I lost track of how many machines are broken on any given day. Additionally, they are always out of supplies and the machines are not consistently cleaned. Basically, it's a lie. Nothing works here. STILL. While the pool is beautiful, the outside crowd who crashes without any rules enforcement, not so much. Garbage cans in the garage are often left overflowing on to the ground, increasing smell and opportunities for rodents and disease. Speaking of disease and other ailments that come with being in contact with feces, there is always some sort of feces in this establishment, "luxury living" here is some photographic evidence of another very recent "luxury living experience " human or animal feces all over the wall the carpet the mirrors absolute filth!!! You will have breathing difficulty asthma flare ups and every other "$hi&" related medical issue you can think of if you decide to live here. ! Our sweet New maintenance man now lives on the property but was no where to be found when the "shit " hit the fan on a weekend , he magically disappeared. Stay away from this hell hole,. They hire new staff every 2 months or so , no one wants to work with Dee she thinks shes sassy but Indifferent, aloof and often non responsive or helpful in resolving any of the above maintenance issues, but quick to increase rents over 10% in a broken down building. Quick to give you attitude, quick to roll her eyes at YOU like shes the owner of greystar ,acts like shes frustrated all the time(prolly is ), meanwhile extremely sneaky and plotting against residents, word gets around pretty quickly around here. I will keep posting new updates till I move out . This can't go on much longer living here is a hazard. Greystar if you are reading this please speak to Dee and Nikkilya.

But this very same business also owns a couple buildings one street over from Massachusetts Ave that has apartments that are much smaller and more affordable. They're still extremely well-kept, and the monthly rent includes heat and hot water. Parking is also included, which is definitely a huge plus. Washer and dryer are located in the basement (of the same building, yay! No more running with laundry through the snow or rain.). In terms of the people who work here, I have primarily dealt with only one individual so far, but she has been immensely helpful with all questions that I've had. The only complaint I have is that they're not very good about answering their phones, even during business hours. But I think in light of the fact that these are great apartments in a great location, that minor detail can certainly be overlooked.

When we moved in they had put in new carpets, bathroom floors, repainted and put in a new washing machine. Staff here are incredibly helpful and go out of their way to help you. Maintenance is included and if there is ever any problems they come out and fix them the very same day - usually within the hour of reporting the issue! The staff are incredibly good with children, even having drawers full of stickers and lollies for them in their office whenever you go to speak to them! The gym is included and is 24 hour access which is very convenient and there is a lovely outside garden area which feels very safe and secure with its own access to the minuteman bikepath. I am very pleased we chose to rent here! We love it!

Under 10 minute walk into Davis Square, and the 77 bus stops right across the street that will bring you right into Porter or Harvard Square. The units are also very quiet despite being right on Mass Ave. The staff working in the building were all great and were really on top of maintenance. This review was prompted, however, by the experience we had upon moving out of the apartment with Acorn Holdings, the owner of the building. We left our unit on August 31st after living in the unit for two years in great condition - cleaning counters, sweeping, vacuuming, and spackling any holes in the wall. The lease very specifically mentioned "broom clean" as the standard, which we honestly went beyond. However, when we heard from the property manager the next week they informed us they would be withholding $2,100 of the $3,000 in our security deposit. A couple things about that: - First, $2,000 of that security deposit was collected from us explicitly related to the two dogs in the apartment - $500 was charged upon move in and an additional $1,500 collected when we added a second. This is a dog friendly building, and there are many canine tenants. However, in the course of this experience we found out that these deposits are illegal in Massachusetts. - The majority of what they were charging was for cleaning the apartment (none of it dog-related) which is also not an appropriate use of deposit funds in Massachusetts: https://www.mass.gov/info-details/find-out-what-landlords-can-use-security-deposits-for - Beyond whether or not they are allowed to use the money for the things they were claiming, the amounts were ludicrous. For example, they claimed they needed to withhold $700 to clean the carpet in a single bedroom which had zero stains or rips, simply was a carpet in a 100 sq ft room that had been lived in for two years. So, they were withholding exorbitant funds they shouldn't have collected in the first place. We raised our concerns about this and stopped hearing from them. We sent several emails and attempted to speak on the phone with our property manager. We were ignored. 30 days passed and we hadn't even received the small amount they were saying they planned to return. Again, breaking housing regulations https://www.mass.gov/info-details/learn-about-returning-or-getting-back-a-security-deposit#failure-to-return-. It was only when we sent documentation showing that we were going to file a housing court claim (which could result in a $7,000 fine) did they reply to our concerns and return the deposit. This behavior would be inappropriate - and illegal - under any circumstances. But in the midst of a pandemic when folks are juggling economic stress with so much else this is nothing short of predatory. Overcharging, ignoring follow up, and hoping that the complexity of housing regulations would prevent pushback.

