Park Meadows was a great choice for a college apartment. The Leasing Manager, Ari, always did a wonderful job helping us when problems arose. When we moved in, we noticed damages, and they did a great job to fix them all within the first week we moved in. Whenever we had maintenance issues, the maintenance staff was quick to help us, and always made sure to do their best work. Even when we needed to edit our lease halfway through, Ari was great at helping us do so, and managed any issues that came up with it. The location right off Manchester Rd and 141 was also very convenient. read more

The worst place ever! I've had multiple issues with my apartment. Mold, flooding, roach infestation, ac has gone out several times, water pouring from ceilings, appliances falling apart etc. The list can go on and on honestly. Had an appointment with them for a tour last Thursday. 90 minutes prior, someone from their office texts me, saying she was the only one there, and couldn't leave the office, so my tour was cancelled. I had an 11:00 appointment today to tour. Show up, and nobody's there, office closed. Saturday's hours, posted on their door, and all over the web, are stated as 9 to 5. A resident was sitting on a bench, hoping a staff member would show up. Said she'd been there for 2 hours already, and no one had opened the office. And good luck trying to reach anyone by phone! Our initial experience with living at Park Meadows honestly wasn't the greatest. But upon new management and an entirely new office staff, things have quickly improved. Lindsy and Joseph are always pleasant, they never once give excuses, they are always ready to go above and beyond and honestly you come first for them every time. While the complex needs help with maintenance staff, they do what they can and make sure true emergencies and major inconveniences are handled in a timely manner. This sometimes means non-emergency issues get put on hold but eventually things get taken care of. We absolutely love the location, the fact that the entire area is super kid friendly, the lawns are well kept and mowed weekly and even those guys always clean up sidewalks (they even come leaf blow off our patio every week even if there's no grass!!!), the school district and how conveniently everything is located nearby. read more

If I could give 0 stars I would. This is the worst place to live, I wouldn't recommend it to anyone. Everything is broken, they don't fix anything for at least 3 weeks later with no warning. They don't wear covers on their shoes and then leave marks all over the carpet that is already ruined. Our kitchen was completely flooded and was told someone would fix it and clean it up. Nothing happened. Our AC was out this pass summer for 3 weeks and was charged an enormous bill. We have a closet that smells of mold and we can't even use it. They still have not fixed that problem. Nothing really works. The fridge is very loud and has gone out on us a couple of times but still they try to repair it. There was black stuff growing about our shower and we were blamed for it and all they did was scrap it off and leave a hole. Don't even give this place a second thought. read more

We rented a 2-bedroom townhouse, which seems like it may have had fewer issues than the regular (garden style, I think?) apartments. However, it felt like we were throwing away so much money every month. We paid $1,100/month by the end of our stay there, and I'm not entirely sure why. The buildings are old and cheaply fabricated, things are poorly put together/fastened and it was always difficult to get maintenance out to fix anything. It always felt like the place was going to start falling apart. When my husband would walk in room above me, the creaking floor was the loudest I've heard anywhere, even in older houses with creaky hardwood floors. There were no baseboards in the living room, which I suppose was a shortcut for them so they didn't have to mess with it when someone moved out and the carpet had to be replaced. There was actually a hole in the living room floor where you could see light from the basement, and things would fall through the hole to be found later in the unfinished part of the basement. The biggest issue we had there was the water damage in our bedroom. There was a leak in the roof, which led to a lot of water seeping in through the wall. It must have eventually grown mold, because my husband, myself and our two cats were all experiencing cold symptoms ALL THE TIME. Sneezing, coughing, headaches, severe congestion, trouble sleeping. I called no fewer than a dozen times to ask someone to please come out and do something about it. I said I was pretty sure there was mold and that we all felt sick constantly. Every time I would call, the person answering the phone would act as though it was the first time I had called. "Oh, well THAT'S no good! Goodness, I had no idea"...that type of response. It felt impossible, so we just decided that we would move as soon as our lease was up. I'm hesitant to give 1 star because we really did have some good times there and I just hate giving businesses a 1-star review. I always feel like I'm being dismissive or basing my opinion on something more emotional than rational. I just can't give them 2, though. Between the poor quality of the actual apartment, the revolving sea of faces that passed for management at the leasing office, the string of AWFUL neighbors we had to endure and the high price tag, I feel that 1 star is actually fair. I could go on and on about the things that bothered us about living here. We actually just moved out 10 days ago and our lease was officially up 2 days ago. We have yet to find out how much of our deposit we're getting back. Aside from normal wear and tear, and the things that are broken because they were never built/put together correctly in the first place, we took really good care of the place, and left it cleaner than it was when we moved in. But I have zero faith that they will be fair about our deposit. I'm considering it $1275 lost. Update: we did wind up getting most of our deposit back, and they didn't even take forever to get it to us. I'm very pleasantly surprised. read more

