She said I lived in a "Ghetto"?! I came on here to write a review about Sadie Pfyffer. After showing my sister and I an apartment, to which she let us know we were top contenders for, she reassured us we would hear back from her on Monday. Monday comes around, and we receive an email saying, "I wanted to reach out and let you know that I'd love to move forward with you both as tenants". We got excited and asked when we could move in, and she responded the next day, letting us know she drafted a lease for someone else and we would not be getting the place. Though this is a bit sneaky, I understand the competitive nature of house hunting and would brush it off if she weren't so rude otherwise. Letting us know her family has been here for generations, she started talking about the town. I let her know I've lived here for a few years too, so I knew my way around, which led her to ask where I currently live. I responded with an area, and she scoffed and said, "wow so you really live in the ghetto!" and laughed. I would not trust this company and would steer clear of their "holier than thou" employees. read more

Samantha Gilbert told me to show up to an open house that she never ended up going to and then tried to tell me how we must've just missed each other. I've never seen an open house begin and end within 15 minutes in my life. She told me there would be an open house at 4:00 pm and I got there at 4:15. She refused to let me see it sooner because of "all the interest they had for it" and "it was the only showing planned". I wasted over two hours of my time driving to this place and back home through traffic for absolutely nothing. Don't trust anything these people tell you. read more

I had used Pacific Sun to manage my property in Santa Cruz for over a decade. Greg was extremely thoughtful about the process and worked hard to make sure the house was clean and fully functional for several sets of tenants. He carefully screened the tenants to ensure they cared for my home and did not bother the neighbors. Between tenants he helped me find contractors to upgrade the house. NOTE: I tried to make improve the home between every renter and Greg was exceptionally helpful through the whole process. For example, I wanted to upgrade the master bath from a old 1980s fiberglass shower to a nice tile, faucet and shower. He helped find a contractor and tile guy to do the work. It turned out amazing and the home was much more attractive after that. While my house was not perfect (getting tired after 40+ years), Greg did very well to address things that broke. For example, the range broke during the holiday (I think Christmas Eve?) and he worked with an appliance guy to put in a new range on the holiday. What a relief knowing that I had a reliable property manger, who always wanted to make sure the tenants were happy while ensuring my house was being maintained. Finally, when my circumstances changed and I had to sell the house, Greg worked closely with the tenants to offer them a chance at buying the house. Unfortunately, that was not possible. Nevertheless, he was very concerned that the tenants find an alternative house before my house sold. Again, I appreciate his respect for the tenants. Before the sale, Greg worked hard to address some dry rot issues and make sure the house was ready for the sale. Overall, Greg was an exceptional property manager. He was always great a communication, the billing and repairs were done with efficiency and transparency. My home was effectively maintained and the financials were always effectively managed. My only regret is that I now have a new rental and won't have Greg as a property manger. read more

I had a yearly lease but I had to leave my apartment early, breaking my lease. I notified Pacific Sun and they worked really hard to get my apartment rented out to a new tenant. I'm not really sure where to start. From the arduous process of getting Israel to respond to my emails in a timely manner to living in a house that has been neglected in its care, this real estate company is somewhat of a nightmare to deal with. I lived in a unit for about 2 years and have shockingly never once met our agent-Israel. Our carpets were stained and disgusting, our plumbing was constantly having issues, there were leaks throughout the house during winter and black mold littered the bathroom among countless other problems. Every time the other tenants and I would attempt to contact him (either by email, phone, or even going to the office), it would take way longer than it should've been. One issue we had throughout the year(s) was our hellish and barbarous neighbor Don Adams. While the conveniency of him being our plumber saved time, we experienced some of the most aggressive and volatile behavior I have ever witnessed from a grown man. From getting into verbal fights with countless visitors and tenants, revving his motorcycle at 9am, and actually threatening us at our doorstep, Don made our living situation nightmarish. After attempting to vocalize our concerns of Don to Israel, little to no action was taken which made us feel unsafe and uncomfortable. Overall, Pacific Sun Properties lacks professionalism and communication, and I hope that this review leads to an improvement in their management and care for units/tenants. read more