Has underground parking with guest parking available ($15 a night). Maintenance was very quick to response the rare times I needed something fixed or adjusted. Management staff is very responsive and friendly (shout-out to Shaina!). Would highly recommend!

The "affordable" rent comes at the cost of your peace and sanity. I've lived here for six months, and from day one it has been exhausting. My neighbor across the hall from me lives in conditions that appear unsafe and unsanitary, and despite clear building-safety concerns, management has done nothing. He has set the fire alarm off several times. There is a severe mice problem, and again, management has taken no meaningful action to resolve it. The building itself is poorly constructed and cheaply finished. Every sound from the upstairs unit shakes the entire apartment--stomping at all hours has become a constant disruption to daily life. We filed a formal noise complaint and even called the police (as instructed by management), only to be told there was nothing they could do. Nothing in the lease is enforced. This is simply how the property is run. Other concerns: during a recent snowstorm, the plowing was unacceptable. On top of that, management covers the sidewalks in excessive amounts of salt--enough to burn dogs' paws--despite advertising this as a dog-friendly building and charging pet rent. Overall, the lack of maintenance, disregard for tenant wellbeing, and mismanagement make this building extremely difficult to live in. I strongly recommend looking elsewhere.

There has been zero communication or reassurance from management about air quality, cleanup, or resident safety. On-site staff are incompetent and unprofessional, and upper off-site management is showing little sign of accountability, concern, or action despite resident complaints. Electricity has been a few dollars less over the same time period. At first the water was always cold. I didn't put in a work order because I've lived in situations where I had to bathe in freezing water every day (military barracks in Korea) and I just forced myself to deal with it. Most people probably wouldn't. What prompted me to write my review today is that I just got an email telling me that the rent due in less than 5 days suddenly needs to be paid with a personal check or cashiers check. I don't even know where I keep my checkbook anymore because I use it for literally nothing. It was a great convenience to have the ability to use my credit card to pay my bills, especially when I'm often traveling and have no other need to buy stamps or envelopes. The new process is going to cost me about $100 in additional time and costs beyond the convenience fee that I was expecting to pay since I'm going to be out of town when I'd ordinarily be paying. Also, it seems like the new management company sent a template letter informing us of the new ownership. Recieving a template letter (where the temlate parts weren't replaced and filled in) that looks like it's supposed to be a legal notice is highly disturbing because I'm not a litigious guy and poor record keeping on their part could change that in any number of ways really fast. It's bad enough that it looks like a scam letter with all the idiosyncrasies in it. Just one example- CambridgePark Drive instead of Cambridgepark Drive as the address. Will not be renewing. Too much risk.

Lets just say, if Lexington had housing projects this would be them. It is by far the worst place to possibly live. The fire alarm in the buildings go off at least 3-4 times a week in the middle of the night (no fire-EVER), there is dog feces and urine in the elevators, tenants smoking marijuana in the hallways all hours of the night, loud banging constantly at 3AM from some domestic dispute and more recently car break ins on the community property. Furthermore their billing office does not keep accurate records of payments leading to constant financial disputes with the administration. Shall I continue? The rent here is upwards of $3200 for a 2 bedroom unit with no utilities included AND you must pay for your own water bill which is astronomical at $200 per month for a unit with only 2 people. Ask yourself is this worth it? I think not. Although Lexington is a beautiful area, Avalon Lexington Hills is the epitome of riff raff and certainly does not fit the Lexington standard. Save yourself the headache.

The apartment is beautiful and perfect for me. The pool which I've been using a lot this summer is filled with friendly, caring neighbors. The pool is beautiful and easy to do laps and exercises in. For Fall and Winter I will use the indoor gym. The neighborhood has a country feel yet your 20 minutes from downtown Boston. There is public transportation from Avalon to Alewife Station in Cambridge, which takes you right into Boston. The landscaping here is always fresh and new. The management is superior caring, smart and professional always. Maintenance is also superior and with kind, honest members. William and Rudy have both helped me a lot with upkeep. I highly recommend living here and it's also very kids and family friendly exceptional for families. But also great for singles like me!!!
