My husband has lived here for 5-6 years and I moved in when we got married over two years ago. Overall it's a pleasant place to live and the location is hard to beat. Very close to major highways (237/85/101) and El Camino, with groceries and restaurants nearby. Halfway between Mountain View and Sunnyvale downtowns and the two Caltrain stations, as well as VTA lightrail and buses. Rent is reasonable given we've had this unit for so long but it does go up every year. It's a "gated" complex but that gives a false perception of security as none of the pedestrian gates are locked. There are some issues with poverty in some of the surrounding complexes and we regularly see police cars, but I've always felt safe walking around even at night. As another reviewer said, they are overzealous with landscape watering and many times I would come home at night and have to walk through cold sprinklers to get to my apartment. Huge waste of water in this drought. They need to demand more responsibility from their landscaping company. There are washers/dryers on the premise and we occasionally use the pool and tennis courts. We haven't needed repairs so have had minimal interactions with the office staff. There is one parking space given per unit but other communal spaces are open. read more

We would add negatively: extremely cold, rude, unfriendly, unprofessional leasing staff. * Property, community, and safety compromises. Numerous walk through gates remain unlocked (gate codes are lacking). Dozens of times, my wife and I experienced trespassers (despite the signs), non-residents walking / biking through smoking/cannibis use/drinking in the community where kids routinely play outside * Way too many solicitors * Unethical financial and administrative practices * Withholding security deposit * Pool, hottub, bathrooms are dirty, unusable, poorly managed and serviced * Tennis courts are horribly managed, overgrowth of plants, weeds, broken nets, and court rules are not enforced despite clearly posted signs * Tennis court reservation system (signing your name on a sheet of paper) is outdated and tenants are forced to minimize court time despite the fact that the courts remain empty 75% of the time Complete your due-diligence, investigate, analyze, verify, and make an informed decision. Community is good but appliances / amenities including laundry are quite old and not entirely operational. Minor Maintenance requests are addressed quickly but for major ones with plumbing drain, etc. it will take several days and the office used to snub saying "you can always use the second bathroom". The floor base is so old and fragile that the toilet commode in our neighbor on first floor fell downstairs inside the bathroom of the ground floor flats and caused a huge mess. Even ours was following this trend but the ground floor neighbor noticed at the right time, the water dripping below our commode and then it went through ceiling plastering / flooring work, etc. for 5 days. Finally, the management's move out security deposit refund process is a nightmare. They charge exorbitant rates for fixing normal wear and tear. Many of the neighbors who moved out during our stay used to express frustration that they could increase the rental rates rather than being competitive there and finally extorting unfair amount during move-out. read more

I lived at Olive West apartments for over 2 years. I only have good memories of this place. Not sure why I didn't leave a review earlier but we still remember this place. Their rents were the most reasonable in the market and nobody can beat their location. Just the most beautifully maintained premises. The apartments were decent sized and neat and clean. They have amazing on site facilities for the rent that you pay. The staff were always polite and helpful to us and our requests for maintenance used to get resolved in a day! Not sure why they have negative reviews here, but I felt people who rented at Olive west just never went anywhere. I would recommend this place to anyone looking to rent in a heartbeat but it's tough to find an open spot in these apartments. read more

The apartment is alrite and like any other basic apartments in CA . The apartment complex is big and gated, however during the day the gate is kept open so the gates can give a false sense of security. Residents have lost their Amazon parcels, even mails from the mailboxes. The mailbox is very flimsy so it can be easily broken into. However the worst thing about this place is nothing to do with the apartment quality, for the given rent the apartment is decent. The most frustrating part of living in this complex is dealing with the Management, they are not only COLD but extremely unhelpful. Their ways of solving issues are very manual and outdated. They come across as someone who would like to push over a problem and end up creating more problems then solve it. Their attitude is not customer centric. There are facilities available on the premises, but to use them you have to deal with their mgmt ; from booking the facility , to getting entry in the recreation room, once entered one cannot go out as it will again need you to request entry . That experience is extremely frustrating. While access to the recreation facility is available until 8pm , you could use it only till 5pm because there is no one at the office to open the door for you. The digital key access is blocked as they want to monitor who uses the room. A place which is in the heart of the bay area having such a manual and outdated process of monitoring is shocking. In spite of reaching out to the mgmt and expressing concerns , no visible action gets taken. The only reason people might prefer to stay is due to slightly lesser rent compared to the market value. Given a better choice, pls avoid this place. . read more

Stayed at olive west for 2 years. Overall a great apartment complex, grocery stores close by, nice community, complex well kept. Water and sewer included in rent (only place I have lived in Bay Area which does that) in short, they don't over charge utilities or move out like other communities. Only downside - no AC in Bay Area summer and no in unit laundry. Leasing office - Linda was the only constant, great to work with, she kept having different assistants who were just bad. Once one of the assistant claimed I had not dropped rent cheque, I argued I had while at work and couldn't visit leasing office on the same day to talk in person. They just denied, next day I show up to drop the cheque, this person claims I had dropped check last night after their call. No harm done, no over due fees, and just made me look like a lair. No proof to show innocence then tenant at fault! Left me a bit sour but will not hold it against apartment complex and good memories there! read more

Moved-in September, love this place! The units are quite, gated community, very clean. Covered parking, a great move-in deal. Easy to apply for, very friendly staff. I get a lot of delivery from Amazon, online vendors and all deliveries are safely placed in front of my door. They do have a lot of Squirrels...lol. My patio is huge, The units are large, I have 2 bedrooms, 2 baths. The heaters are older vintage units that do not keep the rooms warm. However, I bought my own portable heaters so that's okay warm and toasty now. I didn't call for service I'm sure if I called they would fix it right away. So far so good, this is my home now that I love coming home after working, so relaxing. I would recommend Olive West to anyone looking for a safe place to call home. One last thing, Sunnyvale has everything you want and then some, 12 minutes from the mall/Santana Row, 15 minutes San Jose, 40 minutes to San Francisco/Oakland. read more