If I could give this place zero stars I would. My roommate and I moved into this apartment in April. When we spoke with the representative, she quoted us the apartment cost. Three days later, we went to sign the lease and the rate on the agreement was significantly higher. When we inquired, they said with concessions and rubbs that it would all even out. We agreed and moved on. However, when we received our first months bill, it was still significantly higher. When we brought it to their attention they said it was our fault for not bringing it to their attention. Later, once we made out payment, their system was down. When they took the payment, they put it in the system incorrectly. And we ended up accruing late fees. Their website that they used stated our "Payment if pre paying" was X amount. We paid that amount because we thought they had corrected our bill to the cheaper lease. Later, after all of this had unraveled, they mentioned not to pay attention to the "prepayment" amount. They should have stated that to us before we even signed up for the only account to make our payments. Around that same time we noticed that our bedrooms had no air ventilation. We made a service request. It took several days for them to come look at it after we kept contacting them to get it fixed. Once he came to fix it, he said to close all of our air vents in our apartment except our bedrooms and it would make our rooms cooler. He also said the filters needed to be checked, but he never did. We did this for several weeks but it just kept getting hotter and hotter. Our air was set at 73, but it sat at above 80. We received our bill and it was $186.00. This was outrageous for a small apartment. I have lived in small apartments before and never paid this much. The leasing manager had quit and they brought someone else in. They said she would handle it. When she arrived, she stated she knew nothing of it. We were fine paying $186 for air that actually worked. But the air unit was clearly defective. We requested that they either pay half the bill or give us a discount on our next months rent. She refused and stated that it was what you get with an "old apartment." But even if an apartment is old, you still update the air conditioning unit. This apartment has been nothing but trouble. We have had so many issues and will never return. DO NOT LIVE HERE! It will cause you so many issues. Our first floor constantly floods and smells awful. read more

Do not live here. How I endured one day here is beyond me. The staff is awful, rude, and unhelpful. The buildings are old and unkept. The show apartment is beautiful but the one you move into is atrocious. I had bugs in the kitchen, the roof is literally caving in. My neighbors roof FELL IN ON THEM and all of their things. The apartment that they show you is wonderful.. but then when you get to your actual apartment is a s**** hole. I had to vaccum several times to get all of the dog hair from the previous owner out of the carpet, my air conditioner was broke, ALL of the equipment in the work out room is broken, the club house is only open from 8-6 m-F. There isnt anywhere for kids to play and the landscaping is going downhill fast!! The halways are ALWAYS a disaster and the people that live there leave their shoes all over the place. I really wish I hadn't sign a year lease. read more

I have lived in this complex for 3 yrs now. There have many many different office staff come and go. Six months ago I would have never recommended these apts, but I am content with the new ladies in the office. I hope there continue to be good changes. It is in a great neighborhood, I feel safe, close to everything, nice pool, and excellent school district! read more

Terrible, terrible, terrible experience. We were looking to tour an apartment and a townhome, on our initial visit we sat in the lobby for 15+ minutes (during business hours) for someone to greet us. We were then told that there were no available properties to view so our information was taken and made an appointment to come back when the property manager said they would have some open to view. We arrived promptly for our 10am appointment and again we were not greeted for 15+ minutes. The property manager then inquired why we were there because he was unaware of the appointment he had made with us 2 weeks prior. To top it off he had rented out all of the apartments and townhomes that we had made the appointment to view. If this is how appointments for showings are handled I can't even imagine how they manage their current residents. read more

Communication from the management and timely maintenance are big setbacks for this place, along with buildings that are falling apart! The neighborhood is nice and diverse overall, but rent increase, surprise SCRUBS charges, and very poor customer service are not worth it. read more

Many and I mean many improvements this year. A new Fitness center that is absolutely outstanding; was finished last week of December 2012. Repairs and maintenance requests are timely. Personally I like the ethnic diversity of the residents. The only negative that I currently have is that rent increase on lease is approximately 8% +. I had planned on staying here for a long time but if rent increase is the same next year I will not have a choice but to start looking for another apartment complex. I would like to report an issue/injustice with Park Meadows Apartments in Ballwin, MO. My girlfriend and I were encouraged to provide a security deposit for an apartment at Park Meadows in Ballwin, Mo, despite no applications being processed yet. Three days later we determined we were not going to move there based upon frequent flooding issues and user, tenant feedback online. We were told by two associates that the money would be refunded and we should expect a call from the property manager. The call never came. They told us they would keep our deposit, sent an invoice to my current address that was completely inaccurate and listed the incorrect amounts for the checks written. We provided two checks, they retained all the money and hand wrote an alteration to a the deposit agreement after it was signed. Essentially they kept our deposit for a place we've never lived in, never seen and there are actually still people living in the home. I've contacted the Better Business Bureau and will contact the attorney general. This is not the economy to play with one's money. I have an 8 year old and my girlfriend is currently pregnant with another child and has just started a new job. We need the money, and the details and terms make absolutely no sense. They've purposely avoided my phone calls, have not returned any of my messages and have become very good at passing the buck and administering fault from one to the next. When we first moved in the office staff was great and the neighbors were all great. It was a family friendly environment. Then they started renting to college kids and the place has gone down hill fast! If you move here be prepared for your home to constantly smell like weed and to trip over beer cans and broken screens when you walk out your front door! Don't worry when you call the office to complain about all of the issues nothing will ever be done about it! So save yourself the $1,100 a month rent and move to college housing if that's the environment you want to live in! read more

I have lived here for about 3yrs now but still am not surprised about how awful this place is. They care more about raising rent each couple months and re furnishings there office and club house so it looks like a great place to live but we all know it's not. updating important appliances such as a heater from 1978. Literally from 1978 isn't on top of the list though. Besides those problems each building has mold everywhere, water damage,and if you ever live on the 3rd floor expect your electricity bill to be high into the 200's because guess what no insulation in the ceilings. There has been a couple times we have contacted the city of Manchester and the fire department because the disgust of mold and safety hazards. One of the maintenance guys told me a neighbors ceiling collapsed above his bed a couple week ago. Probably due to water damage. The property managers are fake and couldn't give two ishs about what's going on. Parking is terrible, and so is the on site laundry rooms. Please don't live here unless you absolute have to.