A Slum Lord business. Greg, the head manager is cruelest bastard I've ever encounter! Our apartment had black mold, rusted oven, dirty cabinets and drawers, and more. He refused to even acknowledge any of it. We ended up doing all the work ourselves. Two months later, with no reimbursement, the place is now livable. I rented a room in a house they Manage, 1st he let some myth head to move into one of the rooms, after the female would not pay her share of the rent, Randy threatened the other tenants of the property including me and an elderly drunk lady on being evicted when he was the one that authorized the mythhead to move in. I ended up taking the mythhead out of the property since they would not get involved. I still wonder why? First week of February I gave my 30 day Notice which I vacated the room back in end March , Guess what? I am still waiting for my deposit!!!! DO NOT RENT FROM THEM!!!! This was the most miserable rental experiences I have ever had. Moved in on Sept 1 2012. House was not very clean. Never had a lease provided until December. Instead of the 1 year lease that was agreed apon, they provided a 6 month lease. Had a property manager named Julie who was never to be found, always on vacation, never got any request take care of. She quit right before our lease ended so we had to work with Greg. Greg is the owner and very unprofessional. He was rude and condescending in every interaction. More like a mean robot who just referred to the plain text in the lease and never stepped outside the box to think, oh they might have a point! Once we moved out they immediately did all the work we asked them to while we lived there. Working blinds, clean carpets/windows, towel fixtures, etc... You can send emails and call all day and will not get a response. Do not rent! You will regret the experience. read more

Greg Pyffer, of PSP was our HOA manager for several years. Things went fairly smoothly if there were no conflicts. If you've ever been part of an HOA, you know there are conflicts. Greg did not have the skills to deal with diverse personalities, and frequently responded harshly and angrily himself. He is also a real estate agent and in an egregious conflict of interest sold a few properties at our complex knowing it was a hostile living environment. He may be cheaper than most, but there is a huge cost in hiring someone with a lack of skills and ethics. read more

This finite group of realty specialists really know how to run a business. Locally owned and operated, I've noticed that they are of the few real estate companies in this area that are truly booming. My suspicion is because they are so intently focused on caring customer service, patience, and knowledge. Tammi Blake and Terry Cavanaugh in particular are warm and friendly and community oriented (consistently giving back). I've been directly working with Tammi, and knowing that it may be some time before I will actually be able to purchase down here, she still takes the time to constantly update me on what the trends are looking like, so when the time comes, I can make an educated decision on what property will be best for me. I have just rented an apartment from Pacific Sun Properties and Randy has done an amazing job of getting the apartment clean and ready for move-in. The rental agreement is clear and the process was fast and easy. I also took a first time homebuyers seminar from Terry Cavanagh which was extremely helpful and informative. Though I am young and not yet ready to buy a home, Terry and Tammi answered all my questions and treated me with great respect! I have been renting homes and apartments in Santa Cruz for six years now and have never come across a landlord/property manager team quite like this. From Israel and Greg who assisted us with getting our highly in-demand downtown house, to Taffy and others on the maintenance staff who promptly took care of any maintenance requests right away, this company is the most responsive and professional I have every encountered in Santa Cruz. They always responded quickly with any questions and updates during and after the application process. They've been nothing but great. Normally, I have so-so experiences with wherever I'm renting from, but Pacific Sun Property management has been a breath of fresh air to deal with during search, application, move in, and maintenance, I would highly recommend working with them and trying to rent a property they manage, as they, especially those I mentioned above will take great care of you while you go through the process with them. If I'm ever in need of renting an apartment or home again, their properties are going to be the first I try to rent! If I could give them six stars I would! read more

He berates them and mocks them, rather then listening to them and working with them. He is a small man on a power trip. Contrary to some of the other reviews here, my experiences with Pacific Sun have always been positive. We've rented from them for three years, during which time I've needed to call on them maybe four or five times to have issues addressed (fridge repair, blown fuse, etc.). Juli Smith was our rep until recently (she left the company a couple months ago) and she never failed to call, write me back, and/or resolve the problem within 24 hours. I've had one issue since then and it was also addressed on the same day. The only negative thing I can say is that their push for us to use their preferred carpet cleaners upon move-out was a bit heavy-handed. But we haven't moved out yet, so I haven't actually compared the price of their recommended company to other cleaners (or the ever handy Rug Doctor). If they're not outrageously expensive, I will consider it. Given my experience, I would rent from them again. Naturally, your mileage may vary. read more

