kitchen. Charged an extortionate amount for cleaning after painstakingly cleaning for hours and leaving the flat in an immaculate condition. Wrongly accused of breaking things, leaving things and keeping pets. Not listened to or taken seriously. I would not recommend to anyone - there are many more agencies in Brighton who provide a better service. read more

AVOID THESE GUYS. Very nice office but the professionalism ends there. ! To cut a very long story short, they found us a tenant for our flat, assured us he was genuine, they had a deposit so we moved out. Only to be told, 1 week later (after we kept asking where the money was in our account) that the person had disappeared and they did in fact have no deposit from him ! The person dealing with us at Parks also had "strangely" left the company ? or been sacked for negligence ? Parks took no responsibility for there long list of errors/ cock ups and suggested it was our fault. As a minimum there should have been a deposit due to us. Shocked we were left high and dry by such a company, take care guys , record conversations held on youre mobiles as will deny they said it at a later date. read more

Parks helped me to let my property on each occasion that I needed a tenant . They were very careful in selecting tenants for me and managed each tenancy with great care. I was particularly impressed by sidonie's hard work on my behalf. I already recommended this team ! read more

I am currently still in battle with Parks for my deposit return and various other outstanding issues. I would like to point out that I left the flat not only painstakingly clean, but also freshly painted. Looking better on departure than it did on arrival. The staff are rude, especially if you are young, despite being 26 I have called on my parents more than once to give them a kick up the backsides. As Parks seem only to react to people who look moneyed. They very rarely return phone calls, yet if you don't return theirs expect four or five brisk voice mails, of the type of telling off you got in primary school. I also had the problem mentioned above of feeling forced into choosing the flat in a short space of time. The staff are common, but with every kind of airs and graces you could possibly imagine, I will never deal with parks again, they are frustrating, rude and treat their tenants exceedingly poorly. read more

As a landlord I have used Parks for over 15 years and have always found them to be honest, straight forward and very easy to deal with - unusual in this business! I have and would definitely recommend them again to anyone either a landlord or a tenant - I have always found them a pleasure to deal with, often going beyond the call of duty to deliver what we need when we need it! read more

Worst letting agent I've encountered, and no I do not say this every time a tenancy expires. In fact, I never encountered any problems with an agency before. Ever. They gave me an incredibly hard time when I moved in, due to the fact that I was out of uni and still haven't found a job. What I did have was all the unnecessary agency money, UK guarantors (which apparently still wasn't enough for them because I'm foreign and unemployed- their words not mine, they wanted more money). Their redeeming quality, at the time, was that they were aware that I had a cat (the landlady was too). The flat seemed ideal and I was promised to have it sorted out before I moved in. I moved in and the flat (in Lewes Road) and it was filthy. I will never forget that godawful pizza hut pizza I had on my first day because the oven was dirty and filthy. I was promised that the damp stains on the ceiling would be removed- a promise that was not kept at all, now that I have moved out. I moved out and left the flat in an immaculate condition, so much cleaner than I had found it (i even had photo evidence of the state the place was left)- I painted the walls throughout and they still took around £160 deposit money- not to mention that during the last month they kept coming in with people interested in the flat, not giving ANY notice whatsoever- I let them know of this and they pretty much ignored it. Not to mention that I was accused of having an unauthorised pet, something I remember clearly asking about and something I prioritise when looking for a place. Do yourself a favour and AVOID this agency. There are plenty better agencies in Brighton. read more

Parks Lettings are the worst letting agents I have ever dealt with, and I have been renting property for a considerable number of years. I do not rent cheap properties. I was assured by the agent who showed me around that the property was unfurnished, and the online listing did not say the property was furnished. Upon moving in I found that there was an old sofa, a wardrobe and a random assortment of tables left in the property which parks refused to do anything about, despite their agent clearly lying to me. The property was disgustingly dirty, there was dirty razors in the bathroom, full bins, old christmas decorations, old food in the oven, hair and fingernails in the kitchen draws, mould in the washing machine and worst of all an old cast from a broken leg in the cupboard. Parks refused to send somebody round to clean the property or even remove the rubbish unless I paid. They said the property was inhabitable despite its disgusting state. The inventory they gave me did not list any of the damage to the property. They do not answer or return calls or emails re. problems. I was forced to live with extensive fast growing mould for 3 weeks and I had to threaten to contact the environmental health officer at my local council before they would send somebody round. I was not offered the option to renew my contract, even though they assured me when I moved in that once the contract was over it would become a rolling month to month tenancy. I got a letter telling me I had to leave the property without the option to renew and they would not offer me any reason as to why. Parks do not care about tenants, they are very attentive when they are trying to get their hands on your deposit but as soon as you move in they do not care about you or any issues you may have! DO NOT rent from them, you will seriously regret it!! read more
