    this is one of my favorite tea shops in taiwan so i was super excited to try it! went 10 minutes before their opening and there was already a line. would've only needed to wait around 20 minutes but they ran out of cheese foam so it was a 40 minute wait. tried their roasted oolong with cheese foam and tea jelly and the spring oolong with cheese foam. the tea aroma is definitely not as strong as the one in taiwan. roasted oolong was decent, i enjoyed the tea jelly. didn't really like the spring oolong as the flavor profile was very faint

    I tried Oolong Tea Project, and wow, there were so many people waiting in line! We ended up waiting almost 50 minutes for our drinks. We ordered Green Plum Spring Oolong Tea, Orange Spring Oolong Tea, two Hojicha Milk Teas, Green Tea, and Spring Oolong Tea. The total came to roughly $40. Is it worthwhile to spend $40 on drinks, or would it be better spent on a good meal? The drinks are on the costly side, particularly when ordering for the entire family. My particular favorite was Orange Spring Oolong Tea. I enjoyed the pleasant orange flavor blended with the oolong tea--that was the highlight drink for me. My family thought the other drinks were acceptable but not particularly special. Overall, the drinks were nice, but given the 50-minute wait and the $40 price tag, I doubt I'd wait that long again. If you enjoy specialized tea and want to try something new, it may be worth trying once. I'd probably come back for the Orange Spring Oolong Tea.

    This is my favorite chain in Taiwan and I was soooo excited to drive up and try the first one in CA! The cheese milk foam dark roasted oolong tea is SO GOOD. Their oolong tea is just so dang yummy and I feel like they pile on the cheese foam enough that it tastes like a lighter version of milk tea when mixing it altogether. Also the tea jelly is a great addition to the drink, but I think their boba is still the way to go because their boba is perfectly chewy and so so good. The only thing is that the wait is quite long right now, but I'm sure it will die down once the store is open for longer! We waited for about an hour and 15 mins before actually ordering and getting our drinks. Definitely recommend any of their oolong teas here!

    I came on a Saturday around 3pm and the wait in line was about 20 minutes but luckily they have an indoor line inside the 99 Ranch Market building. When it's your turn you order on their kiosk which was very convenient. We waited about 45 minutes for our drinks which we expected but probably will not be coming back anytime soon until the hype dies down. They did have a good amount of seating in the store while we waited for drinks so that was nice. I got the Sugarcane Spring Oolong Tea with 50% sugar and Golden Pearls and a Spring Oolong Tea with 50% sugar. I would recommend 50% sweet - it's about the equivalent of 70% sweetness at other boba shops. If you get boba, the sweetness from that also helps supplement the sweetness as well. Sugarcane Spring Oolong Tea (3.5/5) - The sugarcane flavor was pretty artificial tasting and definitely overpowered the spring oolong tea. It tasted a little sour(?) and didn't pair really well with the golden pearls. I would just get the spring oolong tea by itself next time. The golden pearls were perfectly cooked and were pretty good. Spring Oolong Tea (5/5) - This was a really refreshing drink by itself especially on a hot day. It was perfectly sweet and tasted light and floral. Would recommend this!

    Great oolong tea! You can really taste the oolong flavor. I ordered the lemon one and just a tea latte with tea jelly. I'd definitely recommend the lemon oolong, two drinks came out to be $13.99 and currently (8/14/2026) Friday afternoon the wait was still an hour from getting line to getting your drink. I'd definitely come back when the line die down. Parking was ok, it's in the 99ranch plaza, staff was friendly.

    Came on a Tuesday afternoon and the wait wasn't too bad. We ordered the light-roasted oolong latte and dark-roasted oolong milk tea, but unfortunately, neither drink had much tea flavor. Both tasted more like watered-down milk with sugar than oolong tea. I was pretty disappointed because I'd seen a lot of social media posts hyping up Oolong Tea Project, especially since it's a popular chain from Taiwan. I was expecting a much stronger tea flavor, but neither drinks stood out to me. Overall, I wouldn't recommend waiting in line for this, and I don't think I'll be coming back. Hopefully the drinks improve as they settle in.

