BUYER BEWARE!!! I…read morewould strongly caution anyone considering doing business with Horizon Homes and/or Kabco Builders to think very carefully before signing anything or handing over money. I purchased a Kabco home through Horizon Homes, originally working with the Norton location, and the experience after closing has been nothing short of exhausting, costly, and unacceptable. Before closing, I was repeatedly given timelines and assurances that the home would be completed and ready much sooner than it was. The home was delivered on November 26, 2025. It was not fully set up with water and HVAC working until the second week of April 2026. That is roughly 20 weeks for a home that was already built and only needed to be properly set, connected, finished, and made livable. Since November, I have repeatedly called Horizon Homes asking for updates, answers, and resolution. The people I speak with are usually polite and tell me they will get answers and call me right back. In my experience, those callbacks do not happen. This included communications with James Estep, the owner at the Kingsport location; Chris Legg, the sales manager at the Kingsport location; and Kevin, a representative I communicated with through the Norton location. The niceness on the phone has not translated into reliability, accountability, or action. One of the most concerning parts of this entire process involved the permanent blocking foundation. My signed contract included it. I also have communications confirming that blocking was included. However, I was later told by the finance manager at the Norton location, after I had already closed with the sale price I was quoted that included the blocking, that it was not included in my loan and that I needed to provide an additional $15,000. I questioned it because my paperwork showed otherwise. In my opinion, that was a serious and unacceptable attempt to get additional money from me for something already included in my contract. There were also major delays and issues with funds that were supposed to be used to pay my contractors. I was told the funds had not been released, but when I contacted the mortgage company myself, I learned Horizon Homes had already had the funds for over a month. When my dad went to pick up the check while I was out of the country, Horizon Homes did not want to give him the full amount until I sent screenshots and written communications proving what was stated in the sales contract regarding my contractors. The delays caused real financial loss. Because I relied on the dates and assurances given to me, I ordered furniture, purchased a TV, scheduled movers, and paid for storage. Horizon Homes also repeatedly assured me the land would be leveled in time for my furniture delivery. It was not. The delivery company could not complete the setup I paid for, and my dad and I had to move the furniture into the home ourselves, one piece at a time. I eventually had to pay a contractor myself to level the land. As of now, the home is beautiful in theory, but the workmanship and unresolved issues are unacceptable. Trim is falling off walls and cabinets. Walls are cracked in corners. A large portion of the flooring has screw holes, loose pieces, or poorly installed peel-and-stick areas. The marriage line work on the ceiling, floor, and doors is extremely poor. A fan/light fixture cannot safely be used because it appears unstable when turned on. A storm door is missing trim, allowing active airflow into the home. Some switches and outlets do not work. The whole-home ventilation switch does not work. Some of these issues are not just cosmetic; they are safety and livability concerns. Because of Horizon Homes' delays and failure to follow through, I am out at least: $300 for land leveling I had to pay for myself $500 for furniture delivery/setup that could not be completed $700 in climate-controlled storage fees $359 for a TV that could no longer be returned because I was not able to move in when I was told I would be able to That does not include the stress, lost time, repeated calls, missed callbacks, and months of paying over $2,000 per month for a home I could not properly live in. I have documented this entire process through texts, emails, photos, videos, and recordings. If anyone wants to see video or picture evidence of the damage, phone calls, in-person conversations, text messages, or emails documenting my experience, I will be posting daily on Facebook, Instagram, and TikTok, except Saturdays, until there is a resolution. I have tried for months to be patient and give Horizon Homes the opportunity to do the right thing. At this point, I believe other buyers deserve to know what my experience has been before they make the same decision. Buyer beware. In my experience, Horizon Homes is very polite before and during the sale, but once they have been paid, getting them to honor their obligations and actually complete the work becomes a promise that never comes true.
