Water damage in our bedroom. The drywall eventually rotted and our curtain rod just fell out.

We rented a 2-bedroom townhouse, which seems like it may have had fewer issues than the regular (garden style, I think?) apartments. However, it felt like we were throwing away so much money every month. We paid $1,100/month by the end of our stay there, and I'm not entirely sure why. The buildings are old and cheaply fabricated, things are poorly put together/fastened and it was always difficult to get maintenance out to fix anything. It always felt like the place was going to start falling apart. When my husband would walk in room above me, the creaking floor was the loudest I've heard anywhere, even in older houses with creaky hardwood floors. There were no baseboards in the living room, which I suppose was a shortcut for them so they didn't have to mess with it when someone moved out and the carpet had to be replaced. There was actually a hole in the living room floor where you could see light from the basement, and things would fall through the hole to be found later in the unfinished part of the basement. The biggest issue we had there was the water damage in our bedroom. There was a leak in the roof, which led to a lot of water seeping in through the wall. It must have eventually grown mold, because my husband, myself and our two cats were all experiencing cold symptoms ALL THE TIME. Sneezing, coughing, headaches, severe congestion, trouble sleeping. I called no fewer than a dozen times to ask someone to please come out and do something about it. I said I was pretty sure there was mold and that we all felt sick constantly. Every time I would call, the person answering the phone would act as though it was the first time I had called. "Oh, well THAT'S no good! Goodness, I had no idea"...that type of response. It felt impossible, so we just decided that we would move as soon as our lease was up. I'm hesitant to give 1 star because we really did have some good times there and I just hate giving businesses a 1-star review. I always feel like I'm being dismissive or basing my opinion on something more emotional than rational. I just can't give them 2, though. Between the poor quality of the actual apartment, the revolving sea of faces that passed for management at the leasing office, the string of AWFUL neighbors we had to endure and the high price tag, I feel that 1 star is actually fair. I could go on and on about the things that bothered us about living here. We actually just moved out 10 days ago and our lease was officially up 2 days ago. We have yet to find out how much of our deposit we're getting back. Aside from normal wear and tear, and the things that are broken because they were never built/put together correctly in the first place, we took really good care of the place, and left it cleaner than it was when we moved in. But I have zero faith that they will be fair about our deposit. I'm considering it $1275 lost. Update: we did wind up getting most of our deposit back, and they didn't even take forever to get it to us. I'm very pleasantly surprised.

My reason for a 2 star rating that despite only "existing" here for 3 months, I've already grown a…read moremajor distaste for this place. On top of once again, Manchester Rd being an issue, there are other issues as well. The walls are almost seemingly, paper thin, giving almost no privacy, the neighbors complain and phone the police for the smallest things, the signs are not at all lit in anyway so if your trying to find the complex and you've never been there, good luck. The heat and air go out very easily, the layout is not at all kid friendly and not fit for families, you have to drive to the mailbox just to check it, the internet is constantly, going out and you have to have Charter or it's nothing because other companies are not allowed. It's also, overpriced, coming in at over $1410.00 for a 2 bedroom apartment which is a little steep even for Ballwin in my opinion. The only good thing about Madison Rockwood is the staff whom are attentive and try to work you the best they can. Please note: I am not telling anyone not to move here, just to review other options if available.

It's like they are hiding and covering up stuff. Its like everything they do is calculated in their favor. Years of experience doing this knowing the laws. I get keys a day late. (Presume to sweat me out of the 3-day clause for canceling) cannot even be in there the first night I get the keys because of the smell. They say oh its chemicals then they change the story to say no we never said it smelt bad in there at all! Literally you have brand new carpet! Then oh you have a severe rodent infestation? and it smells? We had no idea! Your carpet isnt new in there we have it scheduled to get changed tomorrow. Move all of your stuff. Oh you moved all of your stuff but you left 3 furniture items so now we can't get the carpet installed! That's another lie. So now I havent even been fully moved into this smelly rodent infested apartment for weeks because I am trying to get this gross stuff figured out and I have people working right beside me as I live in a apartment that was supposed to not be like this when I moved in. Its like they are acting clueless and lying to me and I am really sick of this bullshit. Not even giving any serious thought to any of my wants. Can you move me? OHH yea i will ask for you!! We will let you know about that!!! OK go screw yourselves. I will just rate my experience online. Stay away from this place.

This place has a great floor plan for what I was wanting, it's in a safe neighborhood, and maintenance always answers my requests incredibly quickly. I can't say anything bad about the complex except that sometimes the pools need maintenance on inconvenient days, but that seems so minor considering how other apartments have much bigger issues. If this place has problems worth 1 star like I have seen a few people put then I personally have just never had that experience.

And caulk is the only thing holding it in place! The AC has never been right. There is currently a leak that was never addressed when found last summer. Can it really be cheaper to keep filling it with freon than to replace it with a working unit?? Whoever moves into 126A beware of black mold in the bathroom ceiling. They just slapped some white paint over the mold that occurred when I discover the paint bubbling apparently from a leak in the bathroom of the apartment above. The hole from my finger is still there rimmed in black. I'm sure the sloppy paint job didn't repair the leak in 126B either! Last year it took many many months to stop my toilet from running. They used to mulch in the spring but don't anymore. Grounds look bad but big savings! And how are you using that mulch money?? Terrible drainage problems, critters in walls and ceilings, sink holes that are addressed by placing an orange cone over it, pools that are never clean or properly repaired; this place is a hot mess! And you can be sure your rent is going to be jacked up year after year!

DO NOT LIVE HERE We…read morelived in this apartment complex and encountered black mold in one unit and a brown recluse infestation in another -- both of which are serious health hazards. We are both very clean people, and these issues were absolutely not due to tenant negligence. After reporting the mold in our first unit, we were moved to a second -- only to discover brown recluse spiders there. Management failed to address either issue adequately. We personally had the mold tested, and it was confirmed to be Stachybotrys, a toxic black mold known to cause severe respiratory problems and allergic reactions. Brown recluse spiders are venomous and potentially life-threatening. All of the spider traps were put out by me, not management. The final straw was when I found a live brown recluse in our bed -- even though the bed was pulled away from the wall and the entire room was lined with traps. I also paid out of pocket to have a professional spray the interior of our unit, since their pest control provider only sprayed near the front door. This complex is unsafe, poorly managed, and simply not worth the risk. As a tenant, you have virtually no rights in Missouri, making it even harder to get protection or recourse when serious health hazards are ignored. If I could give this place zero stars, I would. I've included a photo of a list of additional issues we experienced -- all submitted to management, and none were addressed. To make matters worse, we were forced to pay to break our lease, as they refused to let us out without a penalty -- despite these major safety issues. Stay far away from this complex.

We have been so pleasantly surprised at how much we LOVE apartment living at Willowbend during this major transition. The apartments are charming, well maintained and clean. We LOVE taking walks, the grounds are beautifully landscaped with sidewalk lined trees and flowers. Willowbend is super dog friendly; and the staff, Alexis & Terry are very welcoming and helpful. The clubhouse, tennis courts, patio/pool, and workout room are GREAT; such a fun place to go on the weekends or after work with our two boys. Willowbend has made this hectic transition enjoyable and fun for our us. We will have nothing but fond memories. Ashley