    Happen to be going to 99 ranch market around 3 o'clock on a Wednesday and saw there is barely people inside but unbeknownst to me that the lines with 20 ppl deep were inside the building . since I will be grocery shopping so my daughter waited in line. The lines were about 20 minutes to get inside the store but the wait for drinks are another 25 minutes even though there is only 10 orders ahead of ours. We ordered the regular milk bubble tea and passion fruit green tea. Both were mediocre at best. The problem with their setup is (1) they only have two kiosks for ordering and ppl are taking 3 to 5 min each to order so causing the waiting, but the real issue is (2)how slow they churned out the orders. With 6 ppl working on orders it should never take 25 min to make 10 orders. With long lines and mediocre drinks it will be a hard pass next time.

    Came during the grand opening on 8/2 around 2pm. The line was wrapped around inside the supermarket, and it was around a 30 minute wait. I got in and ordered on the kiosk. Interior is very nice and clean. There is a big waiting area and a nice place to sit and talk. I asked the worker if I could come back to get my order and he said yes. He told me to scan the QR code on the tv and I could check the place of my order. I went to the supermarket, and it was around a 30 minute wait for the drinks as well. I got 6 drinks for my family to try: 1. dark roasted oolong tea 2. light roasted oolong tea 3. spring oolong tea 4. dark roasted oolong milk tea 5. hojicha milk tea 6. golden pearl green milk tea + boba All of them were really good. The boba is also very chewy and not too hard/soft either. I really liked it.

    Came here right before their soft opening was over. Still have no idea when their grand opening is, but I will say there is a bit of a wait even if you come at odd times. I got the Dark Roasted Oolong Milk Tea with golden pearl, but golden pearl ran out and I was substituted with the tea jelly, but then we also tried the Green Plum Spring Oolong Tea with tea jelly. so I highly recommend the Dark Roasted Oolong Milk Tea WITH tea jelly. So I guess it was a blessing in disguise. It had a very strong tea forward flavor with a lot of umami notes and earthy flavors, which I really enjoyed. And for the Green Plum Spring Oolong Tea, it was very unique, and was lighter flavor but the sourness from the plum really stood out. And on the bottom there is actually 2 plums, so they use actual fruit. The decorations and aesthetic of the store was very nice. Very modern and lots of seating as well. For service, I would say because it was a soft opening, I could tell some employees were a little flustered and maybe weren't as efficient as much as seasoned baristas, but they had a very positive attitude and were helpful whenever it went up up to ask about my drink.

    4.5 stars considering it was grand opening weekend, I thought they handled it well as long as you had the patience and time. I waited 40 minutes to order at the very end of the day, when they had ran out of all toppings already, so I couldn't try the boba or cheese foam. Then it was another hour wait for the drinks but we were able to leave and come back even after the closing time so we headed over to Round 1 for some games lol. The drinks were on par with what I had in Taiwan. Yes, it is better if you love the oolong milk teas that are from Asia and not the Americanized versions. The dark oolong and the light oolong were both good and very smooth, with the tea and milk melded together. The dark oolong is closer to the roasted oolong milk tea flavor, less roasty, more earthy.

    I went on the last day of the soft opening so it was super busy. I waited a few minutes before getting inside to order and it was a while to get the drink due to its business but it's okay for their trial period. I got the cheese foam oolong tea and it was so good. Make sure to get it with the tea jelly. The seating area was nice. I could see myself coming back to study or do some work.