Totally frustrated with Pacific Sun Properties. i scheduled a time to see an apartment at 1925 46th Ave TWICE and have been stood up both times by Izzy Charley. We emailed both times securing a time and he didn't show up either time. The second time I specifically asked for a contact number so that I might reach him (worried that i might get stood up again) and instead of providing a phone number he wrote "i'll be there at the property"...which he was not. read more

I have never in my life dealt with such an unprofessional person who made me feel physically threatened simply for trying to rent an apartment. I was appalled and actually scared by this man. Short version: We found a great place & got the lease. Given that my wife is pregnant, we asked if there was any mold. Greg Pfyffer (stay away from this guy) took the lease back. As a result, we were out of a place to live (with our lease ending soon) while expecting a baby, simply for asking a question. Long version: - 14 days prior to moving we found out that our future rental had mold. My wife is pregnant, and not wanting to be without a place to live, we started looking for another place. - 12 days prior to lease-end we found a place that was managed by Pacific Sun. We met with Randy (who may be the only saving grace of this company). We loved the place, and put in an application. - 10 days prior to lease-end we got the new lease. Very excited to not be homeless, we read through it and wrote out a deposit check. Before signing we asked if there was any mold (previous place with mold + pregnant = want to be safe). Randy replied to our other questions but asked that we meet on the property to discuss the mold. - 8 days prior to lease-end: Randy's boss, Greg, was there for the meeting also. I thought the meeting was for them to show me that there is no mold and to sign the lease. It quickly became clear that Greg thought I was some sort of scam artist that would later claim to be sick and sue. Doesn't make much sense though - if that was my plan, wouldn't I sign the lease and move in before asking about mold? - 7 days before lease-end Greg called to say that they had decided to go with other applicants. Moral of the story, unless this guy seriously cleans up his act, he's not worth trusting in my opinion. read more

Greg Pfyffer is a great property manager. He's immediately responsive to my emails, and fixes any problems I have swiftly and as painlessly as possible. One example is when I emailed him late one evening to let him know that the coin-operated washing machine was jammed. By the time I can home from work the next day, it was fixed, and he'd personally retrieved my lost quarters and left them waiting for me. What a guy! read more

I have had good experiences with three different people at PSP. I prefer dealing with Greg Pfyffer as he is consistently responsive and professional. Randy sometimes leaves me wondering if he has too much on his plate. In another review someone used the term "slumlords." This is unfair because this business manages property owned by other entities. They do not have the ability to completely remodel or replace an old house or apt. complex. They do what they can with what they are presented with. If you rented an older unit you had to know what you were getting. Fortunately I live in a fairly new property. I have no complaints except that I wish there was a resident manager to keep a neighbor from playing their TV too loud and well after 10pm. read more

As a tenant moving into Santa Cruz he graciously showed me properties, answered tons of questions, measured and re-measured rooms while I was home packing, made sure my new home was in tip tip condition on moving day....all with a considerateness and humor which made my move easy. He obviously cares very much about the person he is working for and provides honest and helpful information for someone looking to move into a new community. He is practically revered by the other renters in my "complex" of seven vintage cabins because of his personality, his helpfulness and his ability to offer us the most excellent group of helpers: gardener, painter, etc, etc. I heartily recommend Randy for both renters and homeowners because I know he will do an exceptional job of getting them what they want. read more

A friend in Santa Cruz who had business dealings with Terry Cavanagh asked him if he would have an informational conversation with me on refinancing my home -- in Oregon. Although Terry does not do business in this state and is not a mortgage broker, he took the time to talk with me on the phone, asking questions, suggesting options and running trial numbers. Then he contacted Don Carroll of Guaranteed Rate mortgage lender in Capitola, whose firm does work in Portland; Don phoned me and I ended up having him and his daughter/partner handle my refinance. Even though this involved no immediate tangible business for Terry, he took an interest, treated me like I was a viable customer and asked me to follow up with him -- he couldn't have been nicer. This is the kind of professional approach that reverberates and generates business down the line. read more
