DO NOT SIGN THE LEASE…read more I am a CURRENT resident, and I'm honestly furious at how things are here. I've had leaks in multiple places for months, a window broken since December letting in wasps like it's an open invitation, and a washer that hasn't worked since February. And that's just MY unit. This place is falling apart everywhere you look. Come take a drive and see for yourself. The worst part is Maegan Buss, the property manager. She has this unbelievable talent for taking a serious issue and acting like it's nothing. You can be standing there with photos, videos, timestamps literally begging for help, begging for basic repairs, even asking for reasonable compensation and somehow she'll twist the entire situation around and retell it like you're the one misunderstanding things. She'll rewrite the whole timeline of neglect you've been dealing with and try to hand it back to you like it's perfectly normal and the property is "in great shape." It's truly shocking.. like are you trying to convince me, or yourself? Because wtf!? The sweet, friendly girl from the tour? Yeah, she doesn't exist once you sign the lease. Every resident I've talked to has the same story. This is a property‑wide problem. Don't trust the positive reviews. I'm a CURRENT resident, and I'm telling you exactly what it's like. I have had no problems. I got this decent apartment for cheap just because it's listed in "Bryan,"…read morebut it is actually much closer to West Campus than I imagined. Management: No qualms with moving in really. They did originally goof up and tell me to come up on a day that they were closed to get my keys, but luckily I noticed and they accommodated for that. I wouldn't expect that to happen again (they mess up and give you a date to get your keys and they're closed), however, because they are under new property management and that guy seems to be on top of his stuff. Maintenance: Everything is handled VERY quickly. We even had these very defensive birds nest right outside of our apartment building that would attack us any time we went out to our car. When notified, that issue was resolved in two days. The maintenance guys are phenomenal compared to my last place. Every time I call, they come within two hours or so. They helped hook up my washer and dryer, fixed a toilet, water heater, and sink in no time at all. Amenities: The amenities are nice too. Every time I've gone to the pool it's been clean, even in the fall. There's a computer with a printer that I took advantage of last semester. Just be sure to remember their office hours because you'll have to just go to the library to print something if they are closed. They have even recently added the service of accepting your packages. They are pet-friendly and have a designated little area to take your dogs to run around off their leash and use the restroom. If you don't have a pet, them being pet-friendly may irritate you because some owners are still inconsiderate. I have had my fair share of stepping in a little dog's shit because I couldn't see it. The property manager seems to be cracking down on that though. I took my dog out and it pooped twice so I had to go back inside to get two grocery bags to pick up the second one and I saw I got a call from the property manager. Apparently, he saw me walk away from the second crap and just questioned why I didn't pick it up. So the dog crap problem isn't that big of an issue anymore, but some people still take their dogs out late and do not pick up. Security: Not in a bad area, but full disclosure, I have seen the cops here 2 times in the like 9 months I have been here so far. Didn't seem like they were for anything huge, noise complaints maybe or a couple got into a fight? Also, I rode an ofo bike from campus one time (those bright yellow eyesores) and left it outside my apartment and my neighbor who thought I owned the bike told me several days later that I might want to take that inside my apartment because people continuously looked at it. So it probably would've been stolen if the wheels didn't unlock unless you paid for the mobile app lol. Neighbors: Really the only problem I've had with this place was some of the neighbors, which I really can't ding the complex for because I haven't really brought it to their attention and it's not like they could do much about it anyways. One of the neighbors for several months his car was messed up so any time he entered his car to go to work in the morning, the car alarm would go off. Of course, my luck would have him living in the building right next to me, but that seems to be fixed. Another neighbor always has someone come pick him up and the guy continuously honks to get him to come outside, even late at night. So who is living with you is always something to take into account. Some say living around college students is bad because they're party animals, but living in a cheaply priced, decent apartment complex outside of College Station is bound to get you next to interesting individuals, so there's give and take with that. That'll be up to you what you want, but I personally think these are fine apartments and I have never been concerned about safety personally. So all in all, it's a nice place that I only see improving with the current property manager. There are some structural problems with the plumbing it seems like, but maintenance takes care of that so quickly that it really is a non-issue. If you're concerned with safety, it may not be the best fit, but I think it could still work if you live with others.

I called TM5 based on what I read. Katie called me within a few minutes and we made an appointment to meet. She came with comps, a target price and a marketing plan. We set a price which was fair and a little higher than I expected. The first day the house was on the market I received an offer for the asking price. Well, the offer fell through. Katie assured me that we were in good shape and we continued to have steady traffic for the next few weeks. I received an offer and accepted it. We are closing within a couple days. During the time my house was listed, I needed a recommendation for a roofer and lawn service. The people Katie suggested were the best. Not residing in Bryan, I would have had no chance picking these companies at random. This relieved a lot of stress while my house was vacant for a few weeks. I highly recommend TM5. If you happen to have chance to work with Katie, jump on it. She is terrific!
