The maintenance crew are extremely quick, friendly, and provide quality service. The grounds are very well kept, and the amenities are gorgeous. I am renting a townhome, and it honestly feels like a small home. All the features are extremely updated and modern. All shopping is super close, and I love living right by Gruene, there is always something going on. I have already met several of my neighbors and it feels like we have a warm community here.

You will be constantly placing maintence requests, that the maintence team often ignores or half fixes. You will pay for trash pickup that will only be picked up once a week if you're lucky. If your Internet goes down it can be down for days the complex runs everyone's Internet. If you ask for your side yard to actually have grass, they will ensure that you don't for the entire first 6 months of you living there. It will take them an additional 2 months to place two pieces of sod in your yard which will inevitably die since the irrigation system is crap. This place was cobbled together very quickly; don't believe me? Look at this inside of this closet that is smack dab in the middle of my unit.

Some of my neighbors and others renters do help around the property, which I thought was pretty cool. Makes living there feel more like home. My neighbor and I always watched out for each other. And having a closed gated communtiy made me feel safe. Plus having free Basic cable, Water and especially not having to pay a monthly charge for a pet, you can't beat that!!! The office does NOT care about your health and well being even tho they will act like they do. I have personally hear them bad mouth multiple people that live in the apartment complex with my own ears. They want to charge you all of these fees for "professional" cleaning that does NOT happen, a maintenance woman "cleans" the apartment and they do not change the carpet out of the unit. When I moved in the apartment smelt like nothing but cat pee, to the point I had to buy a carpet shampooer. They are allowing a woman to come back into the complex to feed stay cats, causing everyone a huge flea issue. It's also against the lease but they didn't care when it got bought up, instead they talked bad about be to this lady when I was trying to protect my animals! This is not including all of the times the water got shut off and how many pipes where busted because they take the cheep route and "fix" it themselves instead of getting professionals to fix the water pipes. A woman's house got completely flooded due to this issue, they are trying to blame her for the problem as well, even tho they do NOT get people to fix the stuff the correct way. All they did was put big fans in the apartment to "dry it out" For your own peace of mind and safety please stay away from this place, it will cause you nothing but trouble and sickness! If I could give ZERO stars I would!!!

I was told several 2/2 apartments were coming available and I liked one so I applied. The guy who showed me the apartments was so personable and I was initially very impressed. Since he was on vacation early in the week, I heard nothing from the apartment complex until he returned. There was a mixup on their part regarding the unit for which I had applied, but they fixed it. However, it took them a full day to respond to my many emails and calls. After a full week, I've still heard nothing about the status of my application. I'm out $200 and if I'd read all the reviews about their deceitful practices, I would not have applied to this complex. I applied today to another complex and was approved in 2 hours!! Incredible that one apartment took 2 hours and the other has taken one full week and I've not yet heard anything. Not one email or phone call. Don't lease here!!! Added 11/5/2020 The complex called me and apologized for their poor communication. They were able to credit me for that application fee as I had to end up paying another complex to lease there instead. They are a beautiful complex just very busy. Likely need more than one person approving applications. Just pack your patience and bug them if they don't respond timely.

It's filthy and gross to look at every time you come home. Oh and if you file a complaint or maintenance request that the tall guy thinks is silly, it doesn't get done. He belittles the residents who make maintenance requests about cleaning. He makes you feel like he can't be bothered. Deispute that the reviews say this is NOT a clean nor welcoming community. Its way over priced for such a dirty area. Gates never work. Pool is so loud. They don't enforce restrictions on extremely loud and foul music. It's not family friendly.

A Dream Come True is Not a Cliche, Thanks to The Landmark Lofts and Garden Apartments…read more The Landmark has been a dream of ours for some time now, nearly 5 years, and the view, staff, service, amenities, location, and the surrounding area have all exceeded our expectations. My words are not intended to advocate or solicit on behalf of management; rather, give an honest and genuine (hopefully not too long) account of our authentic experiences. Please, by all means, schedule a tour to come and see for yourself; the view and location alone, everywhere you look speaks of a perfect harmony between us and nature. I'm serious, how many residences do you occasionally have ducks crossing the parking lot? The view from our loft speaks of a great novel, morning and night, and at times truly breathtaking. Quaint and serene, yet exciting, do not even begin to express the atmosphere. The location especially fits our young family lifestyle; in the middle of the city and next door to nature, an almost limitless park with deer, ducks, fish, a lake and rivers as a backyard, our child's school only a 2-3 suburban blocks away, the grocery stores a swift drive, and entertainment and city festivities a leisurely walk or stone's throw as the crow flies. Last, but not least, the staff and service crew at The Landmark are the hardest working, fun, and most respectful group of residential personnel I have ever encountered in my years of renting. The humble staff personify diligence and grace with every encounter normally reserved for upscale communities, and their always friendly demeanor is a welcoming comfort. Likewise, the service crew are as equally diligent, undoubtedly respectful, and efficiently expeditious. Even under the restraints of human abilities, time, and natural law the service staff's prompt and thorough work would astounded most athletes. Nevertheless as expected, I understand my words can be met with some disbelief or skepticism, but I emphatically welcome you to tour the The Landmark as we once did, and witness the beauty and charm. And in keeping this short as much I possibly could, trying to call upon each curious point, I envy you, because you can only fall in love at first sight once.

They fabricate ridiculous, unearned move-out charges just to hit you with a massive bill on your way out the door. The worst part isn't even the greed--it's the pathetic ego and power trips from the staff. You are dealing with 50-year-olds who clearly project their own personal insecurities and frustrations about being stuck working at an apartment complex onto the residents. They treat adults with absolute disrespect just to feel a tiny shred of authority. When I tried to professionally dispute the bogus charges, their response was completely unhinged. Instead of handling a basic business dispute like adults, they immediately escalated to intimidation, threatening me with a restraining order and saying they would call the police. I know exactly how ridiculous and unbelievable that sounds--which is why I have the screenshots to prove every single word of it. Save yourself the massive headache, the financial exploitation, and the dealing with emotionally unstable management. Look literally anywhere

Upon signing the lease, I realized my 12 weeks free were not mentioned in the lease. I emailed the complex for clarification to which they responded that the promo was only for residents moving in before the New Year, which they had not stated when I toured with them. I mentioned how we had discussed my move in date and even my plan to use the free weeks to prorate my overall monthly rent for the year and we came to an agreement for 8 weeks free as a compromise. Come move in day, 02/13/26...there are literal bandaids painted onto shelves, hairs laminated on my shower walls, and the washer and dryer machines were filthy. I spent the night cleaning; come 3am I'm exhausted and ready for bed. Now I had noticed some warping in the paint on the ceiling of my unit in my bedroom but just associated it to the quality of the paint job in the apartment. However, I noticed droplets of liquid on my pillow...which is situated under where the poor paint job was. The warping was now a bubble that was leaking water onto my bed. Best part? I live on the 2nd floor, there is another unit above mine. Disgusted....needless to say, I slept elsewhere and washed my bedding. (Other issues persist like the outer building gate always malfunctioning and making it hard to enter the building and parking spots are a gamble later at night. Which I specifically asked about when I toured and was advised of "more than enough parking".) Update: my car was towed for parking in front of the complex for future residents while there's no parking in the rear because the gate stays open so there aren't enough spots. Office even acknowledged the broken gate for a week but refused to apologize or make amends for my car being towed. Final Update: My ceiling has been restored and this matter has been resolved