I currently live here. I wouldn't say management is rude but they are cold. They respond to you quick and are willing to help you. They just give you a cold face. I've also never really deal with them often. Only time was moving in. The apartment is nice. Pretty modern and spacious. The place was cleaned when I moved in. TV reception here sucks if you use an antenna. Our room is also on the bottom floor and gets practically no light. Some afternoons, I just want to cut myself in the living room due to how gloomy it gets. Amenities include a pool, hot tub, billard room, exercise room, dance studio, tennis courts, and laundry. I've used the pool and hot tub. They are well maintained and the water is pretty clean with dead leaves that constantly fall into them. Ducks also visit the pool. Laundry is coin operated ($1.50 wash/$1.00 dry). We also have a parking spot. I change my own oil in mine. You also get a storage shelf with your parking spot. Don't do laundry late at night. In fact, try not to come home late. The sprinklers go on around 9-10pm and they spray everywhere. A few times I've come home or done laundry, I get soaked from the sprinklers just going from the laundry room to my apartment. The neighbors keep to themselves for the most part. It's relatively quiet during Christmas but its very festive during Diwali. Also, no one seems to know how to recycle here. There's two bins in the parking area where you have a sign that says "Trash" and the other says "Recycling." I see garbage bags in both of them with cardboard/paper scattered all over the floor. There are no hot girls living here. Someone around here has been stealing my packages. Its pretty annoying so its forced me to ship everything to my office. read more

So as I was apartment shopping, I came across this place. Leasing office people could definitely be a bit more professional and less harsh. Maybe it's a cultural thing *shrug* Regardless, I didn't intend to deal with management much if I had decided to move in, but the apartment room was not at all appealing to me. I'm pretty whatever about things, give me a roof and parking and I'm straight. But, I do have minimal standards. paint chippings, mold, rude management, poor parking, unmaintained facilities - though, they have well cut grass :) I did not choose this place, but I do have some friends who would not turn back at living here. I lived here for around 2 years - the place is centrally located and the good layout of the apartment - i had a unit facing the road which was really nice The rent is based on the market and depending on the conditions they change things so one has to really do the calculations 1. The rent will go up by 5 % every year 2. Garbage/sewage etc are separate - so that that adds ups in one bill (confusing) 3. the deposit you paid - would never be be returned - they will find some excuse to ensure you get minimal or nothing - even if you left the apartment in the same condition As per the other reviews - the management is cold - but they just don't care as there is a waiting list to get an apartment and the new comers have no idea what they are in for Once people learn about the area - they are quick to move out - they are just a little cheaper than MV - even though it is on the border and so can pull this off so easily but the apartments around the place have really upgraded and might be worth checking now read more

Very bad & rude management. Safety is unheard of. Although this place is a Gated community - the gate is almost always open. Neighborhood is bad, with low income students frequently knocking on doors seeking scholarship at odd hours. Huh! Try letting the management know, they will say thats its your problem. Lived here from 2007-2011 and really liked it here. Well maintained apartments, gated car parking, beautiful landscaping, great amenities and centrally located. Scores high on the walk score - lot of grocery stores and restaurants nearby. CA-85 and CA-237 are close by. They would come by quickly to fix any issues I had. They have a small gym, tennis courts and club house. Rents went up and down depending on demand and was always reasonable. read more

I have been a resident of Olive West for more than 3 years. The community is located close to El Camino and offers resturant / grocerry in close proximity. The leasing office staff are friendly and are prompt to address any maintenance issues. The complex has swimming, tennis court. Laundry is well maintained. read more

We stayed in this apartments for longer time (more than 5yrs). Only thing I can see is they don't have washer and dryer in units. But has a shared ones well maintained. Also no Air conditioner. But have good heating in the units. Other than that the over all maintenance is extremely good. I lost my keys couple of times and management turned me new ones within no time (of course with money). Linda is a great manager. Gated community and kids can play well on walk ways. Always clean walk ways - no pets. Safe to stay. The floor plans are good and big for the amount in Sunnyvale. Very close to 237, 85 and 101. Very close to Safeway, Arbys, Chase, Pizza Hut, CVS, Indian Stores... oh boy, miss this place a lot. read more

I lived here for 3 yrs and i love this place..i never had any issues with management.. maintenance is too good... they mostly come on the same day i complain or max next day..groceries, pharmacy.lucky,safeway,food centers are all in walk able distance! full of indian community nice nature i feel like home here..for 6 months and 12 months lease they charge the same price..even yr by yr they increase the rates in a very reasonable way...no hidden charges you don't even have to pay for garbage,water or home insurance.It has a very pretty landscaping,lot of space to walk inside the apt, larger pool,ping pong, tennis courts,only thing is it doesnt hv in unit washer dryer but if u can get one near the laundry u r lucky :-) read more

Apartments are good but 1 star for management. Management is very rude and one lady is a liar. They should be more professional and less harsh. They don't have online system for rent payment, we need to drop the checks to leasing office every month. Also, they charge extra 50$ additional fee if the checks are not dropped in business hours. Once they closed the office early and did not collect our check and lied that you came late, had called on the office phone, but it went to voice mail. They argued on this and not at all professional behavior. read more

We lived here for around 4 years, great experience. Safeway, Sprouts, Indian grocers in close proximity. Very well maintained apartments and laundry rooms. And on top of that rents include utilities and covered car parking, it can't get better than this. Moving out just because no 2 bed apt available right now, highly recommend this place. read more