    I was a bit surprised to see no line considering the hype and buzz I've heard about this tea spot, but I am definitely not complaining. I arrived around 5:50pm on a Sunday and I was able stand in line and receive my drinks within 20 minutes or so. The interior is stylish, modern, and there is a lot of seating closer to the back the store. The menu looks solid and my group ordered the dark roasted oolong tea, pearl milk tea, and golden pearl green milk tea with adjusted sugar of 50%. No complaints on the boba texture as well as the tea quality from my end. The adjustment helped balance out the sweet with the tea flavor and the large price of $6.25 is definitely appealing. If I had a location closer, I'd be going here instead of my usual boba spots. If they're this good on a soft opening, I'd like to come back when they're officially open since I have had a good first impression thus far.

    First time trying Oolong Tea Project after hearing about it on social media! Newly opened in the Tawa Marketplace next to 99 ranch market. Current hours are from 12-7pm! Parking lot is large enough, but gets crowded due to customers from the market. Expect a 45-50 minute wait to order, then another 20 minutes to receive your drink. The line doesn't wrap around the store, it's located inside the lobby of 99 ranch market. So expect a little A/C and an indoor wait time. I would advise to bring a fan when it's 90F+ It's gets hot over time. When receiving the drinks, expect an automated number system to call out your order. It's hard to hear if you're sitting in the back of the store. I missed my order, and my drinks were melting on the counter. I ordered the: Light Roasted Tea latte - 50% sweet Very smooth and a light roasted taste. But overall slightly underwhelming. I expected more of a stronger tea forward taste. Dark Roasted Tea Latte w/ boba - 30% sweet. Boba is nicely chewy & has a brown sugar base. Again, underwhelming with the tea taste. Overall, decent experience, but I don't see myself adding the oolong tea project to my boba shop rotation.

Slightly sour, but fruity coffee. Overall, I enjoyed it. Good mouthfeel too. Good temperature, it wasn't too hot nor luke warm. MANGO MATCHA At first taste, it tasted more like guava. But it was indeed mango. But a fake mango flavor. The mango flavor was there, but could not taste the matcha. It wasn't bad, but I had better mango matchas elsewhere. CUSTOMER SERVICE It was okay. Not bad, but not great. Staff could smile more than just stare at you. Even say "Hello" or "Welcome" when you walk in the coffee shop. LOCATION Located in a small strip mall at Golden Springs Plaza. Parking is medium-sized for the amount of businesses here. I had no issues finding parking in front of the coffee shop, although more and more parking spots were being taken. AMBIANCE + SEATS The ambiance was relaxing. No loud music. Lots of people coming in and working on their laptops. Five small tables for two in the center. Along the wall there were bar seats for 19-20 people. There's a long communal table in the center for seats for 4-5 people. At the front and to the side, there were 3 tables for two. Outdoor tables for two right outside the cafe. Bathroom is outside of the cafe and you have to enter the other part of the building with a bathroom code to unlock. Will I visit again? Maybe if I'm in the area. But I'm in no rush to come back.

They currently have a special for a 0.99 cent drink if you download their app and order online, along with 4 additional coupons for 30% off (which I should've checked before I added a second drink to my order at regular price). There were so many options to choose from and they all looked so good! They have fruit teas and frappes too! I decided on the Coco Cotti (recommended by the employee) and the Cloud Mousse Blue Coco Latte (both hot). The Blue Coco Latte was delicious and tasty, I really liked the mousse foam on top. The employee said the blue color of the latte comes from the sugar they use. Unfortunately the Coco Cotti was disappointing. All I could taste was a faint hint of the coconut milk, barely any coffee flavor. I already suspected that the drink would be milked down when I opened the lid and saw how pale the drink was. I went home and pulled a shot of espresso and added it to my cup and luckily that improved the drink. The next time I stop by I'll be trying the Toffee Hazelnut series - that looks good!

I went at 2PM on Thursday to give the Pampas Blue Coconut Coffee a try ($4.99). You can choose between full and half sweet. The full sweet was perfect, and the coffee/coconut flavor was balanced. The price is quite reasonable for a ~16oz drink as well. However there is no seating and there isn't really anywhere to hangout around in the plaza either.
