XCLUSIVE HOMES LLC - FRAUD, FINANCIAL ABUSE & REAL ESTATE MANIPULATION…read more Property: 3511 Caloosa Street, Naples, FL Involved: José Sandoval, Wally Pérez, Millie López, Edith Pérez Heidi Pérez, Victor Pérez Loan Officer: Letty Gutiérrez (Morgas Group) Allin Pelham Action Title. They sold me a rotten property on purpose. The value was already inflated before they even met me. When they saw I was a woman alone, they said: "She won't notice." They raised the price for no reason -- and now I'm the one left with the legal and financial risk. THIS WAS A SETUP: * The appraisal was already rigged: Xclusive Homes used someone they knew to artificially raise the value to $350,000. The property was listed in November 2022 for $355,000, based on that manipulated appraisal. * When they saw me, they raised the price without reason: They sold it to me for $380,000 -- $25,000 above the already-inflated market price. Why? Because I'm a woman. Because they thought I wouldn't understand. Because they saw me as vulnerable. * I funded this scam with my own money: * I sold my double-lot property to cover a $120,000 down payment. * Letty Gutiérrez refinanced me into a 10% loan, personally -- and turned the entire deal into a personal liability under my name. * The house was titled under an LLC, but the debt is fully tied to me -- the perfect setup. * I've paid nearly $120,000 in mortgage in less than 3 years. * I've spent over $150,000 in repairs just to make the house livable. * I didn't find out until it was too late: They sold me the house in November -- during dry season. By June/July, I found out the property completely floods. Only one car fits when it rains. The land is compromised. They knew this -- that's why they rushed to sell it before rainy season. This is what they do. It's calculated. AND NOW: * They ignore me. They gaslight me. They tell me I'm exaggerating. * They refuse to help me sell unless I get a lawyer. * I'm exposed: if I sell this house without disclosing the hidden defects they never disclosed to me, I could get sued. * And when I try to speak up, they act like it's my problem. THIS IS WHAT XCLUSIVE HOMES DOES: * Inflates appraisals using insider connections * Uses family members as hidden sellers (Victor Perez & Haydee Perez. * Hides major structural and flooding issues * Targets vulnerable women and solo buyers * Disappears after closing and leaves you with the damage They scammed me. They left me with massive debt, a worthless property, and the risk of losing everything. Do NOT trust Xclusive Homes. Stay away from José Sandoval, Wally Pérez, and Letty Gutiérrez. This was a calculated operation. And I was the target. And let me be clear about one more thing: Diana Villarreal reached out to me offering to help sell the house. When I told her the address -- 3511 Caloosa Street -- she never responded again. Not a word. She ghosted me because she knew. She was involved. She backed off to protect herself. How convenient.

I know you see alot of realtors with 5 star reviews, but Dan is the real deal. I had another…read morerealtor who was horrible!! After my listing expired, I reached out to Dan who told me why my house didn't sell and how he was going to market my home. Marketing, marketing, marketing!!! This guy is a freaking wizard. He sold my house in a weekend for over asking and told me exactly how to stage my home. He didn't stop there. He went above and beyond what a normal realtor would do. There was a hiccup with a garage that used to be on my property that was no longer there from the 1950s and Dan contacted some people to help me with the process. He put me in touch with the right people and even was able to retrieve some documents from old tax records for me. Fantastic that he has a construction background with a lengthy network. When the lawyers took their time with contracts and other documents, Dan was there to light fire under them to get things done when they just were doing nothing. He got my house to close during all of this Coronavirus pandemic, even when the lawyers said they couldn't. Dan just gets results and doesn't stop until he does. Overall, the guy gets things done and done right the first time. Young, energetic, experienced and just a f***ing beast when it comes to everything he does. He restored my faith in realtors again. You will 100% want Dan on your side when it comes to buying and especially selling.
