After closing on our New London NH home, I have that feeling. When we started considering relocating in the Lake Sunapee/Mount Sunapee area, we planned an initial visit back in May. I had researched the real estate concerns in the area and after seeing Yelp and other reviews, I chose Dan and gave him a call. His knowledge and professionalism were evident from the first conversation. Once we visited, he made a thorough assessment of our likes and dislikes, got inside our heads to see what we wanted, and visited many condos and homes on the high and low side of preferences and budgets to begin to narrow down the choices. A second and a third visit followed, his expert advise and unflappable demeanor being constantly evident. Dan has an encyclopedic knowledge of the area and its amenities. We made a first offer on a house and Dan's input was quite valuable in our standing firm on our offer, and although we passed on this first house, it was for the better. A month later we closed on an awesome deal in a second house. We're ecstatic. Responsive. Professional. Courteous. Knowledgeable. And a great person to wit. He was very professional but also low pressure which made the process much easier and less stressful. I was impressed with his knowledge of house structures, land and Real Estate laws; it helped with a few hard decisions. I also liked his theory on telling him what we didn't like which helped him as much as telling him what we did. Dan was also very responsive to our communications no matter how we contacted him whether it was a phone call, text or email. Not that you have to be able to text or email him but we used all methods and he was very responsive. We visited twice and he worked very hard to line up over 15 houses each visit, coordinating the route to be the most efficient and working with the showing agent. Once my wife and I made our decision from California Dan had the technology to sign and make most of the legal paperwork happen online. He was also able to recommend a good bank, home inspectors and insurance companies. We ended up with not just a house but a home. Once in the house Dan continued to help us by recommending an electrician to install a generator hook up! Thanks Dan! Tim

The cracker jack real estate agent I used in the past has since passed away. I have a very different property in that I have operated my business from home. The house is located on 8.79 acres in the Commercial portion of the acreage; the lot is sub dividable; a 4-car heated and insulated garage; wet bar; 4 bedrooms; 4 bathrooms; open concept living; dual sided fireplace; master bedroom suite; beyond ample closets and storage space; along with an additional 12x14 storage shed for the lawn and garden stuff. My home has a wet bar and a patio featuring a water fountain and has always been an entertainment center and my kids will attest to that! In May of this year (2013) I listed my home for sale with Prudential Verani Real Estate in Concord. The first mistake was the agent gave me the choice of taking the pictures of my house or she would come back and do it. Since I am here all the time, I took some temporary pictures, many of them not very good, and not wide angle enough. The agent did not come back to take any additional pictures, until I complained to the Office Manager at the Concord Office, a full month later. Her next mistake was in scheduling an Open House. Verani prides itself on its "special" listings on the internet because it's Verani. The Open House was scheduled, but we did not have an Open House listed on the website at Verani's main advertising source, Realtor.com. This was beyond disappointing. The day of the Open House my husband and I had a glitch with our brand new truck and did not leave the house very early as intended. In fact, we left the house 20 minutes after the Open House began. Guess what, there wasn't any Real Estate Agent at our house at the time we left. We know she eventually did show up, but we don't know what time, nor how long she stayed. The following Monday morning I asked the agent through an email what time she had scheduled the Open House. She wrote me back the exact time that she wasn't there. Ouch, don't tell me you were here when I know you weren't. It was no surprise that no one showed up for an Open House. I decided to give Verani another chance since this agent's main occupation is a bookeeper for a local business and a bartender at a local restaurant and I was unfair thinking I was getting a full-time real estate agent. I was assigned to a husband and wife team. They are pleasant people who always show up with a smile. The husband does all the talking. The wife took very nice photos of the property but never has much to say. These agents did the things I requested: a Take One box at the driveway, a website, and produced an Optical Reader tab for the Smartphone Generation. All sounded good. They have held two Open Houses and showed the property twice. In each instance, I had to contact them for feedback, not the other way around. When I called them out, his answer was: "I sent you an email, but didn't hear anything back. I must have sent it to the wrong address." I'll bet he had the dog eat his homework in school as a kid! Imagine that, a Real Estate Sales Professional who doesn't maintain his client's correct email address. No telephone call after showings or Open Houses. Someone should be going to basic sales seminars! No kidding! My sales agent told me that we could not be present at an Open House, not that I wanted to be, because there is a NH Law that says the Buyer and Seller cannot meet until the closing. I checked this out with the NH Real Estate Board and found this untrue. Oops, mistruth #2 from a Verani agent. I have asked both agents from Verani what their marketing plan was to sell my property. In both cases, there was no answer. Instead they refer you to their "extensive" internet advertising presence. I question whether they understand the difference between marketing and advertising. My daughter and I talked last night and came up with 7 different uses for my property and that was in less than 5 minutes. If you are looking for a real estate agent who can think outside the box, Verani in Concord, NH is definitely not the agency. It is my opinion and experience with the two agents I dealt with that they wait for someone to call them and then the potential buyer is dragged through however many properties the agent sees fit. I get it, the market is not great. It's not going to be great for a while, and maybe it won't ever come back. It seems that everywhere you turn there are Verani For Sale signs out on lawns and I feel that they have spread themselves for sheer volume agents and not quality agents. Just because you have "x" number of sales pending doesn't mean a thing, even a blind squirrel grabs a nut now and then. To sum up a very bad experience, I would not recommend Prudential Verani Real Estate in Concord, NH to anyone, particularly if I liked them! Sorry.

I had heard horror stories from friends about the many offers on the many houses they had submitted before they finally were accepted. Or the crazy seller's request that they had to accept just to be in the running for the property. I was astonished that I wasn't in a crazy bidding war and didn't have to waive any inspections or take the property "as is" just to get into contract. There was some back and forth, but for the most part everything moved quickly and easily. Not being from New England there were so many things about the properties that I was unfamiliar with, including heating systems, septic tanks and dealing with snow. Working with Mark I learned about the many things one must take into consideration when moving to a 4 season climate. It did take me a bit to find the right house, but Mark continued to work with me until I found one that I was really happy with. I would highly recommend Mark and his team if you are looking to buy a house in New Hampshire!
